Big Sky Barn is a breath-taking light and spacious barn conversion which has been carefully furnished and equipped to create a stylish contemporary holiday home for up to 8 adults, with the facility to sleep an additional 2 small children on truckle beds. This superb single-storey barn has a wonderful light and airy living room and gorgeous hand-built kitchen, both with high vaulted ceilings and exposed beams. All the accommodation is on ground floor level, making this a perfect place for less able guests to stay, with the advantage of one bedroom suite towards the front of the barn and the other three bedrooms near each other at the far end . It has been finished to an extremely high standard to boutique hotel standards with great attention to detail to ensure that guests have a comfortable stay with every need catered for. Families are particularly well-provided for with a great selection of books, toys, games and DVDs available, as well as an indoor/outdoor full-size table tennis and a Wii, ideal for when it's not beach weather! Outside there are two gardens on either side of the barn, one of which is an attractive walled garden with a paved terrace and lawn, the other being more suited for ball games.The barn is one of four attractive flint and brick barns, part of Field Farm Barns, which lies in a peaceful rural situation down a private road, within a mile and a half of the highly sought after coastal village of Brancaster, with the stunning sandy beach, excellent local walks and cycle routes all nearby.
There is limestone flooring throughout the barn with thermostatically controlled underfloor heating to ensure the barn is warm and comfortable throughout the year. All of the rooms are generously proportioned with an open plan lay-out for the living, dining and kitchen areas.
Entrance hall: a spacious area with a vaulted ceiling. There are bench seats and plenty of coat hooks providing ample provision for muddy boots and wet clothes.
Cloakroom: loo and hand basin.
Living Room: a fabulous light and airy room with a high vaulted ceiling with exposed white-washed beams. Comfortably furnished with three enormous comfy sofas, armchairs, attractive raised feature gas fire and 42" digital plasma TV. There are cupboards and shelves housing a DVD player, a Nintendo Wii, plenty of board games and books. This room is so spacious that there is plenty of space for the full-size ping pong table (which can be folded out of the way if not required). There are two sets of French windows which open on to the lovely south facing terrace and garden.
Utility Room: a large room which has a washing machine, tumble dryer, airing cupboard, sink and useful additional cupboard space.
Kitchen/breakfast room: a superb high ceilinged room with exposed white-washed beams and extremely well-equipped with a Falcon electric Range cooker with separate grill and five hobs, an American style fridge freezer with ice dispenser, dishwasher, microwave, Kitchen Aid, magimix, a Nespresso coffee machine and a small TV. It is well supplied with crockery, glasses, serving dishes and plastic children's tableware. There are two high chairs available if required (at no additional cost) - please ask for these at the time of booking. There is also one travel cot available if required.
Dining area: this is a continuation of the kitchen and has a large table seating up to 12 and bi-fold sliding doors that concertina back to open the whole area to the terrace and walled garden.
All bedrooms are beautifully presented and well-appointed to boutique hotel standards with high quality 400 count bed sheets, luxury hypo-allergenic duvets and pillows, quality mattresses, fluffy towels, wool carpets, underfloor heating, built-in cupboards with hanging space and shelving and small flat screen televisions. All the beds (apart from those in bedroom 3) may be made up as super king-size or as twin beds. All the bedrooms also have the added advantage of black-out roller blinds and curtains, helping younger guests to sleep in for a little longer!
Bedroom 1: located off the hallway near the front of the barn with glazed double doors opening out to the side lawned garden. This bedroom is a perfect place for grandparents or a couple and may be set up as super king bedroom or twin singles as required. It has bedside lamps and a built-in wardrobe. En-suite: walk-in shower, loo and single basin.
The remaining bedrooms are accessed off a second hallway leading off from the dining area.
Bedroom 2: equally suitable as a room for two adults or children with the option for a super king-size bed or two singles. There are bedside tables and lamps, a built-in wardrobe, TV and a full-length mirror.
Family bathroom: this is between bedrooms 2 and 3 and has contemporary high quality fittings with a walk-in drencher head shower, bath, hand basin, loo and heated towel rail.
Bedroom 3: Is decorated in a more child-friendly style with twin beds each having their own additional pull out 'truckle' style single beds stored under, making this bedroom suitable for up to four children.There is a good selection of books and toys and a TV.
Master Bedroom Suite: At the end of the hallway is the lovely main master bedroom suite with a dressing area. There is a super king-size bed, bedside tables and lamps, chest of drawers, sofa, dressing table and a fantastic en-suite bathroom containing walk-in shower, bath, twin hand basins, WC and heated towel rail.
Big Sky Barn is accessed from a private road and there is plenty of parking for cars and boats.
There's an attractive fully enclosed walled south facing garden with terrace and lawn, with teak garden table with 10 chairs with seat pads, sun-loungers and a gas barbecue. This is a safe place for small children to play, easily in view from the living room and kitchen/breakfast room.
There is another grassed garden area to the side of the barn which has a football goal. This garden is not fully enclosed and backs onto woodland.
The beautiful coast at Brancaster is within a few minutes drive away and the charming Georgian village of Burnham Market only 10 minutes away. Guests with an interest in horses will be able to watch the annual cross-country evenet at Sussex Farm from the comfort of their own garden!
Please note that dogs are not permitted to stay at Big Sky Barn.
Please be advised that the water supply at Big Sky Barn comes from a private bore hole on the farm.
During regular tests it has been found that the water carries very slightly raised nitrate levels.
Although this is generally harmless, it is advised that babies and pregnant women do not drink the tap water.

Brancaster is renowned for its wide expanse of sandy beach and has the advantage of being one of the few places along this stretch of the North Norfolk coastline that you can park the car less than 50m from the beach. This makes it a popular choice for families and as one of the driest parts of the UK it makes it an excellent choice for a traditional English seaside holiday.
Throughout the year the beach is used by dog walkers, kite-surfers and bird-watchers, and in warmer climes by paddlers, swimmers and basking seals.
For those needing more intellectual stimulus, at very low tides the remains of a petrified forest can be seen here. Brancaster was the site of the Roman fort of Branodonum, built to guard against raids by Frankish and Saxon pirates, although some local legends claim it was to counter Druids living nearby. All that is left of the fort now are a few ditches to the east of the village, and some Roman bricks in various cottages and outhouses. More recent history may be seen in St Maryï¿½s church, a Saxon building with a characteristic round tower nearly a thousand years old. The church has some beautiful medieval stained glass, and a fifteenth century bell cast in Kings Lynn.
For the more energetic the National Trust runs Brancaster's Activity Centre, offering sailing, orienteering and kayaking for children and parents, and just outside there is the Royal North West Norfolk Golf Club which is one of the best courses in the area.
The local pub The Ship has been taken over by Kiwi Masterchef Chris Coubrough and now has an excellent reputation as an award winning quality restaurant.
Brancaster is conveniently located along the Coasthopper bus route, and has a small village shop selling grocery basics and newspapers.
