Virginia Cottage is an immaculately maintained attractive Norfolk cottage which has been carefully and sympathetically refurbished to produce a delightful holiday home. Downstairs the open plan layout gives a light and airy feel - the bespoke, shaker-style painted kitchen leads on to the spacious sitting/dining room which contains a glazed door opening onto the sheltered patio area and safe enclosed back garden. Upstairs the two generously sized bedrooms are calming and tranquil and the two spotless bathrooms make this an ideal cottage ideal for a family or for two couples. It is situated in a quiet and peaceful location off the road in Docking, within close walking distance of an excellent shop/post office, local pub serving food, fish & chip shop, children's playground, tennis court and a fishing lake. The beautiful sandy beaches at Brancaster and wildlife reserves of the North Norfolk coast are within a 10 minute drive away.

Ground Floor

Kitchen: Light & airy, well-equipped hand-painted shaker-style kitchen with built-in electric double oven, induction hob & extractor. Built-under fully integrated fridge with ice-box, microwave and dishwasher which leads through into..........

Sitting/Dining Room: Double aspect, spacious room with a feature fireplace containing a wood-burning stove (ideal for those autumnal/winter evenings), 2 leather sofas, Smart TV, music system, dining table with 4 chairs. There are two patio doors, each leading out on to a sheltered and sunny area to sit outside, and giving a lovely cooling breeze through the cottage on hot sunny days.

The stairs are not steep and have hand rails each side. There is a stair gate at the top.

First Floor

Bedroom 1: Generously sized main bedroom which overlooks the mature front garden, contains a superking bed, bedside tables and lamps, large built-in wardrobe, chest of drawers and dressing table.

En-suite shower room: walk-in shower cubicle, hand basin, WC and heated towel rail.

Bedroom 2: Another spacious room containing twin beds, bedside tables and lamps, built-in wardrobe and chest of drawers.

Bathroom: Shower-bath with shower over, hand basin, WC, heated towel rail and airing cupboard.

Pillows and duvets are all hypo-allergenic.

Outside

There is dedicated off-street parking space at the end of the rear garden with additional parking to the side of the cottage.

Both the cottage gardens are safe and enclosed. The front garden which is laid mainly to lawn with a variety of shrubs and plants has the benefit of the morning sun, whilst the rear garden contains the sun-trap, patio area complete with raised herb bed and a further lawn area, which has the advantage of catching the afternoon/evening sun.

Village

Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a  traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall

History

The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.

Visit

There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Virginia Cottage was a great cottage to stay in with all necessary items provided and very clean. There was a nice welcome pack including a lovely cake to greet us on arrival. The location is ideal with easy access to all the local beaches and walking distance to the shop and pub. There were plenty of options available for walking our two dogs and the garden was a real place of tranquility at the end of a busy day. Would recommend this cottage and we will certainly be returning. Walks on Brancaster beach, Thornham beach and Hunstanton beach were great with our dogs and food at the Jolly Sailors, Lifeboat Inn and the White Horse was great. Great Bircham is a nice village with plenty of walking available and a great cafe at Bircham Windmill.

It’s perfectly located with Brancaster Beach a few minutes away and the wonderful Drive Orchards at Thornham for a great dinner spot for the kids. Very enjoyable. Cottage - delightful, spotless, comfortable, welcoming. Superb bed and lovely bed linen! Very well equipped. Blistering temperatures somewhat slowed things down (especially with a dog with a heavy coat!). But very grateful for the Easterly, cooling breeze at the coast. We absolutely loved this cottage! It was so pretty and really warm and cosy. Lovely garden too. We really enjoyed lighting the real fireplace when we returned each evening after a day of beach walks and exploring. The cottage had everything we needed for a really comfortable stay. Kitchen was fully equipped. Lovely bathroom and really comfortable, enormous bed! Docking is a fabulous village and just a short drive to the beaches Brancaster, Holkham and Hunstanton. The local shop stocks everything too. We will definitely return.

We've been coming to Norfolk for yeas and this by far our favourite cottage! The garden is fabulous especially with two young children. Beautiful location and very clean. Our greatest find this time was Drove Orchards down the road (Erics Pizzeria and fish & chips, and ice cream). Also the new cafe at North Creake Abbey. Brancaster beach as always has been a huge hit. 'We had a wonderful time at this cosy, comfortable and extremely practical cottage-ideal for us and our two Cocker Spaniels. Both, front and back garden are dog proof-our little Houdini didn't stand a chance! On arrival we found home made cake which was a lovely touch. The level of cleanliness was outstanding-the cleanest holiday property we have ever stayed at! Docking is perfectly positioned for visiting other nice places in Norfolk and the local Spar shop, one minute's walk from the cottage, is open 7 days a week, 6am-10pm (also a post office) and the staff is very friendly. Thank you to the owners/caretaker/cleaner for providing such a lovely place! We hope to return ourselves and have already recommended!"

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
