Hill-Top is a well appointed detached cottage set back from the road, with off-street parking, in the heart of the village of Docking, close to the beautiful North Norfolk coast. The cottage provides comfortable accommodation for up to four guests within its two bedrooms: one with a king-size bed and one with twin beds. Hill-Top has a safe, enclosed front lawned garden and is conveniently situated within a short walk of a local pub, a good village shop, a fish & chip shop and a children's playground. The stunning coast at Brancaster and Thornham is only 10 minutes away, with the charming Georgian village of Burnham Market approximately 7 miles drive.

GOOD TO KNOW

  • There is no washing machine at Hill Top
  • The garden at Hill Top is all to the front of the house and is fully enclosed.
  • Outside hose pipe available for cleaning dogs and sandy boots
  • All duvets and pillowcases are hypoallergenic.
  • There is a travel cot and high chair available.

Ground Floor

Entrance hall with a shoe stand and coat hooks. The heating in the cottage is from electric radiators.

Bathroom: with a large free-standing bath, separate shower cubicle, heated towel rail, hand basin and WC.

Kitchen: fitted kitchen with an electric oven, extractor hood and halogen hob, microwave, fridge/freezer and a dishwasher. It is well-equipped with cookware, crockery, cutlery, glasses and children's plates and cups..(Guests should be aware that there is no washing machine).
There is a kitchen table with four chairs and access through to the sitting room.

Sitting Room: has a brick fireplace with a wood burning stove and a fireguard, two new sofas, table with lamp, flat-screen TV with DVD player.

The stairs lead up from the kitchen and are not steep. There is a stair-gate at the top of the staircase.

First Floor

Bedroom 1: with hotel quality king-size bed with a padded headboard, bedside tables and lamps, antique chest of drawers and a mirror, hanging hooks for clothes and a velux window with a black-out blind.

Bedroom 2: twin room with hotel quality single beds with padded headboards, bedside tables and lamps, antique chest of drawers and mirror and a velux window with a black-out blind.

There is a hairdryer, travel cot and high chair available at the property. The duvets and pillows are hypo-allergenic. Logs for one fire will be supplied from Mid Oct to March

Outside

There is off-street parking for 2 cars in the private parking area at the front of the cottage.

The lawned front garden is fully enclosed and has a picnic bench. There is an outside hose-pipe, charcoal Weber barbecue and a garden shed.

Hill Top does not have a rear garden.

Village

Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a  traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall

History

The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.

Visit

There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Such a lovely well equipped cottage. We have been impressed by Docking after usually staying on the coast roads. Managed to have a full week of sunshine and reached Brancaster beach daily (which the dogs loved!) Hope to come back again next year.

Our 2nd visit to this lovely cottage. Well equipped and comfortable. Docking is well situated for visiting this part of Norfolk. The village has a shop/PO, pub that serves meals and even a half decent chippy. Whats not to like? Spent our days visiting some lovely places. Fell in love with Wells and passed several happy hours people watching on the harbour and along at the beach. Ate at the Globe in Wells, which was excellent (no wonder its very busy) and the Wiveton Bell, which was quieter but still very good.

We were quite lucky with the weather really. Had one particularly wet morning so we went to the Sealife Centre. A drizzly but manageable morning out at Snettisham Farm and deer park. That was particularly cute. The girls loved feeding the deer on the deer safari. Was a wonderful break.

We had an absolutely fab time thankyou, and yes the weather was really good. We couldn't have asked for better...Jess loved it too, although she is 12 she was like a puppy on Brancaster beach. Our second stay here and the weather was beautiful. We went to Brancaster beach, had lunch at The Golden Lion in Hunstanton with lovely views across the sea. Visited Burnham Market. Lovely long walk at Sandringham on the Sunday with free parking. Jess really enjoyed sunning herself in the lovely garden. The Prosecco is a lovely touch. You have to buy the local sausages and eggs from The Spar - they are fab - but for a bigger shop the Tesco in Hunstanton is ideal. Hope to be back next year.

Docking is a superb spot. That SPAR is brilliant, and proximity to the wonderful beaches is amazing. Sadly we missed the local chippy because they close at 8.00, which is the peak time for our local chippy! Eric's fish & chip shop is superb, I would suggest eating there since despite the relatively short drive back to Docking, the food was nearly cold by the time I was back.

Anyway, thanks... We had a great time and we hope to come back again.

"We got back from Norfolk yesterday and just wanted to say thank you for letting us stay in your wonderful cottage. We had a fabulous time - weather stayed dry and lots to see and do. The Railway Inn Pub is great and so nearby! We would definitely like to return so will be in touch to book again if that's ok - hopefully in the early part of next year! Brilliant cottage with great facilities. Wells, Brancaster and Cromer a must – sadly no seals. The village pub a must even did scrambled egg for the dog. Chip shop and pizza van excellent. See if you can find the secret beach??

Wow! Absolutely gorgeous place. Thanks for the Prosecco – lovely touch. Walks from the door on quiet roads. Just a great area to explore Norfolk, Hunstanton, Wells and Brancaster. Disappointed not to see any seals. House really well equipped and comfortable. Village shop and pub great and saves travelling miles for one. Would highly recommend this property. Thanks very much. Thank you so much for letting us stay in your cottage it was just perfect we had the BEST time. Thanks so much for the fizz that was so lovely of you.
We both want to book up again next year and take our men so they can fall in love with it too!! Ha ha. It's just far enough from the hustle and bustle but so close to the beach.
We went to Brancaster three times, Holkham to Wells one day then Sandringham yesterday which was superb. I go to Norfolk a lot and can't believe now that I've never thought of going there.
The Docking fish and chips were super and I have never seen a spar that good before. The village has everything you need.
You really are lucky to have such a super place xxx

A great weekend away at this lovely cottage conveniently located 4 miles from Brancaster. Village has all you need from a stay with a well stocked store, good chippy and pub that serves decent food at reasonable prices. Hellen was so accommodating when we were forced to cancel our original dates due to the heavy snow fall. The better half was most impressed with the bottle of prosecco provided for our arrival! Thanks, we will stay again when back in the area.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
