1 Knights Cottage is a luxurious new 3-storey coastal cottage with lovely views across Thornham's salt marshes and out to sea. Completed in 2020, this superb cottage has been finished to an extremely high specification and professionally styled by the highly accclaimed interior designer, Sophie Allsopp. Downstairs has been cleverly designed to create a stunning sociable open plan kitchen,living and dining area which opens seamlessly onto an attractive outside terrace. Upstairs there's the great advantage of three well-appointed bedrooms (two with stunning sea views) each with their own contemporary bath/shower room, making this a perfect place for the whole family or up to three couples. The cottage is ideally located within walking distance of the beautiful coast, with a choice of excellent local places to eat and drink. 1 Knights Cottage also benefits from a fully enclosed south facing rear garden and the bonus of off-street parking for up to two cars.

Ground Floor

Entrance hall: with oak flooring and coat hooks.

Cloakroom: hand basin and WC.

There is a lovely open plan sitting and dining area which leads through to the stunning kitchen, all with oak flooring and under-floor heating. Bi-fold doors lead out to an attractive terrace and garden.

Sitting/Dining room: a light and airy room with a large comfortable L-shaped sofa and two armchairs, coffee and side tables with occasional lamps and a large wall-mounted Smart TV. For dining, there's a large wooden table which comfortably seating for six people.

Kitchen: a high quality bespoke hand-painted kitchen with stone work surfaces. There is a built-in double oven, induction hob with remote controlled extractor, an integral dishwasher, integral fridge/freezer and a microwave.

Utility: with fitted units and an integrated washer/dryer.

First Floor

The stairs are not steep and there is a hand rail.

Bedroom 2: is at the front of the cottage and has stunning coastal views. There is a king-size bed (which may be un-linked to create two 2'6" single beds - please request at time of booking) with bedside tables and lamps, chest of drawers and a large built-in double wardrobe.

En-suite bathroom: bath with a shower over, hand basin, heated towel rail and WC.

Bedroom 3: at the back of the cottage overlooking the garden. There is a king-size bed, bedside tables and lamps, and a built-in wardrobe.

En-suite shower room: Walk-in shower, hand basin, heated towel rail and WC.

Second Floor

The stairs are not steep and there is a hand rail.

Bedroom 1: a lovely room at the front of top of the house with far-reaching sea views. There is a king-size bed, bedside tables and lamps, chest of drawers and a built-in double wardrobe.

En-suite shower room : has a shower, hand basin, WC and a heated towel rail.

Outside

1 Knights Cottage is set back from the coastal road with a shingled drive to the rear and a parking space in the cart shed for one car with the option to park another car in front of this.

At the back is a fully enclosed (fenced) south facing garden with a paved area, charcoal bbq and outside furniture.

It's conveniently located with walking distance of The Lifeboat Inn and The Chequers Inn, as well as the award winning Orange Tree Inn. The coastal path may be reached on foot, from which it takes approximately 20 minutes to walk across the salt marshes and out to the glorious sandy beaches.

Beach

A highly sought after coastal village on the Norfolk Coast within an Area of Outstanding Natural Beauty. A paradise for walkers, photographers, artists and bird watchers due to the panoramic views of the salt marshes.
There is a worthwhile and picturesque mile long walk across the creeks, here you will reach the often quiet, stunning and dog friendly sandy beach of Thornham Bay. Continue along to the popular boardwalk to Holme Dunes NWT Nature reserve with interesting habitats of flora and fauna from natterjack toads and migrating birds.

Village

The village is notable as magnet for foodies and day trippers with seriously good shopping. Drove Orchards on the outskirts of Thornham has an impressive Farm Shop where you can PYO and is notable for its apple juice, fishmongers and a small selection of lifestyle shops. You may of heard of the ‘not to be missed’ Eric’s Fish and Chips, where you can enjoy a beer with your meal and children love the desserts, a fried jam sandwich, or ice cream where they can help themselves to tasty toppings. Thornham Deli, cafe and store is also great for a browse or bite to eat and it's next door to the Village Hall and play park.  There are also two great village pubs to choose from.:The Orange Tree award winning gastro pub, ideal for families with outdoor play area and The Lifeboat Inn, a traditional and atmospheric haven, often with a roaring fire and warm welcome for every guest including salty sea dogs.

History

Thornham is named after the Old English meaning ‘homestead or village where the thorn trees grow’. The village has a rich history and many of the buildings date back to the 16th Century. Archaeological evidence dates as far back as the Bronze Age. The village had a prosperous harbour 200 years ago and a fascinating story of a smugglers Inn and a bandit’s hideout.

Visit

Nestled between the villages of Holme-next-the-Sea and Titchwell both with bird and wildlife visitors’ centres RSPB Titchwell and NWT Nature reserve. There are many other villages to explore within a short distance like Brancaster, Wells-next-the-Sea and Holkham with their great family beaches. Brancaster Staithe is popular with sailors and courses and lessons can be taken here or at Morston. You can learn to be a smuggler, explore the coast or sail the creeks with The Coastal Exploration Company, or take a seal trip to Blakeney Point from Morston Quay. Dalegate Market in Burnham Deepdale is a nice area to visit the shops or visit the quintessential village of Burnham Market where you can source most Norfolk delicacies from the independent and quaint shops that surround the village green.

Location is superb.We like Thornham very much and being within walking distance of the Orange Tree,Lifeboat Inn,the Deli and the beaches makes for a terrific base. Facilities at the cottage were very good and outside space was private,and enclosed for our dog.

The cottage is absolutely beautiful and in one of our favourite locations on the Norfolk Coast. The design works so well as a holiday let and you will immediately feel at home when you walk through the door. The views from the attic bedroom are amazing- take your binoculars to watch the wildlife in the evenings. We stayed with our two sons and their partners and everyone agreed that the cottage was perfect for a week's stay with lots to do on the doorstep for outdoor types. Watching the sunset from the beach at the Titchwell reserve surrounded by wildlife; walking the coastal path, cycling along Peddar's Way and the quiet country lanes; Holkham Park to Wells by bike (and discovering the culinary delights at the deli on Staithe Street); shopping for locally sourced food at Drove orchards (and Pizza at Eric's there); fishing on Cley Beach and eating our catch; I could go on...

A lovely light and airy home. Very well equipped kitchen. Comfortable relaxing seating area with good standard dining table and chairs, breakfast bar chairs also a good addition. The bedrooms were larger than they appeared on the photos of the property! This was a bonus! The location and the views of the sea were amazing. It was also really handy that each bedroom came with an en-suite. would say this has been one of our favourite properties over many years of various holiday rentals. Comfortable, light, stylish and in a good location. A lovely break after a very stressful year. All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
