Sexton's Place is an exceptional Norfolk flint & brick cottage, dating back to the 1850s, which has just been completely refurbished to a high standard with great care and attention to detail, to make a luxurious, contemporary holiday home. Downstairs has been reconfigured to provide a wonderful open plan sitting, dining and kitchen area, with the advantage of a separate large sitting room with wood-burning stove. Upstairs there are 3 beautifully presented bedrooms and 2 bathrooms, making this the perfect cottage for families or couples. It is well located in a quiet position in the heart of a thriving village with the stunning Norfolk coast only 10 minutes drive away.

Ground Floor
Entrance hall with coats/boots storage cupboard.
Outstanding newly refurbished open plan sitting/dining and kitchen area with wooden flooring throughout.
Sitting area: has 2 comfortable sofas, coffee table, TV, DVD, i-pod docking station//radio/CD player. Dining area has a large table with 6 chairs, and wide stairs (not steep) leading up to the first floor.
Kitchen: newly fitted cream kitchen with quartz work tops: well-equipped with integrated fridge, wine fridge, freezer and dishwasher. There is an electric double oven with halogen hob and a microwave. Leads into... Utility Area: with washing machine, condensor tumble dryer and sink. There is even a picnic hamper provided! Cloakroom: WC and hand basin.
Sitting Room: Lovely spacious room with a wood-burning stove and 2 large comfortable sofas, bookcase with a selection of books, games and DVDs. There is a TV and DVD.
The cottage has the advantage of wireless broadband and a telephone (honesty box please).
First Floor
All the bedrooms are beautifully presented with high quality bedding and lovely fabrics. Hairdryers are provided.
Bedroom 1:Double bed, bedside tables, lamps & clock radio, built-in cupboards. There is a new en-suite bathroom: Victorian free-standing bath, separate walk-in shower, wash stand with basin, heated towel rail and WC.
Bedroom 2: Twin beds, bedside tables & lamps, tallboy and wardrobe.
Bedroom 3: Double bed, bedside tables, lamps & clock radio, chest of drawers and built-in cupboard.
Shower Room: Newly fitted large walk-in shower, hand basin, heated towel rail and WC.
Outside
The cottage is quietly situated off the road in Sexton's Yard, with no through traffic. There is a garage and a parking place available.
There is a fully enclosed private rear garden which is mainly laid to lawn, with patio area, garden furniture and a barbecue. There is a good fish & chip shop, local pub, children's playground and village shop all within walking distance, whilst the beautiful coast is only 10 minutes drive away.

Docking
Location
All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. Docking also has its own coarse fishing lake that is available on a day ticket basis.
The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.

4 night break: 80% of full week price
5 night break: 90% of full week price
3/4/5 day short breaks are not usually available during school holiday periods.

Please note that where dogs are permitted the charge is £15 per week or part week.
