4 Links Court is a beautifully presented, spacious contemporary Norfolk coastal house, part of a small private development enviably located in a quiet position away from the road, in the heart of Brancaster village. This fabulous house is a much-loved second home with three new contemporary en-suite bath/shower rooms for each of the lovely three bedrooms, perfect for up to six adults to stay, or for four adults and four children. Guests have plenty of room to relax in this delightful house with a sociable open plan entrance hall with exposed beams, a stunning bespoke kitchen, stylish dining room and a separate light and airy sitting room with doors opening onto the delightful enclosed garden. It is the perfect base for exploring the beautiful Norfolk Coastline; famous for its salt marshes with their diverse and abundant wildlife, undulating golden sand dunes and beaches that go on forever.The gorgeous beach and highly regarded Ship Hotel are only a short walk away.
Accommodation




























Ground Floor
Entrance hall: attractive spacious hall with a natural stone floor, exposed beamed ceiling and a rustic vertical beam.
Cloakroom: with WC and hand basin.
Kitchen: a stunning hand-built kitchen with granite work tops, painted units and a Belfast sink. Very well-equipped by its owners (who loves cooking!) including a range cooker with a halogen hob, microwave, dishwasher and an integral fridge. This leads into..
Dining Room: spacious room with French doors to the garden and a wonderful large Norfolk wall map. There is a large wooden dining table (extendable) seating up to eight people and a leather tub chair.
Utility Room: really useful room with a Belfast sink, additional cupboards, small freezer, washing machine, tumble dryer and door to the garden.
Sitting room: a light and spacious room with exposed beams, doors to the garden and a brick fireplace housing a wood-burning stove (logs are stored in the garage). There are two large comfortable sofas, a card table, flat screen Apple TV, DVD player and Wii. There is a wide selection of Wii games and DVDs.
First Floor
The stairs are not steep and there is a hand rail.
Bedroom 1: beautifully presented with a feature curved wall and overlooking the garden. There are zip-linked 3' beds which may be made up as a super king-size bed or two singles, bedside tables and lamps, a TV (cleverly tucked away in the sliding wardrobe), chest of drawers, wicker chair and two wardrobes.
En-suite bathroom: with a free-standing bath with shower mixer taps, separate large walk-in shower, vanity basin unit, WC and a heated towel rail.
Bedroom 2: another beautifully presented and spacious room which has two 3' beds which can be zip linked, bedside tables and lamps, a chest of drawers and a wardrobe.

Bedroom 3: spacious room which may sleep up to four children. There are two single 3' beds plus a wrought iron day bed with a truckle bed under. Please note that if the day bed or truckle bed are required, there is an additional charge of £50 per bed (for bed linen and towels). There is a bedside table and lamp and a clothes hanging rail.
En-suite shower room: with a walk-in shower, hand basin, WC and heated towel rail.
The bedding comprises of some natural down/feather and some hypo-allergenic duvets and pillows.
Outside
To the front of the property is a brick paved driveway with outside lighting providing off street parking space for two cars.
The rear garden is fully enclosed and has been landscaped using a variety of shingle and well stocked shrub beds, which leads to the raised timber decked area with an outside table and chairs, plus sun-loungers. There is a charcoal barbecue with utensils.
The beautiful coast at Brancaster, the much acclaimed Royal West Norfolk golf club and The Ship Hotel are all within walking distance and there is the advantage of a children's playground only 2 mins walk away.

It was a comfortable house for a family the fact that all bedrooms had en-suits was a big plus with our family . There was nothing we didn’t like. Had a lovely break at 4 links house, one of the best houses we had stayed in would go back again!

We all loved 4 Links Court. It was very comfortable and homely, and very well equipped without being cluttered. We loved the lounge overlooking the very pretty garden, and the map in the dining room was a lovely feature. The house was incredibly well stocked, and we did make use of the wine fridge! Our 4 year old adored her bedroom, and loved that there were two ways to go into the room. Everything about the house helped to make it a relaxing 10 days (despite the weather), and we'll definitely return.

Better than Expected 10 out of 10 for cleanliness and garden High spec of everything, appliances, flooring, kitchen, furnishings... Stayed about 8 times with Sowerbys, this house was by far the most comfortable and aesthetically pleasing, really loved everything about it!

Brancaster
Location
Brancaster is renowned for its wide expanse of sandy beach and has the advantage of being one of the few places along this stretch of the North Norfolk coastline that you can park the car less than 50m from the beach. This makes it a popular choice for families and as one of the driest parts of the UK it makes it an excellent choice for a traditional English seaside holiday.
Throughout the year the beach is used by dog walkers, kite-surfers and bird-watchers, and in warmer climes by paddlers, swimmers and basking seals.
For those needing more intellectual stimulus, at very low tides the remains of a petrified forest can be seen here. Brancaster was the site of the Roman fort of Branodonum, built to guard against raids by Frankish and Saxon pirates, although some local legends claim it was to counter Druids living nearby. All that is left of the fort now are a few ditches to the east of the village, and some Roman bricks in various cottages and outhouses. More recent history may be seen in St Mary's church, a Saxon building with a characteristic round tower nearly a thousand years old. The church has some beautiful medieval stained glass, and a fifteenth century bell cast in Kings Lynn.
For the more energetic the National Trust runs Brancaster's Activity Centre, offering sailing, orienteering and kayaking for children and parents, and just outside there is the Royal North West Norfolk Golf Club which is one of the best courses in the area.
The local pub The Ship Hotel has an excellent reputation as an award winning quality restaurant.The newly refurbished village hall now has a great new village shop. There is a new children's playground just behind the village hall.
Brancaster is conveniently located along the Coastliner bus route, and has a small village shop selling grocery basics and newspapers.
