Crowberry Barn is a period Norfolk barn conversion which has been tastefully styled by its owners. It is ideally situated to escape from the hustle and bustle of city life, in a quiet rural location approximately a mile and a half from the centre of the Georgian village of Burnham Market.

Just a short drive away from from the barn is the stunning North Norfolk coast. Downstairs there's a lovely light and airy sitting/dining room overlooking the garden with a stylish wood-burning stove, leading into a quality kitchen with granite work tops. Upstairs the 3 well appointed bedrooms and 2 bathrooms are perfect for families or couples. Outside there's an attractive fully enclosed rear garden with an additional south-facing garden.

GOOD TO KNOW

  • There is plenty of off-street parking at the front and the side of the barn in the large shingled drive area.
  • It is just over a mile and an half walk from Burnham Market's village green, which is home to plenty of shops and pubs.
  • Please be advised that Crowberry Barn has a private natural water supply which is not suitable for babies under the age of six months.

Ground Floor

Entrance hall: with a stone tiled floor.

Sitting/Dining room: a light and spacious L-shaped room with a contemporary wood-burning stove with a slate hearth and full height arched window and glazed doors overlooking the private garden. Tastefully furnished by an interior designer with a sitting area and a separate dining area. There are beautiful real leather sofas, coffee table, well-stocked bookshelves, a selection of toys and games, an Apple digital TV with freeview and DVD player. The light and airy dining area overlooks the rear garden and has a painted wooden table with 6 chairs.

Kitchen: a high quality cream-painted kitchen with granite work surfaces and a breakfast bar with bar stools. There is a built-in electric oven with halogen hob, slim-line dishwasher, fridge, drinking water tap and microwave. At the other end of the kitchen is a free-standing fridge/freezer.

Utility room: a useful warm drying room with a washer/dryer and a sink. There is a door through to the cloakroom.

Cloakroom: with hand basin and WC.

First Floor

The stairs are not steep and lead up to the first floor galleried landing which has feature windows.

Bedroom 1: has a feature arched window and lovely open countryside views. There is a superking size bed with bedside tables and lamps and a wardrobe with integral drawers.
En-suite shower room: feature arched window and a walk-in shower cubicle, hand basin, WC and a heated towel rail.

Bedroom 2: a spacious room with countryside views. There is a superking size zip linked bed (these may be unzipped to make twin beds on request at time of booking), bedside tables and lamps, and a wardrobe with integral drawers..

Bedroom 3: lovely room at the front of the barn with twin beds and a wardrobe.

Bathroom: has a panelled bath with shower mixer taps, hand basin, WC and a heated towel rail.

Outside

Crowberry Barn is located off a quiet back road and is one of a small select development of Crow Hall Barns. There is plenty of off-street parking at the front and the side of the barn in the large shingled drive area.

At the back is an attractive fully enclosed west facing garden with a paved area, outside furniture, lawned area and a variety of shrubs and plants.

There is an additional large south-facing side garden (not fully enclosed) which is partly lawned and part-decked.

It takes approximately 25 minutes to walk (or 3 minutes to drive) to Burnham Market's village green. The stunning sandy beaches on the North Norfolk coast are easily reached within 10 minutes drive.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

This is a lovely property, very warm and comfortable with a pretty, enclosed garden plus a larger outside space. Because of the time of year, we did not sit outside. The countryside setting is lovely - we saw hares, deer and a barn owl, plus heard several other birds and saw them in the garden. Burnham Market Green is exactly 1.7 miles away. The shop and facilities there are excellent. We had lunch at the Hoste Arms twice and thoroughly recommend it. There is an excellent selection of books. The neighbour, Andrew, was extremely helpful and very friendly.

Great location for visiting Holkham, Sandringham and Blickling estates and local nature reserves. Good size property with nice garden and very well equipped. Very good value for money. Visiting the historic houses and nature reserves in the area. Ate at a great Chinese restaurant in Heacham, called Silk Road.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
