Duffields House is a superb coastal three-storey period Norfolk flint and brick house, tastefully refurbished throughout in 2022, including the addition of a new ground floor shower room, new roof terrace and a new games room in the garden. It's ideally located in the heart of Brancaster village within walking distance of the stunning sandy beach and has an attractive south facing walled garden,This is a light and spacious house which is beautifully presented in a coastal contemporary style, including a wonderful master bedroom suite with a fabulous roof terrace. A perfect place for families and friends to stay throughout the year with a stylish bespoke kitchen/breakfast room, lovely sitting room, and 2 bedrooms on the first floor and a further 2 bedrooms on the top floor.

Duffields is able to accommodate up to 12 guests, with the option to book the superb single storey Duffields Cottage (which sleeps 4 in its 2 king-size en-suite bedrooms) either separately or in conjunction with the main house.

Ground Floor

Utility/Boot room:: newly created laundry area with a washing machine and a tumble dryer as well as plenty of coats and boots storage space.

Shower room: installed in 2022 with a large walk-in shower, hand basin, WC and heated towel rail.

Kitchen/breakfast room: lovely spacious double length room with bay windows and newly decorated and updated in 2022. At one end is the bespoke hand-painted kitchen, with the dining area at the other end. The kitchen is well-equipped and has a double electric oven, induction hob, integral dishwasher, integral fridge and freezer and an integral microwave. There is also a small kitchen table with 2 chairs. At the other end is a large dining table which comfortably seats 8 and may seat up to 10 people.

Sitting Room: a light and airy room with glazed doors opening out onto the south facing garden and a Jetmaster open fire. New for 2022 is wooden flooring , comfy new sofas: a massive 6-seater, a 4-seater and a snuggler chair, large wall-mounted Smart TV.

There is the advantage of Wifi provided for your stay, plus a selection of children's toys and games in the house.

First Floor

The stairs are not steep and there is a stair-gate.

Master Bedroom suite: beautifully presented and spacious, comprising a bedroom area with a south facing glazed door opening out to the roof terrace. There is an archway through to the dressing room with wall to wall fitted wardrobes. The bedroom has a king-sized bed, bedside tables and lamps, a chest of drawers, dressing table and a mirror.

Roof Terrace: superb south-facing roof terrace which is being replaced in 2022 with a new glass balustrade and new decking. It has lovely views across the garden - a perfect spot for relaxing with sun-loungers and a bistro table and chairs.

En-suite shower room: has a large walk-in shower, hand basin, WC and heated towel rail.

Bedroom 2: a good-sized newly decorated room with a double bed, bedside tables and lamps, chest of drawers, built-in wardrobe and a chair.

Family bathroom: with a free-standing Victorian style roll-top bath, separate large shower cubicle, hand basin, WC and heated towel rail.

Second Floor

The stairs are not steep and there is a hand rail. On the landing is a built-in wardrobe.

Bedroom 3: has a vaulted ceiling and lovely views across the back of Brancaster. There are twin beds (3'), bedside tables and lamps and a chest of drawers.

Bedroom 4: has a partially vaulted ceiling and lovely views across the back of Brancaster. There are low twin beds (3') which are suitable for children or adults, and a chest of drawers.

There is a high chair and a travel cot available for use if required - please ask when booking.

Outside

Duffields is accessed via a five-bar gate and a shared shingled driveway, where there is plenty of space to park, there is a relatively low archway leading to the off-road parking; cars with roof racks may need to use the parking on the road.

At the far end of the parking area is the completely separate and private newly converted Duffields Cottage which may be rented in conjunction with the main house.

There is a well-maintained attractive south facing walled garden which is completely enclosed. It has recently been re-landscaped and is a really pretty sun-trap with a small lawned area, well-stocked flower beds and a patio area with a wooden garden table & 8 chairs, plus a parasol and a barbecue.

Out-house: this will be converted to a games room during 2022.

Conveniently located near to the award winning Ship Hotel in the heart of Brancaster and within walking distance of the coastal path, Royal West Norfolk golf club and stunning sandy beach. For those not wishing to drive, there's the added advantage of the nearby Coasthopper bus-stop.

I just wanted to say a huge thank you to you all with reference to our stay last week at Duffields. After a very long 5.5hrs journey up from Surrey on the friday eve Duffields was a vey welcoming sight! The house was beautiful, clean, well equipped and very comfortable and great location. The information you sent on the area was most useful. We all had a wonderful time exploring Norfolk and would highly recommend you to family and friends. Our sheltie dog Skye is 2 inches shorter from all the walks!! Many thanks

Just to say how much my family enjoyed their stay at Duffields. The location was ideal and the house was tastefully furnished and the little extra's, especially toys, wind breaker, barbecue and flowers gave the family a great holiday.

Brancaster

Location

Brancaster is renowned for its wide expanse of sandy beach and has the advantage of being one of the few places along this stretch of the North Norfolk coastline that you can park the car less than 50m from the beach. This makes it a popular choice for families and as one of the driest parts of the UK it makes it an excellent choice for a traditional English seaside holiday.

Throughout the year the beach is used by dog walkers, kite-surfers and bird-watchers, and in warmer climes by paddlers, swimmers and basking seals.

For those needing more intellectual stimulus, at very low tides the remains of a petrified forest can be seen here. Brancaster was the site of the Roman fort of Branodonum, built to guard against raids by Frankish and Saxon pirates, although some local legends claim it was to counter Druids living nearby. All that is left of the fort now are a few ditches to the east of the village, and some Roman bricks in various cottages and outhouses. More recent history may be seen in St Mary's church, a Saxon building with a characteristic round tower nearly a thousand years old. The church has some beautiful medieval stained glass, and a fifteenth century bell cast in Kings Lynn.

For the more energetic the National Trust runs Brancaster's Activity Centre, offering sailing, orienteering and kayaking for children and parents, and just outside there is the Royal North West Norfolk Golf Club which is one of the best courses in the area.

The local pub The Ship Hotel has an excellent reputation as an award winning quality restaurant.The newly refurbished village hall now has a great new village shop. There is a new children's playground just behind the village hall.


Brancaster is conveniently located along the Coastliner bus route, and has a small village shop selling grocery basics and newspapers.
