3 Pond End Row is a beautifully presented brick and flint Norfolk cottage which has been tastefully furnished in a contemporary style. There is a sociable light and spacious open plan living area with a lovely sitting area with a wood burning stove, large dining area with bi-fold doors opening into the garden and a superb well-equipped kitchen. Upstairs there are three beautifully presented bedrooms, one with an en-suite shower room and a separate family bathroom. It has a large attractive landscaped garden and is conveniently located in Docking within walking distance of a pub, fish and chip shop, village shop and fishing pond. The stunning sandy beaches of the Norfolk coast are within a 10 minute drive.

Ground Floor
Wi-Fi is provided in this cottage.
The ground floor has a spacious kitchen and open plan sitting area and dining area.
Kitchen: A good sized modern fitted kitchen which is well-equipped with two integral electric ovens with microwave and induction hob, integrated fridge and freezer and integral dishwasher.
Cloak Room: With hand basin and W/C
Utility Room: A useful room with washing machine, condensing tumble dryer and sink
Sitting room: Nicely furnished with sofas and chairs, a wood-burning stove with a small supply of wood, flat-screen Smart TV with catch-up and Netflix and a DVD player with a selection of games and books.
Dining Area: A lovely open and bright room with dining table and bench seating and bi-folding doors opening out into the lovely garden.
The stairs lead up from the hall and are not steep with a hand rail.
First Floor
Bedroom 1: A lovely room with a king-size bed, bedside tables with reading lamps and a good sized freestanding wardrobe. En-suite shower room: with shower, hand basin and W/C
Bedroom 2: A light and airy room with a double bed, bedside tables with reading lamps and a chest of drawers.
Bedroom 3: Another good sized room with full size twin beds, bedside table with lamp and freestanding wardrobe.
There is a mixture of feather and hypo-allergenic bedding.
Family Bathroom: with large freestanding bath with floor mounted taps, hand basin and W/C
Outside
There is a large fully enclosed private garden which is fenced and has been landscaped, with shrub borders. At the back of the cottage is a patio area with table and chairs and a gas barbecue.
There is ample parking with one off-road parking space under the cart shed and a further two marked parking bays opposite.
Within walking distance is a pub, village shop, fish and chip shop, fishing pond and children's playground.
Please note that there is a second floor which has a fourth bedroom which is not included in the rental.

At 3 Pond End Row the kitchen was so well equipped and everything was very clean, great quality and lots of space. So pretty with flowers and great outdoor seating (although it was ok cold to sit outside). Fantastic value for Money and a very well equipped house.

Better than Expected - It's open feel and is extremely well equipped. 10 out of 10 for cleanliness and 10 out of 10 for garden. It is a beautiful property and was perfect for our family to explore this part of Norfolk.

Docking
Location
All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. On Mondays freshly cooked wood-fired pizzas are available from Bordolis outside Ripper Hall - delicious! Docking also has its own coarse fishing lake that is available on a day ticket basis.
The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.
