The Gables is a Grade II listed period house dating back to 1750, which has recently been renovated and refurbished throughout, to make a lovely comfortable holiday home whilst maintaining its original character and quirkiness . With the advantage of a wonderful new kitchen, 2 sitting rooms, 5 bedrooms and 3 bathrooms this house is perfect for 2 families sharing, or for up to 3 couples. It is situated in the heart of the bustling seaside town of Wells, within a very short walk of the shops, restaurants and attractive quay.
Please enquire about reduced rates in low season for under-occupancy. (Please note that there is an additional £50 charge if the sofa-bed is required.)
Accommodation










Ground Floor
Entrance Hall: Spacious hall with sofa.
Kitchen: Newly extended room with windows overlooking the courtyard garden. Well-equipped kitchen with newly fitted cream painted units, integrated dishwasher, range cooker (gas), microwave, fridge/freezer and gas fired wood-burning effect stove. There is a large dining table with 8 chairs.
Utility Room: With washing machine and tumble dryer. Shower Room: With newly fitted walk-in power shower, hand basin, heated towel rail, WC and underfloor heating.
Sitting Room: Comfortable sofa, fireplace, TV, DVD & BT Vision.
Drawing Room: Another reception room to escape from the TV! With leather sofas, tables and overlooking the courtyard garden.
Study: Leather sofa bed (which can sleep 2) and desk, with wireless Broadband.
There are 2 staircases to the first floor. One is fairly steep and twists around with a rope hand rail and wooden rails on each side, the other is not steep with 2 hand rails.
First Floor
Bedroom 1: High ceilinged spacious room with king-size bed, bedside cabinets and lamps, chest of drawers, wardrobe and ornamental fireplace. Next door is a Bathroom: bath with shower mixer taps, hand basin and WC.
Bedroom 2: Good-sized double room with wrought iron bed, bedside tables and lamps, built-in cupboard.
Bedroom 3: Spacious room with twin beds, bedside tables and lamps, chest of drawers, wardrobe, and room enough for a cot. This then leads into..... Bedroom 4: Single room in the eaves with a pitched beamed ceiling, chest of drawers and built-in cupboard. This is a good set-up for a couple who'd like their child/baby to be close by.
Bedroom 5: Single room in the eaves with pitched ceiling, single bed, chest of drawers, bedside lamp.
Family Bathroom: Large bathroom with a low beamed ceiling. There is a shower over the bath, hand basin and WC.
Outside
There is an attractive south facing walled courtyard garden which is fairly private and ideal for sitting out and enjoying a meal. There is also a sun-room and even an outside loo! Parking is possible outside the house during the winter months, or in the adjacent lanes during the summer.

Wells-next-the-Sea
Location
A delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.
The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water’s edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in medieval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef
The sandy beach flanked by pine forest is about a mile from the quay and can be reached by road, on foot along the causeway or via the miniature railway.
Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park is only a couple of miles away along the coast road.

4 night break: 80% of full week price
5 night break: 90% of full week price
3/4/5 day short breaks are not usually available during school holiday periods.
