3 Pond End Row is a beautifully presented brick and flint Norfolk cottage which has been tastefully furnished in a contemporary style. There is a sociable light and spacious open plan living area with a lovely sitting area with a wood burning stove, large dining area with bi-fold doors opening into the garden and a superb well-equipped kitchen.

Upstairs there are three beautifully presented bedrooms, one with an en-suite shower room and a separate family bathroom. It has a large attractive landscaped garden and is conveniently located in Docking within walking distance of a pub, fish and chip shop, village shop and fishing pond. The stunning sandy beaches of the Norfolk coast are within a 10 minute drive.

Ground Floor

The ground floor has a spacious kitchen and open plan sitting area and dining area.

Kitchen: A good sized modern fitted kitchen which is well-equipped with two integral electric ovens with microwave and induction hob, integrated fridge and freezer and integral dishwasher.

Cloak Room: With hand basin and W/C

Utility Room: A useful room with washing machine, condensing tumble dryer and sink

Sitting room: Nicely furnished with sofas and chairs, a wood-burning stove with a small supply of wood, flat-screen Smart TV with catch-up and Netflix and a DVD player with a selection of games and books.

Dining Area: A lovely open and bright room with dining table and bench seating and bi-folding doors opening out into the lovely garden.

The stairs lead up from the hall and are not steep with a hand rail.

First Floor

Bedroom 1: A lovely room with a king-size bed, bedside tables with reading lamps and a good sized freestanding wardrobe. En-suite shower room: with shower, hand basin and W/C

Bedroom 2: Another good sized room with full size twin beds, bedside table with lamp and freestanding wardrobe.

Bedroom 3: A light and airy room with a double bed, bedside tables with reading lamps and a chest of drawers.

Family Bathroom: with large freestanding bath with floor mounted taps, hand basin and W/C

There is a mixture of feather and hypo-allergenic bedding.

Outside

There is a large fully enclosed private garden which is fenced and has been landscaped, with shrub borders. At the back of the cottage is a patio area with table and chairs and a gas barbecue.

There is ample parking with one off-road parking space under the cart shed and a further two marked parking bays opposite.

Within walking distance is a pub, village shop, fish and chip shop, fishing pond and children's playground.

Please note that there is a second floor which has a fourth bedroom which is not included in the rental.

Village

Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a  traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall

History

The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.

Visit

There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Lovely well equipped holiday home Everything you could need and more. Really impressed with all the facilities especially the kitchen which has state of the art Bosch appliances. The cottage is really spacious and the garden is beautiful and fantastic size, our Mini poodle Alice loved running up and down and playing ball. It’s also in a great location for visiting lots of places along the Norfolk coast and not far from anywhere. We would definitely stay again. We love Old Hunstanton beach and the beach cafe. Sunday lunch at the Hero pub and long walks on Wells and Holkam beaches.

The property was nice and clean apron arrival. Lovely big kitchen . Beautiful country garden all enclosed . Spacious bedrooms and 3 toilets. Would definitely book again The highlights were the beautiful weather Brancaster beach , The FFolkes restaurant and Wells beach. A very peaceful location for a beautiful modern house which is kept to a high standard. The bi-fold doors onto the garden and the garden itself give it the 'wow' factor. We loved exploring the North Norfolk coast and all the amazing delis and cafes. When it got too hot, the house and the garden were the perfect refuge.

A lovely cottage which was better than expected. Great location and you can get to most beaches and towns within about 20 minutes. Garden was safe and fully secure for our 2 dogs including 1 who is an escape artist. A great find and would stay again.

Great location for visiting places like Hunstanton, Sandringham, Wells etc. Lots of lovely pubs, markets and places to eat nearby.

Cottage is a great size with all the amenities. Garden would be fab during the summer.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
