Birch Tree Cottage is situated in a peaceful rural location in the grounds of the historic Old Hunstanton Hall. It is 'off the beaten track' yet only minutes' drive to the beautiful wide sandy beaches of the Norfolk coast and several good pubs and restaurants. This is a lovely spacious high ceilinged cottage, which has been sympathetically renovated and refurbished throughout during 2009, whilst maintaining its original character and charm.

Ground Floor
Entrance Hall: with beamed ceiling, leading through to rear lobby with small table and 2 chairs.
Cloakroom: hand basin and WC.
Shower Room: newly fitted with walk-in shower,loo and hand basin.
Utility Room: Sink, washing machine. Larder and freezer.
Kitchen: Well-equipped with electric oven and gas hob, dishwasher, built-in fridge. Door to garden.
Sitting/Dining Room: Spacious room with high beamed ceiling, woodburner, 2 sofas, 2 armchairs, freeview digital TV. Dining table with 8 chairs, sideboard.
First Floor
Stairs are not steep with bedrooms 1 & 2 accessed via additional steps over roof joists (up and over!)
Bedroom 1: Double bed, bedside tables and lamps, wardrobe, dressing table, hand basin. Lovely views across the park.
Bedroom 2: Twin beds , bedside lights, fitted wardrobe, dressing table.
Bedroom 3: Spacious with full size bunk beds, single bed with additional pull-out single bed.
Family Bathroom: Large room. Walk-in shower, bath, basin and loo.
Outside
Access via a long private road to the parkland with plenty of space for parking. Fully enclosed attractive rear walled garden (partly single, partly grassed) with garden furniture. A really lovely rural setting, but within walking distance of the beautiful sandy beach at Old Hunstanton, several good restaurants and excellent village shop.

Old Hunstanton
Location
Old Hunstanton was originally a fishing village which dates back to AD 855 when St. Edmund was shipwrecked here. Now it is a sought after coastal holiday village which is only a mile from the livelier seaside resort of Hunstanton. There is a huge sandy beach and cliffs at Old Hunstanton which makes it popular with families, dog walkers and kite-surfers throughout the year. It is also home to the highly regarded Hunstanton championship golf course which is situated behind the dunes to the east of the village. There is a good choice of local places to eat and drink with The Lodge hotel and bar, Le Strange Arms, The Neptune restaurant and an excellent village shop/deli.
The bustling seaside town of Hunstanton is close by with its wider range of shops, Sealife Centre, funfair, amusements, bowling, swimming pool, theatre and crazy golf.

4 night break: 80% of full week price
5 night break: 90% of full week price
3/4/5 day short breaks are not usually available during school holiday periods.

Please note that where dogs are permitted the charge is £15 per week or part week.
