Avocet Cottage is a period Norfolk coastal cottage which has retained many of its original features. It has been tastefully furnished in a contemporary coastal style with furniture and fittings to ensure that guests have a comfortable stay. Downstairs there is a lovely fitted open plan kitchen/breakfast room with a separate charming sitting room with a wood-burning stove and bathroom with shower over the bath. Upstairs are three beautifully presented bedrooms and a cloakroom. It is conveniently located in the heart of the highly sought after village of Brancaster Staithe within minutes walk to the coastal path, The White Horse Inn and the Jolly Sailors pub, with the advantage of a nearby Coastliner bus stop. To the rear of the cottage is a private off-street parking space and an attractive walled south-facing courtyard garden.

Tailor-made short breaks are available throughout the year (except Summer holidays) at this lovely cottage.

Ground Floor

Wi-Fi is provided in this cottage.

The ground floor has a spacious open plan kitchen and dining area, with a separate sitting room.

Kitchen/Breakfast room: At one end is a fitted kitchen with a spacious dining area at the far end. The contemporary kitchen is well-equipped with an integral electric oven and halogen hob, fridge freezer, integral slim-line dishwasher, a Tassimo coffee machine and a microwave. At the dining end there's an attractive exposed brick wall housing the wood-burning stove and a dining table comfortably seating 6 with bench seating plus 2 chairs.

Sitting room: Nicely furnished with 2 sofas, a chair, a wood-burning stove, Smart TV with BT Sport and a built-in DVD, CD player and a selection of games and books.

Bathroom: Fitted with power shower over the bath, hand basin, heated towel rail and WC.

Cupboard: housing the combi boiler (hot water on demand) and a washing machine.

The stairs lead up from the kitchen and are not steep with a hand rail.

First Floor

Bedroom 1: A lovely room at the front of the cottage with tasteful neutral decor and an ornamental fireplace. It has a king-size bed, 2 bedside tables with reading lamps, a good sized wardrobe and chest of drawers. There is a hair-dryer

Bedroom 2: A good-sized light and airy room at the rear of the cottage with a lovely beamed ceiling. It has twin beds, 2 bedside tables with reading lamps lamps and a good sized wardrobe.

Bedroom 3: A smaller room with full-size bunk beds and a wardrobe. This room is ideally suited to children.

Cloakroom: with hand basin and WC.

The bedding is polycotton (not feather/down).

Outside

There is a fully enclosed private south facing courtyard garden which is walled and has been landscaped, with shrub borders. At the back of the cottage is a fitted glass canopy and a picnic table. There is one off-road parking space to the rear of the cottage.
Conveniently located within only minutes walk to the harbour and coastal path at Brancaster Staithe, the Jolly Sailor pub, The White Horse restaurant and the Deepdale local shops. The Coasthopper bus stops nearby and provides an excellent service along the coastal road, so you can walk to another village and catch the bus back!

Village and Harbour

Brancaster Staithe is the coastal village nestled between Brancaster and Burnham Deepdale which flow into one almost continuous settlement. The village boasts a picturesque fishing harbour with sailing club with sailing school, two lovely pubs, The White Horse with outside dining that looks over the Staithe and has a great seasonal menu. The Jolly sailors which boasts a national family pub award, they have an outside eating area, play area and serve delicious pizza as well as putting on music events as well as an Ale festival. Near the harbour is the National Trust Activity Centre, just off the coastline is the Scolt Head Island National Nature reserve as off shore 4 mile long sand bar that extends from Brancaster to Wells-next-the-Sea. You can take a boat trip with Branta Cruises to visit the island, also great for bird watching so take your binoculars. Be sure to pop to The Fish Shed for some lovely sea food and the famous Brancaster Mussels.

On the Door Step

Burnham Deepdale merges with Brancaster Staithe and has the Dalgate Market shops, cafe, great for breakfast, tourist information and bike hire. Annual Spring Market, 1940’s weekend and The charming Christmas Market are some of the events you can visit at Dalgate market

With the Norfolk coastline being one of the most diverse in the country many of the beaches have something different to offer. The Coastal Path makes for beautiful scenic walks to take in the sea air. There is some great wildlife form the many Nature reserves, Titchwell, The Lookout in Holkham Nature Reserve and Cley Marshes Visitors Centre to name a few. Some more unusual animal encounters might be the Llamas in Wells or the beautiful seal trips from Blakeney or Morston.

A very convenient placed cottage for all pubs, harbour and local stores. Nice to have off road parking behind cottage. The Jolly Sailors and White Horse are great places to eat. Amazing food and wine at the White Horse, also great service.

A beautiful cottage with just about everything you need for a good holiday.Everything was very clean, warm & welcoming, I was worried the bunk beds would be too small for my teenage grandchildren but they are a good sze & sturdy! Lovely little courtyard that catches the sun. Lovely local walks, being able to make a log fire when it got cold.Visited National Trust propertys. Sea fishing.

Lovely, comfortable, clean, well-equipped cottage with everything we needed. The walled garden area with its glass canopy was perfect for sitting outside and safe for our dogs. We really enjoyed our week at Avocet Cottage and walking in this beautiful part of Norfolk. Great location - coastal walks and walks around Barrow Common. Great Coast liner Bus enabled us to explore without taking the car. The cottage provided the perfect base.

We started here for 7 days and stayed for 28! Waiting for our new house to exchange and complete, we couldn't have enjoyed our stay more. Very warm and cosy, enclosed safe courtyard for our dog. The kitchen is well equipped. We have explored North Norfolk and particularly love Holkham and Wells. We will be back!!

Lovely cottage. We stay somewhere on the north coast of Norfolk for this week every year and this is a particularly good place to stay. Out and about birdwatching every day despite the weather. Ale at the White Horse - highly recommended. Generally had a lovely few days!

A wonderful short break for the end of the the summer. Amazing weather - long walk to Burnham Market and a day on the beach. Lots of chat and many laughs. A lovely little cottage and great location. The Fish Shed is incredible and the little NISA store very well stocked. Sad to leave.

Our second time in Avocet Cottage and another excellent stay. Weather sadly didn't cooperate - cloudy and windy all week. Really good food at The Ship Inn, Brancaster. Holkham beach still by far the best for dogs. Thanks for a lovely cottage to stay in and enjoy this part of Norfolk.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
