Byre Barn is an immaculately presented, single storey barn conversion which is light and airy throughout, having high vaulted ceilings with exposed white-washed beams. This spacious barn conversion has been tastefully decorated throughout, offering a luxurious hideaway for either one or two couples, with a huge fabulous master bedroom suite and a second super king-size en-suite bedroom. This superb barn is also perfect for less mobile guests, being all on one level and with plenty of space for wheelchair access. It looks out over a delightful wild flower garden with a west facing terrace, perfect for evening drinks! On the east side are attractive shingled courtyard gardens ideal for breakfasting al fresco. West Barsham is located 3 miles from the bustling market town of Fakenham. It is also located only 8 miles from Wells-next-the-Sea on the beautiful North Norfolk coast and 15 minutes drive from the charming Georgian village of Burnham Market.
Accommodation


























Accommodation is all on the ground floor with high ceilings and exposed white-washed beams. The living areas and bedrooms are all carpeted.
Entrance: fully glazed doors open into the spacious living area, with coat-hooks and space for shoes.
Kitchen: hand-painted kitchen with high ceilings and plenty of cupboard space. Well-equipped with a Neff ceramic hob and integral double electric oven, integral slim-line dishwasher, microwave, integral full height fridge/freezer and a washing machine. There is a wooden kitchen table with four chairs. There is a door leading out to an east facing courtyard garden.
Sitting room: this is a beautifully presented light and spacious high-ceilinged room with attractive exposed beams, fully glazed along one side with lovely views overlooking the pretty garden. There is a working open fireplace, a games table with four chairs and plenty of comfortable seating with two new sofas and an armchair. There is a Smart TV and DVD player and the advantage of Wifi in Byre Barn.
Bedroom 1: a fabulous room which is one of the most spacious bedrooms amongst all the holiday cottages we offer. There is a super king-size bed, bedside tables and lamps, a bedroom armchair, dressing table and stool and an entire wall of built-in wardrobes providing extensive storage space for guests. There is a door opening out to the pretty east -facing courtyard and a second concealed door to outside.
En-suite: extremely spacious modern bathroom with a bath with shower mixer taps and a separate walk-in shower, vanity basin, heated towel rail,and WC.
Bedroom 2: another lovely high-ceilinged room with exposed beams which has twin 3' beds which may be zip-linked to make a super king-size bed, bedside tables and lamps, built-in wardrobe, TV and a chest of drawers.
En-suite: with a bath with wall-mounted shower over, hand basin, heated towel rail and WC.
The duvets are natural feather/down and there is a hypo-allergenic one if required.
Outside
Byre Barn is approached down a private drive shared with The Lodge Farmhouse. There is plenty of space available to park cars.
At the front of Byre Barn is an attractive wild flower garden and a west-facing terrace with outside furniture and a charcoal barbecue. This is a lovely spot to sit and enjoy the evening sunshine.garden. Guests should be aware the garden is not enclosed and adjoins the grounds of the main farmhouse. On the east side of the barn are attractive shingled courtyard areas with a variety of shrubs and plants and lovely places to sit outside.
There is a great pub, The White Horse at East Barsham, which may easily be reached on foot.
It is only 10-15 minutes drive to Norfolk's glorious sandy beaches at Holkham and the bustling coastal town of Wells-next-the-Sea. Only 5 minutes away is Sculthorpe Moor Nature Reserve (Hawk & Owl Trust) with a rich variety of wildlife in its woodland, fen and reed bed habitats and also nearby is the renowned Pensthorpe Natural park.

Byre barn is really spacious rooms and nicely decorated, excellent gardens with plenty of space for the kids to run around. One of our girls loved the dog that belonged to the main house and we enjoyed the chickens pecking around too. We really enjoyed our week, it was such a nice cottage and very easy to get to different parts of the beautiful coastline.

Kitchen very well equipped; lots of jigsaws books and games if weather poor. We liked the space and layout - easy for disabled mother to get around without assistance. We had a great time staying here. So much to see all within 30 minutes drive.

Thank you so much for a fantastic stay in your beautiful cottage. We have stayed in many cottages around the UK and can honestly say this was the best. A beautiful home, extremely well equipped and clean and the welcome gifts were a lovely touch thank you. Pleased to stay that Bertie lived up to the hype and we have loved spending time with him - definitely a friend for life. We have never returned to a holiday cottage before but if we get a change to return to this beautiful part of the country we will definitely stay here. The cottage and grounds, peace and quiet, Bertie, generous and helpful host all made the perfect summer break. Lily also loved the swings but she loved Bertie more! We cant wait to come back. Very comfortable, thoughtful hosts. Close to good routes to explore but tucked away and quiet. heating just right and boiler room great for drying clothes or footwear if you get wet out walking. We would recommend to any one and would be happy to return.

Location
West Barsham is an attractive rural Norfolk village within easy reach of gorgeous sandy beaches, historic houses and an excellent selection of gastropubs and other great places to eat and drink, including the nearby Barsham Arms which is within walking distance. It is also home to the family-run West Barsham Estate who run the Barsham Brewery, a new and exciting craft brewery with deep roots in the heritage and richness of the land it is built on. Nearby is Sculthorpe Moor Nature Reserve which is run by the Hawk & Owl Trust, with boardwalks across the whole reserve providing easy access for everyone.Within 2 miles away is the Fakenham Fairways Golf Driving Range with renowned golf courses at Brancaster, Hunstanton and Heacham all easily reached by car.
The beautiful sandy beach at Wells-next-the-Sea (shown below) is only 15 minutes drive away.
