Spicer's is an immaculately presented luxurious period coastal house, carefully created as a result of extensive renovation and complete refurbishment to transform it into one of the most beautifully appointed, stylish holiday homes in Wells-next-the-Sea. This gorgeous house has two charming reception rooms and a spacious contemporary kitchen/dining room on the ground floor, with a sweeping staircase leading to the four generously proportioned lovely bedrooms, each with their own modern en-suite. It is enviably positioned on a picturesque Georgian green and leafy square, The Buttlands, within a short walk of the harbour and a great selection of shops and places to eat, including the highly renowned Globe Inn. This is a superb place to stay for up to eight guests, beautifully presented throughout, with the added advantage of the use of a charming Wells beach hut for two days (Monday and Tuesday for full week bookings and just Monday for short breaks), a private enclosed landscaped garden and the benefit of off-street parking.

Ground Floor

Entrance Hall: generously proportioned with a curved wall and plenty of space for coats storage.

Cloakroom: decorated with wallpaper from a local artist, with hand basin and WC.

There is the advantage of free wifi provided throughout the cottage, with two ipod docking stations available for guests to use.

Sitting room: a charming room at the front of the house overlooking the green with an original fireplace housing a new wood-burning stove. There are two comfy sofas, armchair, HD TV, a well-stocked bookcase and table lamps.

Games room: a relaxed second reception room overlooking the green, with a large sofa, bean bags, table football, HD TV with DVD player and a selection of games and DVDs.

Kitchen/dining room: a superb newly fitted kitchen with hand-painted units and granite worktops, really well equipped with an electric range cooker with a gas hob, microwave, fridge/freezer, dishwasher and all new crockery, glasses and cookware. There is a spacious dining area with a large wooden table comfortably seating eight guests (please note that this will be larger than the table shown in the photo) and French doors opening out to the attractive courtyard garden.

Utility room: a spacious room with a Belfast sink, washing machine, tumble dryer, additional cupboard space and back door to the garden.

First Floor

There is a wonderful new sweeping full height staircase with a hand rail.

All bedrooms are beautifully presented, with new beds, high quality mattresses and pillows, supplied with luxurious hotel quality feather duvets, feather pillows, bed linen and towels. Each of the bedrooms has the advantage of its own thermostatic control, allowing guests to sleep in comfort.

Bedroom 1: a gorgeous bedroom overlooking the green with a luxurious new bed which may be configured as super king-size or as twin beds. This lovely room has an ornamental fireplace, two bedroom chairs, bedside tables and lamps, chest of drawers and a built-in wardrobe. There's a newly created contemporary en-suite bathroom: with bath with fixed overhead shower and shower mixer taps, hand basin, heated towel rail and WC.

Bedroom 2: a second lovely room overlooking the green with a wrought iron king-size bed, bedside tables and lamps, an ornamental fireplace, armchair, chest of drawers and a wardrobe. This room has a new en-suite shower room: with a large walk-in shower, hand basin, heated towel rail and WC.

Bedroom 3: another equally delightful roomy bedroom, this one is at the back of the house and has a king-size bed, bedside tables and lamps, a sofa, wardrobe and a chest of drawers. En-suite bathroom: with a lovely lantern skylight and newly fitted with a bath with fixed overhead shower and shower mixer taps, hand basin and WC.

Bedroom 4: charming room with twin beds with upholstered "beach hut" headboards, bedside tables and lamp, chest of drawers, chair and a wardrobe. En-suite shower room with a walk-in shower, hand basin, heated towel rail and a WC.

Because of the high quality of this house a £500.00 security deposit is required.


Outside

Spicer's is conveniently located on The Buttlands with the advantage of private off-street parking for one car at the back of the house, with parking for additional vehicles available on The Buttlands.

There is a rear fully enclosed and sheltered newly landscaped garden with a patio area, garden furniture and a barbecue, making this an ideal spot for an evening drink or supper to enjoy the evening's sunshine.

Perfectly located to stroll down to the harbour and onto the gorgeous sandy beaches at Wells and Holkham. It's only 2 minutes walk to the quay and the beach can be reached by road, on foot along the causeway or via the miniature railway.

It is within walking distance of all of Wells' shops and other amenities, such as the renowned Globe Inn.

Please note that this is a strictly no dogs property, making it ideal for guests with allergies. Sorry but stag and hen parties are not welcome!

Wells-next-the-Sea

Location

Wells-next-the Sea is the runaway winner of the first Sunday Times "Beach of the Year" award. It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.

The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in medieval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.

The sandy beach flanked by pine forest is about a mile from the quay and can be reached by road, on foot along the causeway or via the miniature railway.

Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park is only a couple of miles away along the coast road.
