A comfortable, well equipped coastal family cottage providing spacious accommodation. It is situated within a 5 minute walk of the beautiful sandy beach at Old Hunstanton with a good village shop and several pubs/restaurants all a short walk away.

Ground Floor
Sitting Room: with comfortable sofas and armchairs, Sony HD Smart TV, DVD player,and a gas fire. The property has fast broadband connection.
Kitchen: Good-sized room with built-in electric oven with ceramic hob, dishwasher, washer/dryer, pine dresser, CD player, round pine table and 6 chairs. Cupboard housing fridge/freezer. There is a door to the rear courtyard garden.
First Floor
Bedroom 1: Well-presented spacious room with a king size bed, bedside tables and lamps, chest of drawers, built-in wardrobe, wicker chair and a single bed.
Bedroom 2: Twin beds, bedside table and lamp, built-in cupboard.
The Duvets are made from feather and the pillows are a mix of feathers and synthetic.
Bathroom: Has a bath with shower over, hand basin and WC.
Outside
There is the advantage of safe off-road parking for one car to the rear of the house.
There is a private, enclosed rear patio garden with outside table and chairs but no barbecue.
At the front is a second enclosed garden, mainly paved, with a variety of shrubs and plants.
It is ideally located less than 5 minutes' walk down a quiet lane to the sandy beach at Old Hunstanton. There's a good village shop/deli just opposite and a selection of good pubs/restaurants within walking distance.

The cottage was perfect for the Lodge,which used twice and the Mariners.So close to the beach cafe and the beach. Also very clean, everything could need for the stay, we would stay again!

5 Erpingham Court was well equipped, very cosy and the beds were very comfortable. We had a lovely cottage the position is outstanding and everything was clean. We appreciated the gas fire which gave a snug feeling. It is a nice spacious lounge and a good selection of CDs and DVDs. We liked the tiled kitchen floor which enabled us to clean the dogs paws. We had a great stay!

Lisa, just dropping a note to say we had a lovely stay at Erpingham Court.
The garden was nice and secure for our dog. He had the most amazing time, loved the beach and waves his first time at seaside
Once settled we found that the cottage equipped us with everything we needed. Great position for the beach, local pubs and shop on doorstep - nice quiet spot
I have given your details to my brother as he said that his wife had always wanted to stay in a cottage at Old Hunstanton and I think this cottage is in perfect spot and clean and big enough. I will definitely look to stay there again as Freddie loved the walks and the beach.

We loved this house - it is just right for us. It is tastefully and simply furnished (not too many ornaments!)but feels really comfortable and welcoming. Great location. Garden gets the sunshine all day.Would hope to rent it again

Old Hunstanton
Location
Old Hunstanton was originally a fishing village which dates back to AD 855 when St. Edmund was shipwrecked here. Now it is a sought after coastal holiday village which is only a mile from the livelier seaside resort of Hunstanton. There is a huge sandy beach and cliffs at Old Hunstanton which makes it popular with families, dog walkers and kite-surfers throughout the year. It is also home to the highly regarded Hunstanton championship golf course which is situated behind the dunes to the east of the village. There is a good choice of local places to eat and drink with The Lodge hotel and bar, Le Strange Arms, the Michelin starred Neptune restaurant and an excellent village shop/deli.
The bustling seaside town of Hunstanton is close by with its wider range of shops, Sealife Centre, funfair, amusements, bowling, swimming pool, theatre and crazy golf.
