Virginia Cottage is an attractive Norfolk cottage which has been carefully refurbished throughout during 2011 to make a lovely holiday home. Downstairs is open plan with a shaker-style kitchen leading through to the sitting/dining room, with French doors to the sheltered patio and safe enclosed back garden. There are 2 bedrooms and 2 newly fitted bathrooms upstairs, making this cottage ideal for a family or for 2 couples. It is situated in a quiet and peaceful location off the road in Docking, within a short walk of an excellent village shop/post office, local pub which serves food, children's playground with tennis court, fish & chip shop and a fishing lake. The beautiful sandy beaches at Brancaster and Thornham are within a 10 minute drive away. Please note that short breaks are not available between May and September (full weeks only). 4 or 5 day breaks may be possible at other times with but with a Saturday start date .

Ground Floor
Kitchen: Well-equipped shaker-style painted kitchen with built-in electric oven, built-in fridge (with ice-box), microwave, washing machine. Leads through into..........
Sitting/Dining Room: With wood-burning stove, 2 leather sofas, TV with freeview, DVD, music system with i-pod docking station, dining table with 4 chairs. There is a door opening onto the sheltered west-facing patio and back garden.
The stairs are not steep and have hand rails each side. There is a stair gate at the top.
First Floor
Bedroom 1: Newly decorated with double bed, bedside tables and lamps, built-in wardrobe, chest of drawers, dressing table. En-suite shower room: newly installed walk-in shower, hand basin, WC and heated towel rail.
Bedroom 2: Twin beds, bedside tables and lamps, built-in wardrobe and chest of drawers.
Bathroom: Newly fitted shower bath with shower over, hand basin, WC and heated towel rail.
Outside
There is off-street parking to the rear of the cottage, with additional space to the side.
The cottage has a fully enclosed front garden which is mainly lawned with a variety of shrubs and plants. At the back of the cottage is another fully enclosed garden, with a new patio area with outside furniture and a barbecue, and a further lawned area behind this.

Docking
Location
All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. Docking also has its own coarse fishing lake that is available on a day ticket basis.
The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.

5 night break: 90% of full week price
3/4/5 day short breaks are not usually available during school holiday periods.
