Orchard House is a contemporary, generously proportioned detached house with new high quality furnishings and contents. This is a superb house, with beautifully presented accommodation, offered here on a reduced occupancy basis with the use of two floors (not the top floor), perfect for a family or up to three couples. There is a wonderful light and airy open plan ground floor living area and a stunning first floor sitting room with lovely open countryside views. The luxurious bedrooms have been carefully furnished for comfort, with the advantage of a ground floor twin room and shower room and two first floor gorgeous master bedrooms with en-suite bath/shower.
It is quietly situated along Burnham Market's most sought after lane with ample off-street parking and a large rear lawned garden overlooking open fields. This is the ultimate location only minutes walk from the village green with its excellent selection of independent shops and restaurants and only a short drive to the beautiful Norfolk coast - simply the perfect place to stay during the summer or winter.

Please note that during peak periods Orchard House must be rented with the use of all three floors and five bedrooms.

The owners have asked, please don't arrange for a hot tub to be hired for your stay at Orchard House.

Ground Floor

The house is beautifully appointed and decorated throughout.

There is the advantage of underfloor heating and central heating making this a warm and comfortable place to stay throughout the year.

Kitchen/breakfast room:
A superb light and airy room with glazed bi-fold doors opening out to the private garden. It has been thoughtfully equipped with everything that guests could need including a range cooker, halogen hob, microwave, dishwasher, full height larder fridge and breakfast bar.
There is a large contemporary dining table which can comfortably seat ten guests. Opens into:

Utility Room: has a fridge/freezer, washing machine, tumble dryer, Belfast sink and additional cupboard space.

Sitting Room: Wonderful light and spacious room with doors opening out to the terrace. There is a wood-burning stove, two large comfy sofas, armchairs, Sky TV, DVD/Blue Ray player.

Bedroom 5: A light room at the front of the house with full-size twin beds, bedside table and lamp, chest of drawers.

Shower room: located next to the bedroom with a shower cubicle, hand basin, WC, heated towel rail.

First Floor

There is a wide staircase with a banister.

Sitting Room: a fantastic room with a large feature window overlooking the garden and open countryside. Beautifully furnished in a contemporary coastal style with large L-shaped sofa and a large flat-screen TV.

Bedroom 1: Gorgeous room with a super king-size bed (6 ft), bedside table and lamps, ample storage space with built-in cupboards with shelving and a built-in wardrobe, TV.

En-suite bathroom: really spacious with a large walk-in shower, separate bath with mixer taps, hand basin, WC and heated towel rail.

Bedroom 2: Lovely countryside views over the back. There is a king-size bed (5 ft), bedside tables and lamps, built-in wardrobes.

Outside

Orchard House is located along Herrings Lane with a large shingled driveway and parking space for up to five cars at the front.

There's an attractive private lawned rear garden with a terrace and garden furniture which includes a large outside table, parasol and chairs, charcoal barbecue.

Guests should be aware that from the back garden there is open access to the front garden which has a five bar gate, however there is a raised grassy bank bordering the quiet lane, meaning that the grounds are not fully secure.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
