Claremont House is an attractive period flint and brick detached house which has been extended and refurbished throughout by its owners for use as their second home. It is quietly located just a short walk from the village green, and has the advantage of a generously sized well-maintained rear garden, with ample off-street parking, at the front, for cars and boats.

There's a lovely kitchen with a light and airy dining area in the adjoining garden room, plus a beautifully presented sitting room with a wood-burning stove. Upstairs there's a wonderful high-ceilinged en-suite bedroom with a roll-top bath and a further three bedrooms sharing a family bathroom.

Ground Floor

Entrance hall: with pamment tiled floor.

Kitchen: hand-painted units with beech worktops, Belfast sink, dishwasher, large fridge, gas range cooker and a central island. Opens into...

Garden Room: delightful room with glazed doors opening out to the garden. There's a large dining table seating 8, plus a dresser and a chaise longue.

Sitting Room: lovely room with attractive fireplace housing a wood-burning stove. It comfortable seats 6 people with 2 sofas and 2 armchairs. There's a large Smart TV, DVD player and coffee table. Please note that there is no digital signal and the TV is internet only with the basic channels all free via iPlayer, ITV hub etc.

Breakfast Room: a lovely place to sit and relax with a sofa and armchair and an ornamental cast iron fireplace.

Scullery: a spacious room with plenty of additional storage space, a washing machine, tumble dryer, sink, freezer and a small second fridge. Spare chairs are stored here which may be used outside.

Cloakroom: hand basin and WC.

First Floor

The stairs are not steep and there is a hand rail.

Bedroom 1: Wonderful high-ceilinged room with a wrought iron king-size bed, bedside table and lamp, wardrobe and chest of drawers.

En-suite bathroom: cast iron roll-top bath, hand basin, WC and heated towel rail.

Bedroom 2: has a king-size bed, bedside tables and lamps, chest of drawers, fitted wardrobe and an ornamental cast iron fireplace.

Bedroom 3: has twin beds, bedside table and lamp, fitted wardrobe and a chest of drawers.

Bedroom 4 : smaller room with twin beds and a tall-boy.

Family bathroom: has a bath, walk-in shower, hand basin and WC.

Outside

Please note there is a security camera that looks out to the road (taking in the oil tank and garage)

Claremont House is set well back from Beacon Hill Road, with its own private shingled driveway, where there is plenty of parking space for cars and boats at the front of the house.

A charcoal BBQ is located under the wood store.

There is a large fully fenced west-facing rear garden which has an attractive orchard at the far end, a central lawn and decked areas with outside furniture near the house, perfect for dining alfresco. The garden has been well-maintained and has a good variety of shrubs and plants.

It is within a 10 minute walk of Burnham Market's village green with its excellent selection of shops, galleries and the renowned Hoste Arms hotel.

The owner is happy to take one small dog at this property.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

A beautiful comfortable home. Well equipped throughout.Warm and cosy.We all enjoyed our stay there with our new five month old Grandson.Just a short walk to Burnham Market.Thank you so much. We enjoyed the Lifeboat inn , also privileged to see a barn owl in the day flying in a field close by. Lovely walk to the beach there and beautiful sunsets. Need to be careful where you park your car because of incoming tides! RSPB at Titchwell. All very friendly and helpful. Also has a loo and cafe.Socius restaurant in Burnham Market. Great Sunday lunch.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
