2 Grove Farm Barns is a much-loved family holiday home providing spacious, relaxed accommodation for families and friends throughout the year. This lovely barn conversion has high ceilings with original beams and is mainly on ground level with a superb light and airy kitchen, separate dining room with wood-burning stove, charming sitting room, four bedrooms and two bathrooms. For younger guests, there's the advantage of a first floor mezzanine room which provides a great additional living space and the option to sleep a further two children. It is one of a quiet development of barn conversions, conveniently situated in the centre of Docking village, with a fully enclosed south facing walled garden, off-street parking for three cars and within walking distance of a village shop, pub and children's playground. It is within a short drive of the beautiful north Norfolk coast, with Brancaster, Thornham and Burnham Market only 10 minutes away.

Ground Floor

Entrance hall: with stone floor and space for coats and boots.

Cloakroom: with WC and hand basin.

Dining Room: with lovely original beamed ceiling and feature brick fireplace housing a wood burning stove, dining table with eight chairs, and two leather sofas.

Sitting Room: another good-sized room with a high beamed ceiling and wooden flooring, two comfy sofas, armchairs, TV with DVD player and well-stocked bookshelves. There are two sets of doors opening out to the private garden.

Kitchen: a light and spacious kitchen which is well-equipped to cater for large gatherings! There's a professional range cooker with an induction hob, fridge/freezer, microwave and a large kitchen table which can seat up to 12.

Utility Area: with washing machine, tumble dryer, additional cupboard space and a sink.

All the bedrooms are located along a long corridor with exposed brickwork, all with views over the private south facing garden and all with high ceilings - ideal for taller guests!

Bedroom 1: king-size bed, bedside tables and lamps, chest of drawers, bookshelves and a built-in cupboard. En-suite bathroom: bath with a shower over, hand basin, WC.

Bedroom 2: single bed, dressing table and chair, built-in wardrobe and a chest of drawers.

Bedroom 3: double bed, bedside tables and lamps, chest of drawers, chair, mirror and a built-in wardrobe.

Family bathroom: has a walk-in shower, free-standing bath, hand basin and WC.

Bedroom 4: at the far end of the barn with a king-size bed, bedside tables and lamps, chest of drawers and a cupboard with hanging space.

First Floor

There is a staircase up to a mezzanine room which provides the perfect children's "den" with a sofa, TV, selection of toys and games and two single beds which may be used to sleep an additional two children (making total capacity of the barn to 9 guests).

Please note that if there is an additional charge of £50 per bed if guests wish to use these beds.

Outside

There is off-street parking for three cars in a shingle driveway (the neighbours have the right to access to their garden gates so please park considerately to make this as easy as possible), with a gate through to a safe enclosed south facing garden which has been landscaped and is part paved and part lawned. There is outside furniture with a large table and a barbecue.

It is only a short drive to the beautiful sandy beaches at Brancaster, Thornham or Holkham. Within walking distance is a good shop, a children's playground, fish & chip shop and The Railway pub.

This barn exceeded our expectations, it was very clean, very airy, plenty of space for cars and high quality bed and bathroom linen. The barn came complet with it's own library of books, games and videos with something for everyone to enjoy.

We would definitely stay again.

Docking

Location

All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. Docking also has its own coarse fishing lake that is available on a day ticket basis.

The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.
