The Cottage is a traditional Norfolk brick and flint cottage, around 200 years old, which has been carefully renovated and refurbished throughout, making a comfortable holiday cottage available for letting from July 2011. Downstairs there's a lovely new kitchen, and an attractive sitting room with a wood-burning stove, making it perfect for stays throughout the year. Upstairs there are 2 spacious double bedrooms making this cottage ideal for up to 4 people. It is conveniently located in the centre of Docking village, with a pretty paved garden, within walking of a good village shop, local pub, fish & chip shop and a fishing lake. The beautiful Norfolk coast and the Gerorgian village of Burnham Market are easily reached within a 10 minute drive.
Accommodation
Ground Floor
Downstairs has been completely refurbished with an attractive slate floor throughout.
Sitting Room: Newly decorated spacious room with a wood-burning stove, 2 leather sofas, coffee table and a bookcase. There's a flat screen freeview digital TV and DVD player.
Kitchen: Newly fitted cream kitchen with all new crockery, glasses, pots and pans. There's an electric oven, microwave, fridge/freezer and a dining table with 4 chairs. Leading off the kitchen is a utility area and bathroom where underfloor heating has been installed to keep this area warm throughout the winter.
Utility area has a washer/dryer.
Bathroom: bath with electric shower over, hand basin and WC.
In the kitchen there is a door to the stairs, which are not too steep and have a hand rail.
First Floor
Bedroom 1: Lovely big room with a king-size bed, bedside tables and lamps, dressing table and stool, wardrobe.
Bedroom 2: Another good-sized room with double bed, bedside table and lamp, hand basin, chest of drawers and hooks.
Outside
It is usually possible to park cars immediately outside the cottage on the road.
There's a fully enclosed small paved garden with a variety of herbs, roses and hollyhocks. There is an outside table and chairs.

Docking
Location
All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. Docking also has its own coarse fishing lake that is available on a day ticket basis.
The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.

5 night break: 90% of full week price
3/4/5 day short breaks are not usually available during school holiday periods.
