Lavender Barn is an attractive and stylish 5 bedroom barn conversion which has been converted to a high specification and recently refurbished by its new owners. There is an impressive entrance hall with a vaulted ceiling and oak staircase leading up to a galleried landing. This is the perfect place for families or large groups as it has 4 receptions rooms, 5 bedrooms and 4 bathrooms and 2 large gardens. The enclosed courtyard garden boasts an outside fireplace with a covered seating area, ideal for an English summer barbecue, or keeping warm on a winter night!

GROUND FLOOR
The Entrance Hall provides full height space through the double panelled entrance doors with full height glazing. Bespoke hand built solid oak staircase leads up to the galleried landing.
Kitchen: Fully equipped and hand built fitted kitchen with granite work surfaces incorporating a Belfast sink. The cooker is an Aga and there is also a dishwasher and fridge. The natural slate floor benefits from under floor heating. The ceiling is timber panelled and has exposed beams and large rustic timber stud work columns giving an open plan feel to the main reception hall.
Utility room: accessed off the kitchen and includes a built-in electric oven, hob and stainless steel sink with drainer. There is also an integrated washing machine. As with the kitchen there is a natural slate flooring with under floor heating.
Dining Room: Open plan area with a large wooden table for 12 guests accessed through a large brick archway from the reception hall - open plan and ideal for entertaining. Timber panelled ceiling with exposed roof timbers and oak panelled walls.
Garden Room : lovely light room with double doors leading out to the enclosed garden. There is also a raised hardwood glazed skylight and exposed beams. This provides a comfy area with chairs and sofas ideal for reading or playing games.
Drawing Room: Beautiful curved brick open fireplace incorporating a Living Flame gas-fire . Double aspect windows and double doors lead to the side and rear gardens. Oak floor, fitted uplighters and connecting door to sitting room. Again comfy sofas and chairs and a freeview TV and stereo are provided.
Family Room/Study: Panelled ceiling with exposed beams. TV and DVD player.
Bedroom 5 (The Burnham Room): Large double room with twin beds (please note that these can not be made up as a double) and en suite shower room.
FIRST FLOOR
Bedroom 1 (The Sandringham Suite): Large double room with king-sized double bed and en suite bathroom with free standing bath.
Bedroom 2 (The Walsingham Room): Large double room with twin beds or superking-sized double bed (depending on requirements of your stay) and en suite bathroom.
Bedroom 3 (The Stiffkey Room): Double room with a double bed.
Bedroom 4 (The Holkham Room): Large double room with a double bed.
Family Bathroom: Bath, hand basin, WC for bedrooms 3 and 4.
There is a highchair and stair-gate available.
Please note that if you do wish to bring a dog to Lavender Barn, the owners have requested a £50 dog fee (rather than our standard fee)
Garden
There are two garden areas at the property, one of which provides an enclosed courtyard with outside fireplace and covered seating area, ideal for an English summer barbecue. Patio furniture and barbecue are provided.
It is within a short walk of the beautiful sandy beach and Holme Nature Reserve, as well as a good local pub.
Private parking is available on the driveway for up to 4 vehicles. This property is a 4pm arrival.

Holme-next-the-Sea
Location
This pretty village is located within the North Norfolk Heritage Coast and is renowned for being the northern end of the 50 mile long Roman Peddar’s Way that starts near Thetford. At Holme the Peddar’s Way
Holme is also famous for being the site of Sea Henge, a 4,500 thousand year old Bronze Age tree circle discovered on the beach. There is a fabulous stretch of open sandy beach backed by sand dunes and the Nature Reserve where there are a number of hides and many different varieties of birds have been spotted.
There is a good local pub, The White Horse, which has recently been refurbished afer a fire. Hunstanton golf course, a renowned links course, runs into Holme and there are riding stables nearby too.

3/4/5 day short breaks are not usually available during school holiday periods.
