East Cottage is an idyllic country cottage, with the addition of a fabulous oak-framed garden room providing a light and spacious sitting room. There is a lovely downstairs bedroom with a contemporary shower room, making it ideal for less mobile guests. Upstairs there are three delightful bedrooms, with an en-suite bathroom and separate wc.
This beautiful cottage is ideal for those wishing to escape from the hustle bustle of modern life, being peacefully located at the end of a long private drive, with lovely countryside views. Guests may relax in the private enclosed garden with lawns to the south and east. The nearest main road and shops are 3/4 mile away at Burnham Deepdale, with easy access to the coastal path and walking distance to several places to eat. The Georgian village of Burnham Market and the beautiful sandy coast are both easily reached within a five minute drive.

Ground Floor
Entrance hall: With natural stone flooring and an armchair.
Bedroom 1: Overlooking the garden with a king-size bed, bedside chests and lamps, built-in wardrobe and a chair.
Shower room: Fitted with a contemporary walk-in shower, hand basin, heated towel rail and WC.
Kitchen: well-equipped with electric cooker, fridge, pantry, washer/dryer, microwave and dishwasher. There is a separate freezer under the stairs.
Dining area: has a large table with industrial style hanging lights and plenty of space for up to 8 guests to dine in comfort.
Garden Room: fabulous oak-framed room with high ceilings and exposed beams. This superb room is light and spacious and overlooks the private garden. The feature point is a wood-burning stove with steel flue, two large comfortable sofas, leather armchair, freeview TV, DVD, selection of books and games.
The stairs are not steep and there is a hand rail.
First Floor
Bedroom 1: Pretty room with a king size double bed, chaise longe, bedside tables and lamps, open fireplace and a built-in wardrobe.
En-suite Bathroom: bath, hand basin and separate WC.
Separate WC: with hand basin.
Bedroom 2: Another pretty room overlooking the garden with wrought iron twin beds, bedside table and lamp, chest of drawers and wardrobe.
Bedroom 3: lovely room with single bed, chest of drawers, bedside table and lamp.
Outside
There is a gate from the lane into the shingled front drive where there is parking space for two cars. Lawned gardens surround the house and there is garden furniture and a barbecue.
This is a really quiet and peaceful location, however guests should be aware that there is a resident cockerel nearby! Only a short cycle or 10 minutes walk down to Burnham Deepdale's selection of shops and excellent cafe, as well as the petrol station.

Village
Situated on the North Norfolk Coast set between the villages of Brancaster and Burnham Overy Staithe, merging into one with Brancaster Staithe. Most notable is the Dalegate Market in Burnham Deepdale which has a large convenience shop and garage and Deepdale Cafe, ideal for refreshments after a walk along the coastal path and renowned for it's fabulous breakfasts. There is also bicycle hire and a tourist information centre, a range of clothing and lifestyle shops and if you need some new binoculars the One Stop nature shop. It's home to the Deepdale backpacking and camping site and hosts some lovely events throughout the seasons, from live music to the brilliant Spring and Christmas markets.
The coastal path is on the doorstep and is ideal for spotting bird life and photography, across the salt marshes and Scolt Head Island. During the autumn and winter the skies fill with pink footed geese, tens of thousands of cackling flocks arrive in Norfolk and depart by the spring.
Visit
The quintessential village of Burnham Market, is south of Burnham Deepdale, where you can source most Norfolk delicacies like Brancaster mussels, Cromer Crab, samphire and the famous fish cakes from Gurneys. Sit on the pretty green with something delicious from the deli and watch the world go by. With wine merchants, a range of super independent lifestyle shops, galleries, restaurants and bars to visit, this is a popular destination which makes a lovely day out too!
The lovely estate house of Holkham Hall with the lake for boat hire, woodland walks, walled garden, ropes course and woodland play area, is a great day out for all ages. You also have the fabulous beach, so natural and idyllic it is often used as a backdrop to films and music videos.

We had the perfect Christmas break at East Cottage. From the beautifully decorated tree and the fabulous log burner the house was so cosy and comfortable it was the perfect "get away from it"retreat. The setting is wonderful if you are a nature lover with deer and pheasants to be spotted and owls hooting at night. All in all this is a lovely property which is like a home from home. Sitting by the cozy log burner and Christmas tree with the wind howling in the trees outside. Spotting the wildlife on our morning walks and drives down the lane.The feeling of remoteness but with everything easily accessible.
A lovely little private cottage well off the beaten track. Comfortable and well equipped with a nice private garden. Thoroughly enjoyed our stay The garden room was lovely.
We have been staying here, for 7 years. beautiful peaceful location hidden away in the trees. beautiful views walking down the track to the shops and cafe. Comfortable beds and plenty of room to socialise as a family in the evening in the gorgeous lounge.
Clean property. Lovely location. The living room is very light so although we were not blessed with good weather everyday, it was a light space.
Lovely location with inspiring views going down drive. Many Hares and Muntjacs. Particularly enjoyed birds feeding in garden, such as Bullfinch. Proximity to Norfolk Coastal Path was something our party made full use. Enabled our adult family group to have a fun time together.
Superb base to explore the local area in a beautiful setting if you want peace, quiet and wildlife on your doorstep. 10 minute walk down a private drive to local shops and 15 minutes to two excellent pubs in Brancaster Staithe. Very well equipped and comfortable with private secure garden. Sitting out in the thoughtfully laid out garden early morning and in the evening. Walks from the door looking down on the beautiful Norfolk coast line and watching the boats. Being able to walk to a very de ent good store, fresh fish shop for all our catering needs and /or pub. The vibe in Burnham Deepdale pop up market, Seals watching on Brancaster Beach.
East Cottage is a delightful place to stay. The cottage itself is so comfortable and well equipped but the peaceful location is really the icing on the cake. If you love peace and quiet and nature this is the place to be. Spotting a pheasant, hare and baby muntjack all together in the field.
Lovely position, very peaceful and rural. Well stocked. Good sized rooms and overall very comfortable. I used to live in Norfolk, so I had great pleasure in revisiting old haunts and seeing friends. My family came for the first weekend and we did the seal trip to Blakeney Point in very good weather.

Weather lovely for the majority of the week, wonderful coastal walks, quality family time to relax and destress! Dog loved the stay.

We have spent five weeks at East Cottage this year and we love it. The location is is so peaceful with all the wildlife on your doorstep and the cottage itself is a joy to return to at the end of a day out.
Our second visit to this wonderful cottage in such a lovely location. We return to the area every year because we love it so much. We have stayed in may cottages but East Cottage is our favourite. We enjoyed coastal walks, visiting national trust properties and other places of interest and local pubs. Lovely to see local wild life including deer and foxes.
Loved the cottage, the garden room with woodburner was a delight. The location was idyllic & the wildlife enchanting. One early evening we saw the resident barn owl, in full hunting mode.

We loved the beautiful garden room as it’s so relaxing and peaceful. The kitchen was better equipped than our kitchen at home. Wonderful to have the interesting references books on the area, seaside & birds.
East Cottage is Unique , tastefully furnished , decor superb , spotless and warm. An absolutely fabulous holiday , but not long enough
East Cottage is so peaceful and secluded! We like the secluded location and garden room. Beautiful cottage, really well equipped- the garden room was fabulous and garden is very private.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
