Sandpiper is a beautifully presented luxurious detached home, part of the exclusive Foundry Field development, nestled in the heart of the charming Georgian village of Burnham Market. Under new ownership, no expense has been spared to create this carefully designed contemporary home, ideal for families and friends, with plenty of fabulous living space including a stunning kitchen, lovely living room and a second sitting area with a high vaulted ceiling. There's a gorgeous downstairs bedroom and upstairs there are four beautifully presented bedrooms, two en-suite and a superb family bathroom. The owners have tastefully furnished Sandpiper and carefully equipped it for high quality holiday lets, combining luxury with functionality to ensure guests have a truly comfortable stay. Outside there's the advantage of an enclosed south facing lawned rear garden with terrace, perfect for dining alfresco, and two private off-street parking spaces at the front. It's conveniently positioned within a short walk of Burnham Market's picturesque village green and less than 10 minutes drive to the stunning North Norfolk coast with its wide open sandy beaches.
Ground Floor
There is a modern air source central heating system with underfloor heating downstairs, making this a warm and inviting place to stay throughout the year.
Hall: with a tiled floor and cloaks area.
Kitchen/dining area: a fabulous contemporary light and spacious kitchen with glazed doors leading out to the garden. This high-specification fitted kitchen is extremely well-equipped and has a large Bosch induction hob, two fan-assisted electric ovens, full height integrated fridge/freezer, integrated dishwasher, microwave and Nespresso machine. It has the advantage of all new crockery, cookware, glasses and cutlery.
Up to ten guests may comfortably dine around the generously sized table with bench seats along each side and chairs at each end. For casual dining there is a breakfast bar with two stools.
Utility room: convenient room with a washing machine, tumble dryer, sink and additional cupboards.
Living room: beautifully presented room decorated in coastal hues with French doors to the garden. Guests may relax in comfort with two huge comfy sofas, an armchair, flat screen TV and a Blu Ray DVD player and woodburner (not shown). From here there's an archway leading through into:
Sitting room: a gorgeous room with a vaulted ceiling with painted beams and French doors to the garden. There's a large L-shaped sofa, two armchairs and a flat screen TV.
Bedroom 5: beautifully presented room which has zip-linked beds which may be configured as a super king-size bed or twin beds (3') (please request at time of booking), beside tables and lamps, wardrobe and a dressing table.
Shower room: high quality contemporary walk-in shower, hand basin, WC and heated towel rail.
The staircase is straight, not steep, with a hand rail.
First Floor
Bedroom 1: luxuriously appointed master suite with emperor size bed, bedside table and lamps, TV, wardrobe and dressing table with walk in dressing room.
En-suite shower room: with shower, hand basin and WC.
Bedroom 2: beautifully presented room with a king size bed, bedside tables and lamps, wardrobe and a dressing table with stool.
En-suite shower room: contemporary with a fully tiled walk-in shower, hand basin, heated towel rail, WC and underfloor heating.

Outside
Please be aware that there is a security camera on the front doorbellThere is the advantage of two private off-street parking spaces in front of the garage at the front of the house.
The south facing rear garden is fully enclosed and private, with a lovely terrace and a good-sized lawn. For dining al fresco, there is an outside dining table with ten chairs and a charcoal barbecue.
It is only a few minutes walk to Burnham Market's highly regarded village green with its great selection of independent shops, boutiques and galleries, as well as the renowned Hoste for delicious food and superb spa facilities.
Please note that due to the high standard of this house, the security deposit is £350.00.
Village
Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.
Visit
With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

This is a first class spacious holiday home with all amenities provided to a high standard, adequate car parking, a large garden set in a quiet neighbourhood a few minutes walk from Burnham Market centre. Accessible to all the best beaches and restaurants North Norfolk can offer. Unusually for my party even the sun was shining – all week.
We were moved into this property after our initial holiday home had a flood.
It was really beautiful and we were so grateful to have been given this as an alternative property to stay at.
The space, cleanliness and location were amazing. Being an interior designer, the decor and where everything was sourced from was stunnin and high end which was lovely.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
