Boatman's Cottage is a gorgeous two-bedroom cottage ideally located on a quiet street just a stones throw from Wells-next-the-Sea's picturesque harbour and quay. Under new ownership, this charming cottage has recently undergone a full refurbishment creating a contemporary and stylish interior beneath its traditional facade. There's ample ground floor living space for all guests to enjoy, with a large sitting room with a wood-burning stove for those cosy evenings and a generously sized modern kitchen/breakfast room leading out to the enclosed garden.

Upstairs you will find two beautifully presented bedrooms, the principal bedroom with a king-size bed and the second bedroom with a single bed and pull-out mattress, as well as a newly fitted family bathroom. Not only does this cottage has a superb central location, but it also benefits from a sun-trap rear garden, and the added advantage of off-road parking with an EV Charging Point.

GOOD TO KNOW

  • The second bedroom is fairly small and perfect for 1 adult, or with the second bed pulled out is fine for 2 children

Ground Floor

Entrance from the front door into:

Sitting area: stylishly presented with a Chesterfield-style sofa, two armchairs, wood-burning stove and large Smart TV. Please be aware the television at the property is only compatible with internet streaming services i.e Netflix, BBC iPlayer, 4OD etc. Live television is not available.

Stairs to first floor with glass balustrade.

Kitchen: a well equipped new kitchen with contrasting pale-pink and cream units, electric oven and hob, dishwasher, washing machine and fridge/freezer. There's a dining table and chairs comfortably seating four guests.

First Floor

Bedroom One: Attractive room with an oak frame king-size bed with hypo-allergenic duvet and pillows, two bedside tables, a chest of drawers and bespoke-built fitted wardrobe.

Bedroom Two: A full-size single bed with an additional pull-out mattress and a freestanding wardrobe. Please note that when the second bed is pulled out it leaves little floor space, making this room suitable for one adult or two children.

Family Bathroom: A fabulous new bathroom with WC, hand basin, bath and separate shower enclosure with large shower head.

Outside

To the rear of the cottage there is a fully enclosed fenced garden with a composite decking sitting area and an astroturf lawn. To ensure guests are kept warm there are outdoor electric patio heaters and a glass covered pagoda in the garden.

One well behaved dog is welcome to stay in Boatman's Cottage, however please be aware that there is an astroturf lawn and dogs are not permitted to foul this area.

At the back of the garden is a gate which leads to the property's private parking space and garage with the advantage of an EV Charging Point for guests to use (with an additional fee of £50 part week, once paid the code for access will be given). Please let us know when you book if you will be charging your car whilst staying at the cottage.
There are no parking restrictions at the front of the cottage and it is usually possible to park outside the cottage in addition to the private parking space.

Beach

With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.

Village

It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.

The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.

The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.

History

The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.

Visit

Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

Wonderful cottage, perfect location, spotlessly clean. We would definitely return. The owners have made a lovely job of renovating the cottage and it is warm, inviting and comfortable. We parked the car and walked everywhere, pubs and restaurants are all in easy walking distance and we can recommend the Globe and the Crab House as been outstanding.

We enjoyed a relaxing sunny week in Wells-next-the -sea in this lovely well equipped cottage. A beautifully prepared house with the bonus of a welcome pack. We were able to walk to Holkham Hall easily and the parking meant we could pop out to explore the area knowing we would have our space free when we came back. We had very hot weather so the garden canopy actually made it too hot to sit on the decking in the mornings but it is a great idea to make the most of the outdoor space. A walk though the grounds of Holkham for coffee or lunch in the café, swimming with the dog off Wells beach. Good beer and food (everywhere we tried was good). Good walks at Brancaster and Cley too.

Boatmans cottage is in a quiet location within easy walking distance of the harbour and shops. It has been refurbished to a high standard and was beautifully clean. The beds and seating were comfortable. We had a lovely fortnight enjoying Wells and the area. Highlights Coastal path walks Visit to Kings Lynn, Ice cream from Wells Gelato.

Lovely cottage on a quiet street with parking, well positioned for visiting the harbour, beach and shops. It is well equipped with everything you need including separate bath and shower, comfortable beds and a wood burner for cosy nights in. We enjoyed some great meals while staying here including eating at The Globe, The Crown and especially The Crab House which we would highly recommend to sea food lovers! Had a fantastic week and would definitely come again. We enjoyed eating fish and chips on the harbour wall, having a mooch around the shops and strolling down to the beach the returning to the comfy seats of Boatman’s cottage.

Enjoyed a lovely week in your cottage, thank you. Enjoyed the morning sun in the garden with a cuppa and a book! Enjoyed mooch round Wells and a trip to Holkham Sunday market ( 1st Sunday) and some lovely country and coastal walks including Wells to Holkham circular and Burnham Overy circular, We also had lovely walks around Holkham Estate. We had nice meals at The Golden Fleece, Crown Hotel and the Bowling Green, and lovely ice cream from Wells Gelato. Found everywhere so dog friendly and Teo loved the beach at Wells. Our first time in Norfolk and we will be back, thank you.

We have had a wonderful time staying here! a very comfortable clean and modern refurbished Cottage. Our holiday highlights included bike hire from "Wells bike hire" and cycling to Burnham Overy Staithe via the Holkham Estate and a delicious meal at The Crab House (Wells), The Globe Inn (Wells) and the Carpenters Arms (Wighton) We will definitely use Sowerbys again.

Great to be back in wells, we enjoyed our stay in Boatmans Cottage which is lovely and of very high standard. Able to relax in peaceful surroundings to re-charge our batteries. Weather was good which enabled us to spend most of the week outdoors enjoying Wells and the surrounding area.

We are frequent visitors ro North Norfolk and wells. Lovely to be the first guests at Boatmans cottage, which has be refurbished to such a high standard. It was lovely sitting out at night with the patio heaters to keep us warm. Sowerbys we wonderful in sorting out a couple of teething problems that we encountered. Hugo the dog wasn't to sure about the wooden floors, but has learnt to tiptoe carefully.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
