Egmere Cottage was a traditional Norfolk farm cottage and previously owned by the Holkham estate, now extended and renovated with great care and attention to detail, resulting in a beautifully presented contemporary holiday cottage. Downstairs there's a lovely sitting room with wood-burning stove, an extremely well-equipped fitted kitchen with a conservatory providing a light and spacious dining area, overlooking the private garden. Upstairs are two comfortable double bedrooms (one with an en-suite bathroom) and a cleverly designed children's room.

Outside there is a large enclosed garden which catches the sun throughout the day and an out-building with a full-sized pool table. It is located in a rural hamlet, just over a mile from the renowned Walsingham Farm Shop and the Norfolk Riddle restaurant. The coastal seaside town of Wells-next-the-Sea is only 5 minutes drive away, with Holkham 10 minutes away and Burnham Market within 15 minutes.

Ground Floor

Kitchen: Fitted contemporary kitchen with a built-in electric oven with halogen hob, microwave, fridge/freezer, integral dishwasher, washer/dryer, sandwich maker, food mixer, highchair, DAB radio and music system. Leads through into:

Conservatory: A lovely place to sit and eat or look out over the garden. There's a dining table which comfortably seats 6, sofas and a TV.

Sitting Room: Spacious and inviting room with a wood-burning stove, (wood is provided). 2 sofas and an armchair. There's a flat screen smart TV, DVD and the advantage of wireless broadband throughout the cottage. There is an understairs cupboard storing picnic things, some board games, DVDs and a travel cot and a high chair if required.

Bathroom: Bath, hand basin, heated towel rail and WC.

First Floor

Whilst the stairs are a little steep, they are wide and there is a hand-rail and stair gate.

Bedroom 1: Beautifully presented room with a king-size bed with memory foam mattress, feather duvet and pillows and quality cotton bed linen. There are bedside tables and lamps, wardrobe, chest of drawers and a TV.

En-suite shower room: with walk-in shower, hand basin, heated towel rail and WC.

Bedroom 2: King-size bed (bedding as bedroom 1), bedside tables and lamps, dressing table, chest of drawers and a wardrobe.

Bedroom 3: Perfect for 2 children with cleverly built-in bunk beds (2'6" wide) and a chest of drawers.

There is also a cot, highchair and stairgate, if required. There are two hairdryers in the property.

Outside

The cottage is accessed via an unmade track, adjacent to open fields. There is off-street parking for at least 3 cars in a large shingle drive.

The extensive garden surounds the cottage and is fully enclosed. Includes a shingled area with picnic table which catches the sun throughout the day, and a good-sized grassy garden which is fully enclosed and not overlooked - perfect for children to play in, or adults to sit out in.

Out-building: houses a full-size pool table.

The coast at Wells is only 5 minutes drive away, and the Georgian village of Burnham Market approximately 7 miles away.

Floorplan

Village

A small hamlet of a village that lies between Walsingham and South Creake. You will be excused for not knowing about this tiny village as there are less than dozen houses in total. The farmland that surrounds the village is mainly owned by the Holkham Estate, much of the village as we see it today was owned by the estate. In 1873  Holkham Estate built farmworkers cottages and in recent years most have become private dwellings. The Church of St Edmund is a ruin that sits on a mound in the village and it a Grade II listed building.

History

This unknown village was one of Norfolk's lost villages as it almost ceased to exist in 1538 after the Dissolution of Monasteries. The king granted the manor house and the patronage of the church to Sir James Boleyn. Seventy years later on there was only one house remaining in the village. There is a former RAF Airfield in Egmere originally a secret WWII bomber base on the former RAF North Creake Airfield.

Visit

This is a wonderful area with nearby Walsingham village steeped in history and enchantment to the east, with its renowned Walsingham farm shop and sacred shrines to discover. The wonderful coastal town of Wells-next the-Sea with its glorious sandy beaches is less than 10 minutes drive away and there is a lot to explore. Take a day trip to Holkham Hall and gardens and spot the deer roaming near the lake, or head to Morston and enjoy a seal trip followed by a tasty pub lunch at the Anchor Inn.

Comfortable cottage in a good location with plenty to do in close proximity for adults, kids and dogs. Beautiful coastline with stunning beaches to discover and a great woodburner and pool table to come back to when weather's not great. Nice location near fantastic coastline for crabbing, seal spotting and walking.

Our 5th or 6th stay at Egmere Cottage. We love the location and the feel of the cottage, a real home from home. Garden is perfect for the kids and the dog, and the pool table in the summerhouse is perfect on a rainy day! Our highlights were Wells, Holkham and Blakeney. We also visited Cavies and Cake, the guinea pig cafe in Fakenham which we all thoroughly enjoyed and would definitely recommend (must be pre booked).
First visit to Sculthorpe Moor too, which was only 10 minutes from the cottage and well worth a visit (take binoculars!).

The cottage was a delight and very comfortable.The beds and sofa's were very comfortable and the conservatory was our go to place to watch the world go by!! All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
