Monteagle Garden Flat is a spacious, beautifully presented high-ceilinged holiday home on the ground floor of Monteagle, a prominent Grade II listed house on The Buttlands, Wells' sought after Georgian leafy green.

We are delighted to offer this beautifully appointed flat which has been carefully furnished and equipped to a high standard by its owners.It is in a fantastic location in the heart of Wells, with the advantage of a private fully enclosed rear garden. It's only a short walk from many local amenities and the picturesque quay, and a few steps from The Crown and The Globe, two of Wells' best places to eat.

Communal entrance hall: spacious entrance hall with a tiled floor with private door leading into the flat.

The accommodation is all on ground level with exposed wooden floorboards in the living areas and no internal steps, so would be suitable for less mobile guests.

Living area: this is a superb well-proportioned light and spacious high-ceilinged open plan area with a contemporary kitchen, stylish sitting area with woodburner (with logs provided for the first evening ) and lovely dining area which overlooks the scenic leafy green.

Kitchen: Well-equipped and contemporary with integral oven and Miele hob, integral Miele dishwasher, microwave, original Nespresso coffee machine and free-standing fridge/freezer.

Living Area: Light airy room with an attractive open fireplace, originial cornicing and large bay window overlooking The Buttlands. Beautifully presented with two comfortable sofas, coffee table, floor lamps and NOW TV and DVD player. Carefully positioned with the best view is a dining table with six chairs.

Second sitting room / Bedroom 3: attractive room leading off the living area with doors opening out to the garden and an ornamental period fireplace. There is a good quality sofa bed with a pocket sprung mattress and a topper (please inform us if you would like to have this made up for your stay), TV with integral DVD player, chest of drawers.

Bedroom 1: Beautifully presented room. Furnished with a king size bed, bedside tables and lamps and a chest of drawers.

En-suite shower room: contemporary walk-in shower, hand basin and WC.

Bedroom 2: Spacious room with French doors opening out to the garden. Contains full size twin beds (super king-size 6' bed zip-linked beds please request at time of booking), bedside tables with lamps, chest of drawers and a wardrobe.

Bathroom: Panelled bath with shower over, basin and W.C. Built-in medicine cabinet and shaver point. Cupboard housing gas-fired central heating boiler with washer/dryer below.

All duvets and pillows are hypoallergenic.

There is a cot and highchair available at this property upon request.

Outside

Although there is no designated off-street parking, there are no parking restrictions on The Buttlands and it is usually possible to park outside. It is just a few steps to the renowned Crown Hotel and also The Globe Inn.

There is the added bonus of a private fully-enclosed walled rear garden which is a real sun-trap. The garden has a patio area with a charcoal barbecue, 6 chairs, table and parasol, clothes line and a lawned area ideal for children.

This is a fantastic location right in the heart of Wells within walking distance of numerous shops and the quay.

Beach

With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.

Village

It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.

The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.

The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.

History

The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.

Visit

Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

This was first time with Sowerbys. However have stopped at The Buttlands before. Flat was perfect in every way and spotlessly clean. Felt our every need was catered for . Wells is such a lovely old fashion seaside town also. Driving along coast Rd visiting the different coastal villages. No two are the same The wild flowers also.

Such a lovely airy spacious apartment., spoilt for choice which too to read and relax in. Clean, fresh and with all you needed to make you very comfortable. The bed linen was lovely. We have always enjoyed our stays in the flat, roomy and very comfortable with a gorgeous little garden suntrap. Following a stroke a few years ago my horizons are a bit limited but Wells is a lovely little town and I was able to take walks every day using my stroller. We tried a few meals out , coffee at Wills, and an early evening pint of Wherry at the Globe. Just Perfect!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
