Rosemary House is a beautifully presented period Georgian detached house, carefully renovated and refurbished by its owners to create a wonderful holiday home. This is undoubtedly one of the most highly sought after holiday houses in Burnham Market, having the great advantage of a well-maintained private walled garden, off-street parking and just a few steps from a lane leading to the village green. This is a light and airy spacious house with period features and the luxury of two lovely sitting rooms and an attractive kitchen/breakfast room with a full height vaulted ceiling. Guests are assured of a comfortable night's stay in any of the three gorgeous bedrooms, with three bath/shower rooms. Ideal for couples or a family, this is a superb house in a fabulous location within a short drive of the stunning Norfolk coast and a short walk to an excellent selection of local shops, boutiques and galleries and the delicious food & drink at The Hoste Arms.
There is an electric charging power point for cars.

Ground Floor

Entrance hall: spacious hall with wooden floorboards and plenty of space for coats and boots. The non-steep staircase to the first floor leads up from here.

Kitchen/breakfast room: A great room with a well-equipped kitchen and a lovely dining area which has a high vaulted ceiling with exposed beams, two sets of French doors to the garden and a limestone tiled floor.

The kitchen has plenty of storage space, including a walk-in shelved larder, and everything needed to cater for at least six guests. There is an electric Rangemaster with ceramic hob and extractor hood, microwave, integral washer/dryer, integral dishwasher, 1.5 bowl sink with waste disposal unit, and an American style fridge/freezer with water and ice dispenser.

The attractive dining area has a great feeling of light and space with its high vaulted ceiling and glazed doors opening out to the attractive garden. There's a large pine dining table with six chairs.

Cloakroom/Shower room: located off the kitchen with a large shower cubicle, hand basin, heated towel rail and WC.

Sitting room: Beautifully presented in a contemporary coastal style with an attractive fireplace housing a wood-burning stove (wood is supplied) and traditional Georgian sash windows with shutters. Comfortably furnished with three blue and white sofas, occasional tables and lamps, Smart TV and a DVD player.There is door which leads through to:

Second sitting room: Furnished with a sofa-bed, which is available by request for guests to sleep on (possibly for less mobile guests, however no more than six are permitted to stay in Rosemary House). There is a second TV, well-stocked bookcase and French doors leading to the garden.

First Floor

All of the bedroom furniture, bedding and towels have been carefully chosen to ensure guests are comfortable. All of the bedrooms have Georgian sash windows with blinds.

Bedroom 1: Delightful room overlooking the back garden with a cream wrought iron king-size bed, bedside tables and lamps, built-in open shelving and hanging space. En-suite shower room: shower cubicle, hand basin, heated towel rail and WC.

Bedroom 2: Slightly larger than bedroom 1 with a period ornamental fireplace. Equally well presented with a cream wrought iron king-size bed, bedside tables and lamps and built-in open shelving with hanging space.

Bedroom 3: A smaller room with full-size twin beds, bedside tables and lamps and built-in open shelving.

Family bathroom: Free-standing bath, separate shower cubicle, hand basin, heated towel rail and WC.

Note; Pillows and duvets are all hypo-allergenic. unlimited logs supplied from mid October and April

Outside

Access to the private off-street parking at Rosemary House is via an unadopted lane from Station Road, where there is the advantage of the use of a garage with a parking space in front. There is an electric charging point for cars which guests are welcome to use.
There is a gate which leads into the rear garden which is fully enclosed.

The lovely garden is private and well-maintained, having been landscaped with a feature stone circular patio and additional terrace with outside furniture. There is a main lawn which has a wooden summerhouse at the far end, where additional garden chairs are stored and where guests may leave bicycles if desired.

There is useful pedestrian access to the village green via the lane.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

Great house with lovely private garden. Off-street parking was a bonus, and just a few steps from a lane leading to the village green. Our group comprised three generations and the second sitting room was particularly useful for our Grandchildren. We visited Holkham beach and walked to Wells and back. This is a particularly nice walk as you can choose beach one way and through trees the other.We visited Blakeney and enjoyed the must-have Crab sandwich.

Lovely spacious property in a prime location. Easy to relax but close enough to the centre of Burnham Market for short walks, trips to shops and restaurants. Also, excellent private garden space to eat outside, when the weather allowed. Having private off-street parking (and garage) was a huge benefit as we travelled with two cars. We have rebooked the property for next year, so on the whole we thought it was excellent.cKenzie

We found this to be an excellent property in every way. It is well located for the town and yet quiet. In the summer the lovely garden would be a real bonus. The property is well equipped, to a high standard We enjoyed Burnham itself with a range of shops and eateries. We had a great visit to Titchwell RSPB reserve and to Cley Nature Reserve.

A well appointed, comfortable and homely Cottage in an excellent position within Burnham Market.We were fortunate to have good weather so the garden was great to sit out in. This is our 7th stay in Rosemary house in 2 years as we like the comfort and position of the house and we were delighted to be able to extend our stay by two days with the kind permission of the owners. The house is just lovely and the off-road parking is a great bonus too.

The property was spacious and well laid out. We liked particularly the fact that it had three bathrooms and the furnishings were very comfortable. The garden was amazing and the reason we chose this particular property was the fact that we were able to park two cars off the road! We had a dog with us so the garden was brilliant, the position of the property in relation to the high street was great and the parking. Burnham Market is a lovely base for visiting North Norfolk so it was an ideal stay for us. Can I also take the time to commend you on your Covid preparations and also the cleaners. 10 out of 10 for cleanliness and gardens This was our 3rd stay in Rosemary House but the first time in the summer. We especially enjoyed making the most of the garden and being able to eat outside on most days. We love Rosemary House because there is so much space, which suits our grown up family. Giles's parents joined us for the second week and they loved the house, describing it as 'idyllic'. Nothing not to like! Thank you, the best holiday for years.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
