Christel Cottage is one of the prestigious new properties, part of the exclusive Four Miles development, constructed to the highest possible standards to create a luxurious holiday home. This is an immaculately presented "upside-down" home, tastefully furnished with a stunning spacious upstairs living area with a semi-vaulted ceiling, a fabulous well-equipped kitchen, separate office/snug and contemporary shower room. Downstairs are three beautifully appointed bedrooms with two contemporary bath/shower rooms to comfortably accommodate six guests. Great care has been taken by the owner in furnishing and equipping the house for their private use and comfort. It is conveniently positioned in Docking village only four miles from the stunning coast at Brancaster and Thornham and 10 minutes drive to the picturesque Georgian village of Burnham Market.

Guests are advised that during 2021/2022 building works will still be underway on this development, however we anticipate there should be limited impact on guests staying. The rental prices have already been reduced to reflect this.

Ground Floor

Entrance into hallway.

There is underfloor heating throughout with thermostatic controls for each room.

All of the bedrooms are on the ground floor and are beautifully presented with high quality bedroom furniture. All the duvets and pillows are down & feather and bedding is all cotton. Hairdryers are provided in each bedroom.

Bedroom 1: tastefully furnished with French style furniture including a king-size bed, bedside tables and lamps, wardrobe, dressing table and chair.

En-suite bathroom: high quality tiled bathroom with a bath with shower mixer taps, separate walk-in shower, hand basin on vanity unit, heated towel rail and WC.

Bedroom 2: beautifully presented with a king-size bed with a comfy Vi-Spring mattress, bedside tables, lamps, chest of drawers and peg rail.

Bedroom 3: has 2'6" twin beds, bedside table and lamp, chest of drawers.

Shower room: has a walk-in shower, hand basin, heated towel rail and WC.

Utility room: washing machine, clothes airer, cupboards (with coffee machine) and sink. There's a door leading out to the enclosed back garden.

The gentle oak staircase leads up to the living area.

First Floor

The staircase leads into a fabulous spacious open plan living area with a semi-vaulted ceiling - this is a superb spacious room to cook, dine and relax. From the top of the stairs there are distant views of the sea on clear days. For guests wanting to escape in peace, there is a separate snug/office.

Kitchen/Dining: stunning contemporary high specification kitchen with quartz work tops and extremely well-equipped with new integral appliances including: stainless steel double oven with extractor hood and induction hob, dishwasher, microwave and American style fridge/freezer with ice and cold water dispensers. There's a Quooker boiling water tap, food processor, spiraliser and a great selection of serving dishes and crockery, perfect for entertaining.

For casual dining there's a breakfast bar with four bar stools, or for more formal dining there's a large dining table with six upholstered dining chairs. There's a lovely antique shop counter well-stocked with serving dishes, extra crockery and a selection of games.

Sitting area: has a comfy L-shaped Andrew Martin sofa, armchair, and a wall-mounted Smart TV . There is fast free Wifi for guests to enjoy.

Snug: a useful room off the sitting area with a sofa and a desk. There's a door leading through to the shower room.

Shower room: contemporary walk-in shower, hand basin, WC and heated towel rail.

Please note that Christel Cottage is a strictly no dogs property (therefore suitable for guests with pet allergies) and is not suitable for children under the age of 12 years.

Outside

The house has two parking spaces at the side of the house and additional parking for a car in a visitor's parking space.

At the back is a fully enclosed (fenced) south facing private garden which is part paved and part shingled. There's a large wooden outside table and six chairs and a Weber gas barbecue.

There is access to the garden via a path at the side of the house or from inside via the utility room.

Unspoilt sandy Norfolk beaches at Brancaster and Thornham may easily be reached with a 10 minute drive. The picturesque Georgian village of Burnham Market is only 5 miles too.

Docking

Location

All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. On Mondays freshly cooked wood-fired pizzas are available from Bordolis outside Ripper Hall - delicious! Docking also has its own coarse fishing lake that is available on a day ticket basis.

The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.
