The period beach house has an open kitchen/diner with a separate sitting room, snug, a ground floor double bedroom and bathroom. Upstairs a further three well presented bedrooms with a shower room. Outside there is the advantage of off street parking for 2/3 cars. The White Horse and Jolly Sailor Pub are both only a short walk away.

Kitchen/dining area: Open plan with central island with breakfast bar, electric oven, hob integral dishwasher, dining table with seating for eight people. Featuring a large woodburning stove and bifold doors opening onto the patio, with stunning views onto the garden and the staithe beyond.

Snug: An ideal reading area or games room for teenagers, just off the kitchen dining area with sofa, coffee table and comfortable armchair.

Utility room: with washing machine, tumble dryer, microwave, butler sink and door onto the garden.

Bedroom 3: A double bedroom with bedside lamps and views of the garden

Bathroom: with bath with shower over, Victorian style sink and pedestal.

First Floor

The staircase leads to the first floor.

Bedroom 1: A lovely room at the front of the house, which is beautifully presented in neutral tones with a King-size bed, dressing table, wardrobe and bedroom chair.

Bedroom 2: A.second beautifully presented country style double bed room with duel aspect windows with views of the garden and staithe.

Bedroom 3: another lovely room with a nautical feel, with twin beds, bedside table and lamp, velux windows and a dressing table.

Shower room: large walk-in shower, vanity basin unit and pedestal.

Outside

Cockleshed House is conveniently situated on Brancaster Staithe close to Brancaster Staithe Sailing Club, with the great advantage of plenty of off-street parking at the front of the house in the shingle drive.

At the back of the house is a large garden mainly laid to lawn with outside seating on the terrace perfect for families and friends to enjoy spending time outdoors. There's a good-sized lawn ideal for ball-games. there is also a sand pit, perfect for boules.

The garden backs onto the staithe enjoying the are lovely open views and also has its own private boat parking with direct access to the staithe.

Brancaster Staithe

Location

A bustling village with an attractive harbour which is just to the east of Brancaster (staithe means wharf, or landing stage). There is a well-supported sailing club here and in the summer at high tide there is always a crowd of people and boats jostling to get onto the water. The sea still gives a living to many in the area though and Brancaster Staithe is famed for its mussels, which may be bought locally at The Fish Shed along the coast road. 

Just off the coast of Brancaster  Staithe, Scolt Head Island is a four mile long sand bar housing a National Nature Reserve well-known for terns, oystercatchers, and ringed plovers. You can take a boat trip with Branta Cruises to visit the island.

The village is a picturesque one, with typical flint walling on many cottages, and popular with second home owners and holiday makers. There is good beer and food available throughout the day at the Jolly Sailor's pub, or for more of a treat with stunning views and delicious food there is The White Horse overlooking the marshes which has just been voted the county's eatery for 2018 in the National Pub and Bar awards.

Next to Brancaster Staithe is Burnham Deepdale which has a Norman church, a visitors centre and a good selection of shops, including a small supermarket, Fat Face and Gone Crabbing.  After a brisk walk on the beach or an invigorating sail there's nothing better than a trip to the ever popular Deepdale Café, renowned for its hearty English breakfasts.
