Walnut Pastures is an exceptional coastal holiday home enviably located, hidden away off a quiet lane, in the heart of the highly sought after village of Thornham. To date, this fabulous holiday home has been used exclusively by its owners for private use and we are delighted that it will be offered for holiday lets. This superb generously proportioned house offers relaxed and comfortable accommodation for up to eight guests, ideal for two families with two of the bedrooms having super king-size beds, and several reception rooms giving plenty of living space for family and friends, including a stunning kitchen/breakfast room with an open fireplace and spacious dining area. It's quietly located out of sight from the road, within impressive courtyard style private enclosed grounds. Guests may enjoy dining alfresco on the terrace, relax in the large lawned garden and there is even a trampoline to entertain younger guests (at their own risk). This has to be the ultimate holiday home, conveniently located only minutes walk from four excellent local places to eat and the stunning Norfolk coast.

GOOD TO KNOW

  • The garden whilst enclosed, is not dog-proof as the wall-height is only 2ft (a kennel is available if required)
  • There is a trampoline which guests may use at their own risk. (The owners will not accept any liability in the event of an accident.)

Ground Floor

Entrance Hall: central spacious hall with a tiled floor and staircase to the first floor.

Shower room: accessed off the main hall. Contains a hand basin, WC and a walk-in shower.

Sitting room: lovely spacious room with glazed doors opening out to the terrace. There is a feature beamed brick fireplace housing a wood-burning stove, large rug covering wooden floorboards, two large comfy sofas, two armchairs, large ottoman, occasional tables and lamps and a music system.

TV room: relaxed room with two sofas, two armchairs and a large TV, Sonos system, DVD player and a good selection of books and games.

Kitchen/Breakfast room: fabulous light and spacious extension, fully glazed along the garden side with two sets of doors opening onto the terrace and an open working fireplace. There's a superb cream painted kitchen which is well-equipped to cater for large groups of family and friends, with two integral Bosch electric ovens, large ceramic hob, two integral fridges, integral dishwasher, large central island, Sony bluetooth speaker and a spacious larder cupboard. There's plenty of space for dining at the large wooden table with ten matching chairs.
This is a lovely room throughout throughout the year with underfloor heating and the open fire making it warm and inviting in the winter, whilst in the summer the glazed doors can be be left open to enjoy the private garden.

Utility room: contains a second fridge/freezer, washing machine, tumble dryer and back door. Accessed from here is a cloakroom: WC and hand basin.

First Floor

The staircase is not steep and has a bannister. At the top of the stairs bedroom 4 may be found along its own stretch of landing, with bedrooms 1, 2 and 3 all along the main landing.

Bedroom 1: Stunning light and airy master bedroom with a full height beamed ceiling overlooking the gardens to the front and side. There is an extremely comfortable super king-size bed, bedside chests and lamps, full-length mirror, chest of drawers and a large wardrobe.

En-suite bathroom: has a bath, separate walk-in shower, twin hand basin, WC and a heated towel rail.

Bedroom 2: lovely room with full-size twin beds, bedside tables and lamps, radio, wardrobe and a wicker chair.

Family bathroom: bath with overhead shower, hand basin and WC.

Bedroom 3: has a super king-size bed and interlined curtains, bedside tables and lamps, chest of drawers with mirror, wardrobe, wicker chair.

Bedroom 4: Attractive room with a pitched ceiling and twin beds (painted blue), bedside tables and lamps, chest of drawers.

Outside

Walnut Pastures is located along the no-through Hall Lane in the heart of Thornham. There is a solid wooden gate leading into a large shingled parking space for several cars. From here there is a path through to the house.
Please note that the building above the garage and the separate annexe in the grounds are owned by the same owner as the main house, but not included in this rental. They will not be inhabited whilst guests are in residence.

There are large courtyard style enclosed grounds with a terrace and outside furniture, and a large lawned area. Please note that there is a low wall of approximately 2 feet high running along the back of the grounds, which may not be dog-proof. There is an outside kennel available if required.There is a trampoline which guests may use at their own risk. (The owners will not accept any liability in the event of an accident.)

A short walk to Thornham's excellent selection of pubs and the coastal path across the creeks and marshes leading to the unspoilt sandy beach.

Beach

A highly sought after coastal village on the Norfolk Coast within an Area of Outstanding Natural Beauty. A paradise for walkers, photographers, artists and bird watchers due to the panoramic views of the salt marshes.
There is a worthwhile and picturesque mile long walk across the creeks, here you will reach the often quiet, stunning and dog friendly sandy beach of Thornham Bay. Continue along to the popular boardwalk to Holme Dunes NWT Nature reserve with interesting habitats of flora and fauna from natterjack toads and migrating birds.

Village

The village is notable as magnet for foodies and day trippers with seriously good shopping. Drove Orchards on the outskirts of Thornham has an impressive Farm Shop where you can PYO and is notable for its apple juice, fishmongers and a small selection of lifestyle shops. You may of heard of the ‘not to be missed’ Eric’s Fish and Chips, where you can enjoy a beer with your meal and children love the desserts, a fried jam sandwich, or ice cream where they can help themselves to tasty toppings. Thornham Deli, cafe and store is also great for a browse or bite to eat and it's next door to the Village Hall and play park.  There are also two great village pubs to choose from.:The Orange Tree award winning gastro pub, ideal for families with outdoor play area and The Lifeboat Inn, a traditional and atmospheric haven, often with a roaring fire and warm welcome for every guest including salty sea dogs.

History

Thornham is named after the Old English meaning ‘homestead or village where the thorn trees grow’. The village has a rich history and many of the buildings date back to the 16th Century. Archaeological evidence dates as far back as the Bronze Age. The village had a prosperous harbour 200 years ago and a fascinating story of a smugglers Inn and a bandit’s hideout.

Visit

Nestled between the villages of Holme-next-the-Sea and Titchwell both with bird and wildlife visitors’ centres RSPB Titchwell and NWT Nature reserve. There are many other villages to explore within a short distance like Brancaster, Wells-next-the-Sea and Holkham with their great family beaches. Brancaster Staithe is popular with sailors and courses and lessons can be taken here or at Morston. You can learn to be a smuggler, explore the coast or sail the creeks with The Coastal Exploration Company, or take a seal trip to Blakeney Point from Morston Quay. Dalegate Market in Burnham Deepdale is a nice area to visit the shops or visit the quintessential village of Burnham Market where you can source most Norfolk delicacies from the independent and quaint shops that surround the village green.

The kitchen was equipped to a very high standard - all the utensils you could ask for and spotlessly clean. The cupboard of condiments was very useful and we added a few bits on our departure! Fabulous location with a choice of pubs and eateries, and super walks all within minutes.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
