Crab Cottage is a quintessential Norfolk flint and brick mid-terrace cottage, quietly located away from the road, with a surprisingly large enclosed delightful rear garden. It is comfortably furnished with the advantage of full gas central heating and a conservatory opening onto the lovely garden.
The Bowling Green pub is a couple of minutes walk from the cottage. Conveniently located on the edge of the town, within walking distance of the picturesque quay and bustling town centre of Wells, with its great selection of independent shops, cafes, pubs and restaurants.

Ground Floor
Kitchen: well-equipped kitchen with an integral freezer, fridge, dishwasher, double electric oven, halogen hob, microwave, washing machine and a Belfast sink. There is a step down to the bathroom.
Bathroom: with a bath with shower mixer taps, walk-in shower, hand basin, heated towel rail and WC.
Sitting Room: has stripped wooden floorboards with rugs, a working open fireplace and is comfortably furnished with a sofa, Edwardian armchair, digital freeview TV, DVD player and a well-stocked bookcase. There is a dining table with 4 chairs. This room leads into...
Conservatory: with wicker furniture and doors to the lovely garden.
First Floor
The stairs are not too steep and there is a hand rail. From the landing window there are distant sea views across the salt marshes.
Bedroom 1: pretty room overlooking the garden with a beamed ceiling and an ornamental fireplace. There is a double bed, bedside tables and lamps, a chest of drawers, a hairdryer and clothes hanging hooks.
Bedroom 2: overlooks the garden and has twin beds, a bedside lamp, chest of drawers and a boat bookcase. -

Outside
Cars can be parked on Warham Road close to the access path to the cottage. There are no parking restrictions along Warham Road and it is possible to park throughout the year.
There is a large, well maintained, mature garden which is fenced . The garden is mainly lawn and has a good variety of mature trees, shrubs and plants. There is a patio area with an outside table, chairs and parasol, as well as a summer house where garden cushions, sun loungers and a charcoal barbecue are stored.

With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.
Village
It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.
The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.
The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.
History
The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.
Visit
Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

Another very enjoyable stay. The garden is a delight, and even in October we were able to spend a lot of time in it. Good October weather enabled many coastal walks.
Very enjoyable stay. Pretty, well equipped cottage with lovely garden. Close to amenities Wells and surrounding areas of North Norfolk is perfect for a break away. Good local pubs and restaurants and lots ifnplaces of interest. Took miniature railway to Walsingham, visited Norfolk Lavendar, the harbour and beach of course. We had a lovely couple of days, thank you.
Another great stay in this cosy cottage, ideally located for all the delights of Wells-next-the-Sea. We welcomed the new Wells lifeboat with hundreds of people on the quayside

At Crab Cottage we liked the character of the cottage, large garden, modern kitchen, open fire. Clearly a child friendly cottage with lots of books and games etc.

A great cottage in a wonderful location
Our second time in Crab Cottage this year, and a very welcome retreat from the fast pace of London life. Both the cottage and Norfolk are as lovely in Winter as in Summer. The cottage is so comfortable, quiet and cozy, it really is a pleasure to stay here. It's such a wonderful place to come back to after a long beach walk.
We are sad to be leaving and with definitely be back.
We have really enjoyed our stay in your very comfortable, cosy cottage, Ideally situated for our walk along the coast path. We love the "feel", the buzz of Wells and have enjoyed exploring the area. Made good use of the excellent bus service! All in all, cottage and area - 5 star rating!

Lovely to stay in with some charming finishing touches. Nicely situated away from the busy (Bank Holiday) centre of Wells but within easy walking distance. Wells is a perfect base for bird watching visits to Tichwell and Cley. The conservatory was lovely to sit in and relax. A great holiday all round!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
