2 The Barns is a stunning newly built barn combining the luxury of a beautiful modern house with the period look of a traditional barn. This striking, spacious barn is well equipped and finished to a very high standard throughout, providing luxurious accommodation for up to 4 adults and a maximum of 2 children . It is not ideal for infants under 5 Ideally located in Docking, within walking distance of the local pub and shop, tucked up Sandy Lane which provides the hidden away feel. It has the advantage of off road parking, a lovely garden and is only five minutes drive from the coast. Docking is very close to the popular Georgian village of Burnham Market and the Sandringham Estate is nearby with its renowned house, garden, museum and woods.

Ground Floor
Entrance hall: Welcoming Hall.
Cloakroom: with hand basin and WC, positioned under the stairs.
Utility Room : Direct access to the outside of the Barn ; The utility room is equipped with a washing machine and hanging facilities
Open plan kitchen/dining room: Stunning contemporary space with oak worktops, range cooker, built in microwave and dishwasher,wine fridge, large fridge/freezer and dining table with plenty of seating for six guests. The kitchen has direct access to the garage where there is ample room for hanging coats , storing boots and even a large dog cage if required .
Sitting Room: A large, gorgeous room with bi-folding doors, sofa and armchairs and a smart TV
First Floor
The stairs are not steep and lead up from the hall.
Bedroom 1: Lovely large room with sloped ceiling, a king-size bed, bedside table and lamps, chest of drawers, dressing area and en-suite shower room: sink with vanity unit, WC and shower
Bedroom 2: A second large room with a king-size bed, chest of drawers overlooking the garden.
Bedroom 3: Has full size twin beds under the slopes of the ceiling and chest of drawers.
Bathroom: Contains a beautiful bath with a shower mixer attachment, WC and a hand basin with vanity unit.
Outside
There's a gravel driveway with parking for 2 cars and a double garage.
The lovely garden has a patio and grassed area with views over the fields
Outside dining facilities and BBQ
A path to the side of the house provides direct access to the rear of the property where the house can be entered via two outside doors
The maximum capacity of 2 The Barns is 6 people including infants. The owner will only accept 4 adults and it is suited to older children only.

It was a was a modern clean and bright and very well equipped holiday home.All areas were very clean, there was no areas of improvement because everything was fine. We would like to stay at 2 The Barns again.

2 The Barns was better than we expected, very nice kitchen diner sunny garden a lot of thought put into the facilities provided. Nice to have a dog friendly property with a utility room and doors to shut them away from the good furniture. It was wonderful having a great selection of wine and champagne glasses. Really enjoyed our stay. It was sunny but with a bitter north wind ! The central heating was amazing we were always warm with masses of hot water ! The south facing garden meant we could sit out protected from the wind. We also loved the position away from the road . Especially good when you have a dog! We would definitely stay again

Docking
Location
All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. On Mondays freshly cooked wood-fired pizzas are available from Bordolis outside Ripper Hall - delicious! Docking also has its own coarse fishing lake that is available on a day ticket basis.
The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.
