The Old Rectory is undoubtedly the ultimate private large coastal house, with a fabulous outdoor heated swimming pool and a tennis court, enviably located in designer landscaped grounds with stunning uninterrupted coastal views. We are delighted to offer guests the opportunity to stay in this gorgeous house, stylishly renovated by interior designers for use as a main residence, now available for a luxurious holiday let.

This is simply the perfect place for large groups of family and friends to indulge themselves throughout the year with several beautifully presented reception rooms, generously proportioned bedrooms and a separate Stable block providing annexe accommodation for a couple or small family. The professionally designed grounds are a delight, having been carefully planned to create a series of external rooms. It is ideally located within walking distance of the beautiful coast, the shops and cafe at Burnham Deepdale and only two miles from the Georgian village of Burnham Market.

Ground Floor

Guests are advised that the house has free wifi.

Entrance hall: lovely spacious entrance hall with a high ceiling, stone flooring, sweeping staircase and a piano.

Drawing Room: stunning double aspect room with an open fireplace and full height windows overlooking the attractive gardens. Tastefully furnished with two huge comfy sofas, two armchairs, mirrored sideboard and original artworks.

Sitting Room: charming relaxed room with an open fireplace and full height windows overlooking the gardens. Comfortably furnished with two big sofas, two armchairs, large TV with full Sky package, built-in well-stocked bookshelves.

Kitchen: fabulous spacious bespoke kitchen with limestone flooring that opens into the dining area. It is extremely well-equipped to comfortably cater for 16 guests with a four oven Aga, separate electric oven, two dishwashers, full height fridge, well-stocked dresser. There's a large granite island incorporating a breakfast bar with bar chairs.

Dining room: lovely light and airy room with full height glazed doors opening onto the terrace and two carefully positioned armchairs to enjoy the lovely view. There's a large dining table which may be extended to seat up to 18 guests with plenty of chairs for everyone to dine in comfort.

Laundry room: spacious room with two washing machines, tumble dryer, fridge/freezer and a sink.

Back hall: with a large boot room providing ample storage space for coats and boots. There is a back staircase leading up to near bedrooms 3 and 4.

Cloakrooms: "his & hers" two separate loos (one with a throne!) and a wash-stand.

First Floor

All of the bedrooms are generously proportioned with high ceilings and lovely uninterrupted views across the grounds, with no other properties within sight.
There is a stunning galleried landing overlooking the entrance hall.

Master bedroom suite: a wonderful spacious bedroom with lovely views from its large windows across the gardens. There's a super king-size bed, bedside tables and lamps, chest of drawers, large wardrobes, armchair.
Dressing area with a dressing table and full height mirrors. Leads through to:

En-suite bathroom 1 : stunning spacious room with a free-standing bath, separate shower enclosure with powerful drencher head, vanity twin basin unit, heated towel rail and WC.

Bedroom 2: beautifully presented room with a king-size bed, bedside tables and lamps, chest of drawers, armchair, built-in wardrobes.

En-suite WC and separate en-suite shower with vanity basin.

Bedroom 5: with a double bed and views over the garden.

Along the landing and down three steps to:

Bedroom 3: lovely room with a window seat overlooking the garden. Has a king-size bed, bedside tables and lamps, dressing table and a wardrobe.

Bedroom 4: the room where Rupert Everett was born! Contains a king-size bed, bedside tables and lamps, chest of drawers, wardrobe, large sofa.

Family bathroom: bath with drencher shower head over (care must be taken when showering), twin vanity unit and WC.

Separate WC with hand basin.

Second Floor

The stairs lead up to the top floor landing where there there are doors to each of the bedrooms with a "Jack & Jill" bathroom

Bedroom 6: lovely spacious feminine room with a sloped ceiling. Has a double bed, bedside tables and lamps, built-in low cupboards, dressing table, desk & chair and a sofa bed.

Bedroom 7: another lovely room with sloped ceilings, a wrought iron double bed, sofa, built-in wardrobe, desk and chair.

Bathroom: has a slipper bath with shower mixer taps, vanity unit, heated towel rail and WC.

Please note there is a wooden cot at the property.

The Stables

This separate dwelling is only steps from the main house and provides private first floor accommodation for a couple or family, or for up to five teenagers. Ideal to escape the rest of your party!

A staircase leads up to the viewing area with a sofa and the best views in the whole house. There are doors opening out to the decked balcony with absolutely stunning uninterrupted views across the marshes and out to sea.

