Church Farm Cottage is a much-loved Norfolk second home which has been refurbished to a high standard and is now available for holiday lets throughout the year. This beautifully furnished home comfortably sleeps 6 in the main house, with a newly converted out-house with a bedroom suite providing additional space for a further 2 guests. It is situated in a peaceful rural position adjacent to a Norman church with a large enclosed garden and countryside views. It is only a short drive to the Georgian village of Burnham Market or the unspoilt North Norfolk coast with its wide sandy beaches.
Accommodation
Ground Floor
Kitchen: Light and spacious with church and garden views. There is a wood-burning stove set in a large fireplace, beamed ceiling, pamment tiled floor and large table seating up to 8. Well-equipped with a double electric oven, dishwasher, microwave, and fridge/freezer. There is access to the spiral staircase which leads up to Bedroom 1.
Utility Room: Additional fridge, washing machine, tumble dryer, coat storage and door to:
Cloakroom: Hand basin and WC.
Sitting Room: A spacious comfortable room with beamed ceiling and lovely views, open fireplace, L-shaped comfy sofa, armchair, TV, DVD, CD system, games and a round dining table with 4 chairs.
First Floor
The stairs from the sitting room are not steep and lead directly into Bedroom 2: Double bed, bedside tables and lamps and a chest of drawers. En-suite bathroom bath with shower mixer taps, hand basin and WC. (This bathroom is shared with Bedroom 3).
Bedroom 3: Twin beds, bedside lights and chest of drawers.
There is a landing with a window seat and a separate staircase down to the kitchen:
Bedroom 1: Spacious room with a king-size bed, built-in wardrobes, bedside tables and lamps, chest of drawers. There is an en-suite shower room with a walk-in shower, hand basin and WC.
Out-House: Spacious bedroom/sitting room with twin beds that can be joined to make a king-size bed. High vaulted oak beamed ceiling, spacious hall/cloakroom leading to tongue and groove panelled shower room, with walk-in electric shower, basin, heated towel rail and WC.
Outside
There is a gated gravel drive off the road with parking space for several cars. Large stone walled garden surrounding the cottage which is mainly lawn, there is also a large terrace with garden furniture and a gas barbecue. There's easy access to footpaths and scenic country walks.

3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price
3/4/5 day short breaks are not usually available during school holiday periods.

Please note that where dogs are permitted the charge is £15 per week or part week.
