Egmere End Cottage is a superb contemporary holiday home, transformed by its new owners during 2016 from a traditional Norfolk farm cottage, into a luxurious rural retreat. Using their professional experience in high-end hospitality, the new owners have taken great care to ensure the highest level of comfort for their guests. Downstairs there's a lovely sitting room with wood-burning stove, a well-equipped newly fitted kitchen, a new conservatory providing a light and spacious dining area and a new bathroom. Upstairs are two beautifully presented king-size bedrooms (one with a new en-suite shower room) and a cleverly designed children's room. Outside there is a new flagstone area with garden furniture and a barbecue, as well as a grassy garden. It is located in a rural hamlet, just over a mile from the renowned Walsingham Farm Shop and the Norfolk Riddle restaurant. The coastal seaside town of Wells-next-the-Sea is only 5 minutes drive away, with Holkham 10 minutes away and Burnham Market within 15 minutes.
Kitchen: Newly fitted kitchen with a built-in electric oven, microwave, fridge/freezer, integral dishwasher, washer/dryer. Leads through into:
Conservatory: Newly built and a lovely place to sit and eat or look out over the garden. There's a large wooden dining table which comfortably seats 8 guests.
Sitting Room: Stylish room with a wood-burning stove (for which logs are provided throughout your stay), extremely comfortable large L-shaped sofa and snuggler chair, coffee table and a selection of board games for all ages. There's a flat screen TV, DVD player, Apple TV and the advantage of wireless broadband throughout the cottage.
Mobile reception is patchy in the area and guests may use the land-line telephone on an honesty box basis.
Bathroom: Newly fitted bath with a shower attachment, hand basin, heated towel rail and WC.
Whilst the stairs are a little steep, there is a rope hand-rail.
Great care has been taken to ensure guests have a good night's sleep with 600 count Egyptian cotton bed linen, Hungarian Down duvets and pillows, high quality mattresses and fluffy towels.
Bedroom 1: Beautifully presented room with a king-size bed, wooden bedside tables and stylish lamps, wardrobe and a chest of drawers. En-suite shower room: Newly added with walk-in shower, hand basin, heated towel rail and WC.
Bedroom 2: Another beautifully presented room of similar size to bedroom 1 with a king-size bed, metal bedside trunks and lamps, chest of drawers and a wardrobe.
Bedroom 3: Perfect for two children with cleverly built-in bunk beds (2'6" wide) and a chest of drawers.
The cottage is accessed via an unmade track, adjacent to open fields. There is off-street parking for at least 3 cars in a shingle drive.
There's a new flagstone area with garden furniture and a barbecue which catches the sun throughout the day, and also an L-shaped grassy garden - perfect for children to play in, or adults to sit out in. Please note that the garden is not enclosed. The coast at Wells is only 5 minutes drive away, and the Georgian village of Burnham Market approximately 7 miles away.
Please note that whilst dogs are welcome to stay here, please could guests ensure that dogs are not allowed on the sofas and the beds.

Egmere is a rural hamlet approximately 4 miles from Wells-next-the-Sea, which is a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.
The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the waterï¿½s edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in medieval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as The Globe Inn owned by the Holkham estate.
The sandy beach flanked by pine forest is about a mile from the quay and can be reached by road, on foot along the causeway or via the miniature railway.Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park is only a couple of miles away along the coast road.