Sitting room: has a TV and two comfortable sofa beds, one of which has a trundle bed, which may be used to sleep up to three children. Please advise at the time of booking if you would like these beds to be made up.

Stables Bedroom : has a king-sized wooden sleigh bed (not shown in the photos), bedside tables.

Shower room: with a small shower.

Separate WC.

Outside

The Old Rectory is hidden behind a substantial flint and brick wall, accessed via the coast road down a a driveway with a large shingled parking area with plenty of room for parking.

The landscaped extensive grounds surrounding the house are truly wonderful and well-maintained. They've been cleverly designed to create a "series of rooms" including some wonderful sculptures, and enjoy unrivalled open views across the marshes and out to sea.

Guests may find it hard to leave the grounds as there is so much to enjoy here, with plenty of scenic places for dining al fresco or simply strolling around the gardens or relaxing in the sunshine.

Swimming Pool: a beautifully designed large pool area enclosed by a picket fence, with a spacious terraces area perfect for sitting or dining. An extremely large pool which is heated during the summer months (please enquire about dates) and has a completely safe cover which may be walked on. Carefully planned area with a well-equipped kitchen and two changing rooms with showers and two separate loos. There is a spacious paved eating area with a large outside table and plenty of chairs.

Tennis Court: this has to have the best views in the whole of Norfolk! Superb astroturf full-size court court which is fully fenced and has a ball machine. Guests are asked to bring their own rackets and balls if they wish to play.

The grounds have been professionally landscaped and include a picturesque stream with a bridge and lovely decked sitting area to enjoy the views, so care is advised with young children. There is a well-stocked vegetable garden where guests may help themselves to whatever is in season, and large lawns perfect for balll games. There's a large wood in addition to the landscaped grounds where guests are able to play/walk if desired.

Although it feels as if you are in your own private world, it is only a couple of minutes walk from the Old Rectory to the Norfolk coastal path and to the selection of shops and cafe at Deepdale, or the highly acclaimed White Horse at Brancaster Staithe.
The picturesque Georgian village of Burnham Market is easily reached with a 5 minute drive.

Please note that due to the high quality of the furnishings, the security deposit for Old Rectory is £500.00

Bespoke Packages

There are a range of bespoke catering packages available at The Old Rectory for 2024

The hospitality and catering packages on offer, range from breakfast only, to fully catered weeks providing daily meals, this can also include barbecues' and picnic beach hampers if required.
Guests may also choose from set menu's to create their own bespoke catering packages which are individually priced for guests who may not want a set package.

The hospitality extras can include a own private chef for the week, or for the days they have selected the catering options, along with staff (where needed) to set up, serve and tidy away each service.

This options are additional extra's and arranged by the Property Manager by direct negotiations (and not via Sowerbys Holiday Cottages) - if these are required for your stay please ask for the contact information.

Village

Situated on the North Norfolk Coast set between the villages of Brancaster and Burnham Overy Staithe, merging into one with Brancaster Staithe. Most notable is the Dalegate Market in Burnham Deepdale which has a large convenience shop and garage and Deepdale Cafe, ideal for refreshments after a walk along the coastal path and renowned for it's fabulous breakfasts. There is also bicycle hire and a tourist information centre, a range of clothing and lifestyle shops and if you need some new binoculars the One Stop nature shop. It's home to the Deepdale backpacking and camping site and hosts some lovely events throughout the seasons, from live music to the brilliant Spring and Christmas markets.

The coastal path is on the doorstep and is ideal for spotting bird life and photography, across the salt marshes and Scolt Head Island. During the autumn and winter the skies fill with pink footed geese, tens of thousands of cackling flocks arrive in Norfolk and depart by the spring.

Visit

The quintessential village of Burnham Market, is south of Burnham Deepdale, where you can source most Norfolk delicacies like Brancaster mussels, Cromer Crab, samphire and the famous fish cakes from Gurneys. Sit on the pretty green with something delicious from the deli and watch the world go by. With wine merchants, a range of super independent lifestyle shops, galleries, restaurants and bars to visit, this is a popular destination which makes a lovely day out too!

The lovely estate house of Holkham Hall with the lake for boat hire, woodland walks, walled garden, ropes course and woodland play area, is a great day out for all ages. You also have the fabulous beach, so natural and idyllic it is often used as a backdrop to films and music videos.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
