Ducklings is a well-presented detached bungalow, ideally located in a quiet position within a short walk of Burnham Market's village green and its excellent selection of shops, galleries and great places to eat and drink.
It has been thoughtfully furnished and equipped to make this a warm and inviting holiday home for guests throughout the year, ideal for two couples or a family, with three bedrooms and two bathrooms and the advantage of central heating and a wood-burning stove. Leading off the sitting room is a light and airy conservatory opening into a private enclosed garden, safe for small children and dogs.

Entrance: Leading into hall with coats cupboard.

Kitchen: A contemporary well-equipped kitchen with built-in electric oven and hob, slim-line built-in dishwaher, fridge/freezer, tumble dryer, washing machine and a microwave. There is a door opening into the garden.

Sitting Room: Light and comfortable with a wood-burning stove (with a starter pack of logs), large comfy L-shaped leather sofa, armchairs, Smart TV and DVD player. Double doors leading to conservatory.

Conservatory: a spacious conservatory with a large dining table and chairs comfortably seating six, two wicker chairs.

Bedroom 1: King-size bed, bedside tables and lamps and clothing storage.

En suite bathroom with a bath with shower over, hand basin and WC.

Bedroom 2: Twin beds which may be zip-linked to make a 6' super king-size bed (on request at time of booking) bedside tables and lamps, and a wardrobe.

Bedroom 3: Full size single bed, drawers and wall mounted storage arrangements. A further small single bed is available and the room can comfortably accommodate 2 children (please ask when booking if the second bed is required).

Shower room: Walk-in shower cubicle, hand basin, heated towel rail and WC.

Please note there is a highchair available at the property.

Outside:

Duckling Cottage is situated in a quiet cul-de-sac where there is no restricted parking but it is also possible to park the car on the drive to the side of the house.

There is a fully enclosed rear garden which is part lawn and part paved with garden furniture and a charcoal barbecue. It is secure for small children and dogs. There is a garden shed providing storage space for bicycles and the outside furniture.

It's a short walk to the village green via a pedestrian walkway next to Burnham Stores.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

Duckling cottage had everything in that you could possibly need , it is well situated just a 5 minute walk into the centre of Burnham Market. Beds are extremely comfortable. We know North Norfolk very well so the location of this property was ideal for the places we love to visit.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
