Cobblestone Cottage is one of the prestigious new properties, part of the exclusive Four Miles development, constructed to the highest possible standards to create a luxurious holiday home. This is a beautifully presented "upside-down" home on three levels: the ground floor has two beautifully presented bedrooms, each with their own bath/shower room; the fabulous first floor living area has a large feature window giving uninterrupted countryside views towards the sea and a mezzanine sitting area on the second floor provides extra space to relax or work.

No expense has been spared by its owners in furnishing and equipping the house for their own family use and comfort. It is conveniently positioned in Docking village only four miles from the stunning coast at Brancaster and Thornham and 10 minutes drive to the picturesque Georgian village of Burnham Market.

Guests are advised that during 2023 building works will still be underway on this development, however we anticipate there should be limited impact on guests staying at Cobblestone Cottage as it is located in a secluded spot and construction work has been completed in this area.

GOOD TO KNOW

  • Although the cottage accepts one dog there is only a small outside garden at the front.

Ground Floor

Both bedrooms are on the ground floor and are beautifully presented with new bedroom furniture, Egyptian cotton bed linen and hypo-allergenic duvets and pillows.

Bedroom 1: has a king-size, four poster bed with bedside tables and lamps, large built-in wardrobe and electric blinds.

En-suite shower room: high quality tiled room with a walk-in shower, hand basin, heated towel rail and WC.

Bedroom 2: with lovely open views. Newly furnished with a double bed, bedside tables, lamps, chest of drawers, clothes hanging facility and electric blinds.

Bathroom: high quality tiled bathroom with a bath with overhead shower, hand basin, heated towel rail and WC.

The gentle oak staircase leads up to the living area.

First Floor

The staircase leads into a lovely open plan living area with a large feature window giving stunning countryside views out towards the sea - making this a great place to cook, dine and relax.

Sitting area: has two large cream, leather sofas, coffee table and a large 55" Smart TV with BT Broadband.

Kitchen/dining area: contemporary high specification kitchen with quartz work tops and well-equipped with new appliances including a range cooker, American style fridge/freezer with ice-maker, an integral dishwasher and integral microwave. There's a Braun coffee machine with Tassimo pods (please bring your own pods). For casual dining there's a breakfast bar with four bar stools, or for more formal dining there's a folding dining table with four chairs.

Utility room: washer/dryer, iron, ironing board and a clothes airer. There is a door through to:

Second Floor Mezzanine

A second staircase leads up to the mezzanine area perfect for relaxing or working,with a coffee table and a sofa.

Outside

The house has two parking spaces to the side of the house.

At the front is a small enclosed paved garden.There's a store shed which houses four garden chairs and a charcoal barbecue. The garden looks over open fields and meadow, adjoined to neighbouring properties.

Unspoilt sandy Norfolk beaches at Brancaster and Thornham may easily be reached with a 10 minute drive. The picturesque Georgian village of Burnham Market is only 5 miles too.

Village

Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a  traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall

History

The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.

Visit

There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Living in a house with an ‘upside-down’ configuration was certainly a unique experience. It permits incredible views across open fields.The high ceilings and the light and space are excellent features. The cottage is well-maintained. It is private, clean, fresh and of excellent quality. It is quiet and this alone is special. The Sowerbys team provide a highly responsive and great service.

A new, well maintained and very clean cottage which was beautifully presented on an attractive development. The upside down configuration made the most of the views across open fields and beyond. A great place to stay. We had exceptionally good weather for October and particularly enjoyed various coastal walks, a visit to nearby Houghton Hall and a trip to Walsingham on the Wells mini railway. Lots of good eateries especially Socius at Burnham Market.

What a Wonderful place this was, as Soon as we stepped into the door We knew it was going to be great, super clean super peaceful, Super luxurious, Everything was perfect watching the sunsets at night from the garden was lovely.Great base for batting around The coast too. Many thanks for the use of your lovely property which had everything we needed. Although we have passed through Docking many times, it is the first time we have stayed. Turns out it is an ideal location for the places we go to. Our two highlights were Saturday when we walked from Cley to Blakeney with hundreds of Macmillan nurses who were doing a marathon charity walk from Cromer to Holkham. We stopped at Blakeney for an ice cream, they had another 12 miles to go!! Then Wednesday when we saw a small flock of glossy ibis flying along the treeline at Holkham Beach. Thanks again!

Superb property, very well appointed with the very best views out of the lounge windows. Fantastic location as Docking is so convenient for everything in North Norfolk - pubs, restaurants, museums, walks, stately homes.
We had a great stay.
PS- We went to King' Lynn for the afternoon and well worth going to. The town was amazing and so full of history.

What an amazing weekend spent in an wonderful place, Our first (of Many) trips to Norfolk and we cannot wait to return! The house is beautiful and styled to perfections with lots of attention to detail.Fish and chips by the sea rounded off our trip perfectly followed by an afternoon on the beach at Wells-next-the-Sea. From the minute we got here we have felt very much at home.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
