Field Barn House and Cottage is a Bohemian 5 bedroom barn conversion with a separate 2 bedroom cottage set in extensive grounds in an idyllic peaceful location, with uninterrupted rural views, yet within walking distance of the lovely village of Ringstead with a village shop and pub. As the family holiday home of a renowned sculptor, the barn is rustically furnished and has a wealth of original features. It has plenty of space for families and friends with a stunning central vaulted sitting room, rustic country kitchen with an Aga, leading through into a charming dining area, plus a relaxed TV room. Outside there’s a large walled garden with terrace, plus a huge field which is ideal for ball-games. With no near neighbours, this is the ideal “get away from it all” place to stay, yet only 5 minutes drive to the beautiful coast at Thornham or Holme-next-the-Sea.
Please note that outside peak periods, the main barn (sleeping 9) and the cottage (sleeping 4) may be rented separately.

Field Barn House
Ground Floor
Entrance hall with original flagstone floor. There is a table football and a piano.
Kitchen: a charming rustic country kitchen with a high beamed ceiling, flagstone floor, an Aga and a double Belfast sink. There is a large stripped pine table which can seat up to 10 people. The utility area contains an electric oven, a fridge/freezer, washer/dryer and a dishwasher. It leads through into...
Dining area: with a high beamed ceiling and French doors that open into the field. There’s a dining table and chairs.
Vaulted Sitting Room: fabulous full-height room with huge comfy sofas and armchairs, a wood-burning stove, a round table and 6 chairs.
TV Room: a relaxed and comfortable room with a wood-burning stove, Freeview digital TV, DVD player and VCR. There are 2 sofas and a good selection of games.
Bathroom: with a Victorian free-standing bath (with mixer taps), hand basin and WC. There is a door into:
Bedroom 3: large family room with double bed and a single bed, chest of drawers and bedside lamp.
Bedroom 4: a small room with bunk beds plus a single bed - more suitable for children.
First Floor
Please note that there is an open staircase which leads up from the vaulted sitting room, which may not be suitable for small children.
There is a galleried landing with bedrooms leading off.
Bedroom 1: a lovely room full of character with a high beamed ceiling and windows looking down to the sitting room and also looking out across open farmland. There’s a wrought iron king-size bed, bedside tables and lamps, a small sofa bed and a chest of drawers.
En-suite bathroom: with an original Victorian bath (with mixer taps), hand basin and WC.
Bedroom 2: a charming small single room with a window overlooking the sitting room (please note this may be hazardous for small children). There’s a bedside table and lamp and a small chest of drawers.
Shower room: fitted walk-in shower, hand basin and WC.
Bedroom 5: a long and narrow room which has 2 single beds and is more suited to children than adults, with less bedroom furniture than normal (it does not contain bedside tables, chest of drawers, lamps etc.)
Field Barn Cottage
An adjacent separate cottage - all on ground floor - for 2 couples or a family with a central living room and an en-suite bedroom at either side.
Living room: spacious room with a high beamed ceiling and an open fireplace. There are 2 sofas, TV, DVD player and doors which open out into the walled garden.
Kitchen: a traditional country kitchen with a beamed ceiling and a Belfast sink. It’s equipped with an electric oven, washing machine, and a fridge. There is a dining table with 4 chairs.
Bedroom 1: has a high beamed ceiling and a double bed, bedside tables and lamps, chest of drawers and a wardrobe. There is a new en-suite with a walk-in shower, hand basin and WC.
Bedroom 2: has a high beamed ceiling and a double bed, bedside tables and lamps, chest of drawers and a wardrobe. There is a en-suite bathroom with a bath, hand basin and WC.
Outside
The barn and cottage are quietly situated off a quiet lane and a five bar gate opens into the ample parking area.
On one side of the barn is a completely enclosed high walled south-west facing garden which is mainly lawned. It has an attractive pergola over a paved terrace with a large outside table and chairs.
From the parking area there are open fields surrounding the barn, with plenty of space for ball-games. The barn is situated right next to the Peddars Way footpath, which may be followed to reach the coast or inland to Ringstead and beyond.
It is only a 5 minute drive to reach the beautiful coast at Thornham or Holme-next-the-Sea.
Please note that there is a natural water supply which has been approved for drinking but is not suitable for bottle fed infants.

Ringstead
Location
An attractive village approximately 2 miles inland from Holme with pink and white-washed cottages built in traditional Norfolk carrstone. A rare Norman round tower, all that survives of St. Peter's church, stands in the grounds of the former rectory.
A good village for walkers with access onto the Peddars Way, the Courtyard Farm walks and also the lovely Ringstead Downs nature reserve. Ringstead has an excellent village shop stocking a wide range of products and there is an excellent 17th original coaching inn, The Gin Trap, which serves delicious food and great wines and beers, as well as a fantastic selection of different gins!
