Badgets is an attractive detached Norfolk flint and brick house situated in the thriving village of Docking. The house has been built to an extremely high specification and tastefully furnished and equipped in a contemporary coastal style for use as a holiday home. It is quietly located away from the road, being one of three exclusive houses around a courtyard area. There is a superb contemporary kitchen with a spacious dining area with bi-fold doors opening out to a south facing terrace. Also downstairs is a lovely sitting room with a wood-burner and the advantage of a king-size bedroom with an adjacent shower room. Upstairs there are a further four beautifully presented bedrooms, one with an en-suite shower room and a modern family bathroom.
There is a good local pub which serves food, a popular Fish and Chip shop, a children's playground and a small supermarket within walking distance. The stunning North Norfolk coast and charming village of Burnham Market may be easily reached within a 10 minute drive.
Now available to let with a choice of 2 bedrooms - Please note that during school holiday periods Badgets must be booked with the use of all the bedrooms - reduced rates for under occupancy are not available.

Ground Floor
There is oak flooring throughout the ground floor, with travertine tiles in the kitchen and utility areas.
Sitting Room: Lovely room with a wood-burning stove. Tastefully furnished with two large 3-seater sofas and a third 2-seater sofa, tables with occasional lamps, a Sky TV with a DVD player.
Outstanding open plan fitted kitchen/dining area at the back of the house which has bi-fold doors extending along the length of the room opening out to the south facing garden.
Kitchen/Breakfast room: a superb contemporary kitchen at the back of the house with integral appliances including: double electric oven, separate gas hob and extractor hood, dishwasher, fridge and freezer. It is well-equipped with crockery and cookware, also has a microwave and a Krups coffee machine.
For dining, there is a breakfast bar with four stylish bar-stools and a large solid oak dining table which may seat up to 10 guests. There is a sofa, chair and wicker table carefully positioned to sit and enjoy the garden views.
Cloakroom: WC and hand basin.
Utility room: a convenient utility room which has an integral washing machine and a tumble dryer, sink, and cupboards for additional storage.
Bedroom 5: beautifully presented with a king-size bed, bedside tables and lamps, chest of drawers and a clothes ladder for additional hanging space.
Please note that this room is adjacent to the shower room.
Shower room: a shower, hand basin, WC and heated towel rail.

First Floor
The staircase is straight and not steep, with a banister. All the bedrooms are beautifully presented with high quality bedding and lovely fabrics with a contemporary coastal theme. Hairdryers are provided.
Bedroom 1: with a king-size bed, bedside tables and lamps and a chest of drawers.
En-suite shower room: travertine tiles, shower, hand basin, heated towel rail and WC.
Bedroom 2: with a double bed, bedside tables and lamps, tall-boy and a wardrobe.
Bedroom 3: with a double bed, bedside tables and lamps, chest of drawers and wall-mounted clothes hooks.
Bedroom 4: decorated with a nautical theme with full-size twin beds, bedside tables and lamps and a chest of drawers.
Family bathroom: with travertine tiles and a bath, hand basin, heated towel rail and WC.

Outside
Badgets is quietly situated off Sandy Lane in Docking in a small courtyard, being one of three detached houses. There is off-street parking for up to 2 cars.
There is a fully enclosed private rear garden which is mainly laid to lawn, with patio area and garden furniture. There is a good fish & chip shop, local pub, children's playground and village shop all within walking distance, whilst the beautiful coast is only 10 minutes drive away.
Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
