Harbour Cottage is a wonderful 3-storey flint and brick property which is situated in a quiet courtyard location, behind the iconic Granary building close to Wells' quay, with views across the harbour and out to sea. It has been tastefully refurbished with a nautical theme by its new owners for use as their holiday home. This is an ideal place to stay for families, with the advantage of 2 en-suite double bedrooms on the top floor which both have lovely views out across the harbour. There is a sociable open-plan living area on the first floor, with the advantage of Sky and free Wi-fi, and access to the south facing courtyard seating area. On the ground floor is a children's room with a single bed and a bunk bed where the bottom bed is a double with a single bed above, there is also a shower room. Superbly located within walking distance of the quay, several shops, restaurants and the sandy beach

Ground Floor

Entrance hall with a shoe stand and comfortable armchair. There is access into the garage where there is a high chair and travel cot if required.

Utility Room: with a washing machine and coats storage.

Bedroom 3: one single bed and also has a bunk bed where the bottom bed is a double with a single above 'perfect for children'.

Shower Room: Walk-in shower, hand basin and WC.

Under the stairs is children's area that contains games, kites and den building kits!!

The stairs are not steep and there is a hand rail.

First Floor

Light and spacious open-plan living area with a wooden floor and views out towards the harbour.

Kitchen: is well-equipped with a built-in fridge/freezer, built-in dishwasher, electric oven and halogen hob, microwave and toaster. The dining area has a good-sized table seating 6 and a sideboard with a selection of books and games.

The sitting area has 2 sofas and an armchair and a large Smart TV and DVD player. There's the advantage of a Sky package including Sky as well as Wi-Fi throughout the cottage. There is a door to the outside courtyard garden area.

Second Floor

Bedroom 1: Newly decorated with a king-size bed and lovely views out towards the sea. There are bedside tables and lamps, chest of drawers, a built-in wardrobe and Smart TV. En-suite bathroom: has a bath with wall-mounted shower over, hand basin, heated towel rail and WC.

Outside

The property is situated off the road in a small courtyard behind the Granary building. There is private parking space for 2 cars immediately in front of the property. Please be aware that there is a narrow walled slope leading to the parking spaces.

At the back is a south facing walled paved seating area where there is an outside table and chairs and a barbecue. Please note that whilst this area is safe and fully enclosed, it is open to the adjacent properties on either side.

Beach

With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.

Village

It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.

The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.

The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.

History

The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.

Visit

Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

We were two couples and this house was perfect to share. The two main bedrooms were almost mirror images of one another so easy and fair to allocate. The house is in a great spot with good parking. We used the buses to go both ways along the coast and you’re only a 5 to 10 minute walk from the bus stops. Well equipped with plenty of crockery and cutlery and lovely quality, fluffy towels. A lovely comfortable house, very well positioned with great private parking.

Cottage is very well situated and very quiet location. Kitchen had plenty of pots and pans, plates, cups and glasses. Upstairs Rooms a lovely size with added bonus of en-suite for both. Kids loved having their own space and shower downstairs. Would definitely go back.

Our second time staying at this delightful property, and we had a wonderful holiday. The property is in a fantastic position, we loved waking up and looking out of the window to check the tide! The property is homely and comfortable, and suits our needs perfectly. The first floor open plan living area is our favourite place to relax after a busy day exploring Wells. Great place for a visit to Wells .Very quite location and so close to everything. House was bigger than expected and worked well for us. Great space to sit outside for alfresco lunches and the odd gin. Great to stay in wells. Location meant we could potter down to the harbour in the evening and watch the boats. Excellent location in a lovely town. We enjoyed the local pubs and the fish & chip shop. The local bakery excellent. Holkham worth a visit and the coastal walks are lovely. Loved the ability to walk from the property straight in town or along coast. Really lovely area and Holkham just a quick ride away.

We all had a nice time in Wells-next-the-Sea. We went crabbing and fishing and went to the beach. At the beach we found lots of seashells and cockles and we made a mermaid in the sand. Me, Daniel and Mummy won lots of things in the arcade. Daniel won a giant plush Minion teddy. We all ahd a wonderful time. We hope to come back again soon. Love from Lily xxx

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
