La Mouette is a stylish spacious holiday cottage (named after the pirate ship in Daphne du Maurier's novel "Frenchman's Creek") which is beautifully presented and comfortably sleeps 6. Benefiting from a new kitchen It has been furnished and equipped to a high standard (including the provision of Wi-Fi) and provides an ideal base for exploring the beauty of the North Norfolk coast. It is conveniently situated with a fully enclosed garden, off-street parking and is only a few minutes walk from Burnham Market's village green with its excellent selection of independent shops. There's a fish and chip shop and Chinese takeaway just around the corner and just 2 minutes walk away is The Nelson pub which has a lovely atmosphere and serves local pub food.

Ground Floor

There is the advantage of wireless broadband throughout the cottage

Kitchen/Dining Room: The kitchen which has been recently fitted is spacious and well-equipped with electric oven, full height fridge/freezer, microwave, dishwasher, washing machine and Tassimo coffee machine. There is an archway through to the dining area which has a solid wooden table, 6 chairs, CD player and a bookcase with a large assortment of books and board games which guests are very welcome to use. The open plan layout of the kitchen and dining room makes this a very sociable space. A high chair is available if required.

Sitting Room: There are double doors directly into the sitting room from the dining room. The room is tastefully decorated and beautifully presented with 2 good sized comfy sofas. There is a lovely working open fire for cosy days and nights with a basket of logs provided. The flat screen Smart TV with freeview also has a Blue Ray DVD. player.

Cloakroom: The downstairs cloakroom has a hand basin and WC.

The stairs are not steep and lead up from the central hall.

First Floor

Bedroom 1: This is a good sized stylish room at the rear of the property with a king-size bed made up with high quality linens. There are bedside tables with lamps either side and a built-in wardrobe.

Bedroom 2: This is a twin room at the front of the property. It has 2 wrought iron twin beds made up with high quality linens either side of the bedside table and lamp. This bright airy room has a large built-in cupboard with hanging rail.

Bedroom 3: This is a twin room at the rear of the property. It has 2 wrought iron twin beds made up with high quality linens either side of the bedside table and lamp. There is also a chest of drawers in the room

Bathroom: There is a good sized bathroom at the front of the property. It has a bath with full-sized shower over, a hand basin and WC.

Duvets for the single beds are hypo-allergenic . The duvet for the king size is feather but available in hypo-allergenic if required. Both are available for all pillows.

Outside

There is off-street parking for 2 cars in a private area to the rear of the cottage.

The property has a fully enclosed rear garden which is part paved and part shingled. It is laid out with a variety of potted plants and shrubs. There is rattan outside furniture, including a good sized table and chairs. This is a lovely space to socialise and a charcoal barbecue is provided for guest use.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

An excellent cottage, very well equipped with everything you might need. Furnishing we’re just right. The cottage was very comfortable. Kitchen equipment was perfect. Nice outside space. Love north Norfolk, Perfect for access to all places which we love to visit. Burnham market has lots of local amenities- eating at The Hoste & The Lord Nelson. Coffee at No. 29 & Deli. Would definitely book again. Great location, great accommodation. Perfect space for family & dogs.

This is a beautiful house, very well equipped and just a short walk from the village. The fish and chip shop and the shop in the garage next door are an added bonus. The house was very clean and the beds comfortable, would come back.The weather was quite good so there was lots of beach days. We know the area very well so we visited old haunts. The Easter egg hunt from the little train from Wells to Walsingham was exciting for the children.

Shopping in Holt (Barkers and Larners) and Burnham Market. The hat shop is a must! Lunch with friends at The Lord Nelson in Burnham Thorpe. Walking in the Pine woods followed by lunch at The Victoria.
Very well positioned for the town. The shop at the jet petrol station was very useful . Everything you needed was in the property. Loved the urns!! Great having Netflix’s

Warm and comfortable cottage, exceptionally well equipped. All the bits and pieces you need but which are so often missing from holiday properties, such as scissors.and matches. Good supplies of loo roll, spare bin bags and cleaning materials. Burnham Market is a lovely village , and was not overly crowded, which I understand it can be in high summer. Brancaster Beach is amazing and in season a visit to Drove Orchards at Thornham is a must to experience the wonderful range of British apple varieties for sale.

We've stayed in this cottage about seven times so you must be getting things right ! Having constant hot water in a holiday cottage is a big plus. We hope to be back. As an aside, we were happy to see, and eat at, No Twenty 9. Competition for the Hoste can only be a good thing

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
