Lavender Barn is an attractive and stylish 6 bedroom barn conversion which has been converted to a high specification and refurbished for use as a luxurious holiday home. There is an impressive entrance hall with a vaulted ceiling and oak staircase leading up to a galleried landing. This is the perfect place for families or large groups as it has 4 receptions rooms, 6 bedrooms and 4 bathrooms and 2 large gardens. The enclosed courtyard garden boasts an outside fireplace with a covered seating area, ideal for an English summer barbecue, or keeping warm on a winter night!

Lavender Barn is suitable for anyone with limited mobility.

GROUND FLOOR

The Entrance Hall provides full height space through the double panelled entrance doors with full height glazing. Bespoke hand built solid oak staircase leads up to the galleried landing.

Kitchen: Fully equipped and hand built fitted kitchen with granite work surfaces incorporating a Belfast sink. The cooker is an Aga and there is also a dishwasher and fridge as well as a Tassimo Coffee machine (pods not supplied). The natural slate floor benefits from under floor heating. The ceiling is timber panelled and has exposed beams and large rustic timber stud work columns giving an open plan feel to the main reception hall.

Utility room: accessed off the kitchen and includes a built-in electric oven, hob and stainless steel sink with drainer. There is also an integrated washing machine and fridge/freezer. As with the kitchen there is a natural slate flooring with under floor heating.

Dining Room: Open plan area with a large wooden table for 14 guests accessed through a large brick archway from the reception hall - open plan and ideal for entertaining. Timber panelled ceiling with exposed roof timbers and oak panelled walls.

Garden Room : lovely light room with double doors leading out to the enclosed garden. There is also a raised hardwood glazed skylight and exposed beams. This provides a comfy area with chairs and sofas ideal for reading or playing games.

Sitting Room: Beautiful curved brick open fireplace incorporating a Living Flame gas-fire . Double aspect windows and double doors lead to the side and rear gardens. Oak floor, fitted uplighters and connecting door to sitting room. Again comfy sofas and chairs and a Smart TV.

Bedroom 6 (The Blakeney Room): Panelled ceiling with exposed beams. Large room with 3 single beds.

Bedroom 5 (The Burnham Room): Large family room with double bed and a single bed and a double shower wet room (ideal for limited mobility). Comfortably sleeps 3.

All the bedrooms are beautifully presented and have high quality mattresses, pillows and bed linen.

FIRST FLOOR

Bedroom 1 (The Sandringham Suite): Large room with a super king-sized bed and en suite bathroom with free standing bath and enclosed shower.

Bedroom 2 (The Walsingham Room): Large room with king size bed and en suite bathroom.

Bedroom 3 (The Stiffkey Room): Gorgeous room with a super king bed.

Bedroom 4 (The Holkham Room): Large room with bunk beds

Family Bathroom: Fully enclosed shower, hand basin, WC for bedrooms 3 and 4.

There is a hairdryer in each bedroom in the property. The bedding is a mix of natural feather/down and hypo-allergenic duvets and pillows.

There are highchairs, travel cots, a wheelchair and stair gate available which the owner will make a charge for. Please note these are not held at the property.

Please note that if you do wish to bring a dog to Lavender Barn, the owners have requested a £50 per week dog supplement (subject to a maximum of 2 dogs). Dogs must be restricted to the ground floor and are not permitted on any furniture or upstairs.

Garden

Please be aware that there is a security camera to the front of the property to cover the driveway, oil tank and parking area

There are two garden areas at the property, one of which provides an enclosed courtyard with outside fireplace and covered seating area, ideal for an English summer barbecue . Patio furniture and a charcoal barbecue are provided.

It is within a short walk of the beautiful sandy beach and Holme Nature Reserve, as well as a good local pub.

Private parking is available on the driveway for up to 4 vehicles.

Beach

A pretty village which is a hidden gem located on the North Norfolk Heritage Coast. Holme has an expansive flat sandy beach, ideal for beach games and sand castles during low tide.

In Autumn Holme Dunes is a great area to spot migrating birds from the NWT Nature reserve with a number of hides and trails.

Village

Holme is a designated Area of Outstanding Natural Beauty and is also where the 50-mile Roman Peddars Way walking route meets the North Norfolk Coastal Path. The village is also on the coastal hopper bus route for those of you that wish to travel the coast line. In the centre of the village is the traditional White Horse pub which has a splendid garden with play area to enjoy a bite to eat on a fine day.

History

As well as various military remains from the Second World War that can be glimpsed from the Nature Reserve, the beach is famous for the 1998 discovery of a hidden Bronze Age timber circle known as ‘Sea Henge’. Now on view at Kings Lynn Museum.

Visit

Old Hunstanton is the neighbouring village and the Golf club course boarders onto Holme. Old Hunstanton has some great eateries, lighthouse and fabulous walks along the unspoilt beaches. Hunstanton has its iconic striped cliffs, many amusements, Sea-life centre, leisure pool and traditional promenade. There is also a horse riding stables close by too!

An ideal property for our three generation family holiday. We particularly enjoyed the location, proximity to the beach, the variety of walks from the door, the space ,character and quality of the barn conversation. We enjoyed having two gardens especially the one with outside fireplace , the variety of seating . It was lovely to sit by the fire in the cooler evenings. Lots of good places to dine nearby.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
