Butts Corner is a superb refurbished three-storey holiday home, ideally located overlooking the green and leafy Buttlands in the heart of Wells-next-the-Sea, where you can watch the world go by from the comfort of this lovely house. The house has been beautifully furnished throughout with reclaimed wooden floors downstairs and a new well-equipped kitchen, separate dining room and stylish sitting room. Upstairs there are four gorgeous bedrooms, each with their own en-suite bath/shower room, ideal for families and/or friends. It also benefits from an external utility room which has a washing machine and extra fridge/freezer. Outside there is a courtyard garden in which an evening drink can be enjoyed. There is a private garage which would fit a small/medium car.

A super location in the centre of Wells with great access to all conveniences and attractions. The quay in just a few hundred yards away with access to the popular beach and also the Norfolk coastal path, which is excellent for dog walking and anyone wanting to enjoy the fantastic Norfolk coastline.

Ground floor

Entrance Hall: with console table and provision to hang coats and hats.

Cloakroom: with handbasin and wc.

Sitting room: With reclaimed wooden floors, L-shaped sofa and two-seater sofa, wall-mounted Smart TV including Netflix and DVD player.

Kitchen: a contemporary kitchen with breakfast bar area, integral appliances including under worktop fridge, dishwasher, sink, Tassimo coffee machine (pods available in Leftleys for guests to purchase) and range cooker with extractor fan. There is also a small dining table and bar stools along the breakfast bar. (There is an additional fridge/freezer steps away in the garage.)

Dining room: Guests will enjoy lovely views over the Buttlands, there's a dining table with eight chairs and a sideboard.

First floor

Captains Quarters (Bedroom 1): A large room with a king-size bed and two chests of drawers.

En-suite shower room: A good-sized shower, WC, washbasin, wall mounted mirror and heated towel rail.

Gunwale (Bedroom 2): With a king size bed, chest of drawers and built in wardrobe.

En-suite shower room: A good-sized shower, WC, washbasin, wall mounted mirror and heated towel rail.

Jolly Sailor (Bedroom 3): With twin beds with bedside tables and two chests of drawers.

En-suite shower room: A good-sized shower, WC, washbasin, wall mounted mirror and heated towel rail.

Second Floor

Please note the stairs up to this floor are traditional Norfolk winder stairs. Head height is lower than normal on this floor at approximately 2 metres

Crows Nest (Bedroom 4):
With two full-size single beds and bed side tables, chest of drawers and Smart TV (ready for guests to hook up their own games console).
En- suite bathroom: Bath with shower attachment, wash basin, mirror, WC and towel rail.

Please note there is a travel cot and a highchair at the property for guest use. Please advise at time of booking if these are required. Pillows and duvets mix of feather and hypo-allergenic.

Outside

Garage: is located to the side of the house behind two large wooden doors. There is space inside to park one small or medium sized car. Within the garage there is a Utility cupboard containing a washing machine and a fridge/freezer.

To the back of the property is a courtyard garden with a small table and chairs and charcoal barbecue.

Additional parking is available around the Buttlands, which is free and unrestricted.

Note: Although dogs are welcome they are not permitted upstairs.

Beach

With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.

Village

It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.

The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.

The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.

History

The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.

Visit

Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

Second time we chose to stay in this cottage. Perfect location for us - as we love Wells, and love the Buttlands area. We had friends with us for 2 nights of our 4 night stay - and found it had good space for all of us. Top floor was perfect for the boys!! And all rooms had their privacy of en suite. Couldn’t fault everything they provided - and the addition of the darts board was great! Loads of things left for the beach - which was really helpful and we made use of the rounders set

This is a great cottage set in the hub of Wells Next The Sea. Its great location on The Buttlands when carnival week kicked off was fantastic. The highlight was experiencing the carnival which was on all week.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
