Bernard House Barn is a truly exceptional house with the real "wow" factor . This is a spacious, contemporary designer home which even has a special cinema room on the second floor! It is a permanent family home, made available for the first time from the summer of 2011, and consequently is equipped and furnished to an extremely high standard. There is a fantastic large sitting room on the first floor as well as a superb day/playroom on the ground floor, together with 5 bedrooms all of which are en-suite. It has a large lawned garden overlooking open fields and is only minutes walk to The King's Head hotel, a good village shop and a children's playground. The beautiful sandy beaches at Brancaster, Thornham and Holkham may be reached within 15 minutes drive.

Ground Floor
Wonderful galleried central hall with a dining area which has a table and 8 chairs .
Snug: situated off the hall with a leather sofa and TV.
Kitchen: Contemporary high spec. black and chrome kitchen with gas range cooker, American style fridge/freezer, 2 dishwashers, built-in coffee machine, microwave, wall-mounted TV, breakfast bar with bar stools, larder cupboard.
Laundry/Utility Room: with 2 washing machines and a tumble dryer, sink, additional fridge and plenty of coats and boots storage space. A second staircase up to the first floor.
Bedroom 1: A wonderful room with a large dressing room. There is a super king-size bed, bedside tables and lamps, dressing table and doors opening onto the garden. En-suite bathroom: Luxury hotel style with a bath where you can watch the wall-mounted flat screen TV, twin basins, large walk-in Grohe shower and a separate loo.
Dayroom/Playroom: Large room with a high beamed ceiling, sofas, full package Sky TV, DVD and a variety of games and toys.
Bedroom 2: King-size bed, bedside table and lamp, desk, wardrobe, TV. En-suite shower room: walk-in shower, hand basin and WC.
Bedroom 3: King-size bed, bedside table and lamp, dressing table, chest of drawers & wardrobe. En-suite shower room: walk-in shower, hand basin and WC.
The main stairs from the central hall are wide and not steep.
First Floor
Sitting Room: Fantastic high-ceilinged room with a wood-burning stove, 2 huge sofas, armchair and lovely countryside views.
Bedroom 4: Single bed and ideal as a boy's bedroom, plenty of toys, chest of drawers, wardrobe and TV. En-suite shower room: walk-in shower, hand basin and WC.
Bedroom 5: Single bed and ideal as a girl's bedroom or a nursery. There are 2 full-sized wooden cots, changing table, chest of drawers and a wardrobe. En-suite bathroom: bath with shower over, hand basin and WC.
Second Floor
Cinema Room: purpose-built cinema room with black-out blinds, cinema surround sound, 4 leather massage chairs, music system.
There is also a separate loo and hand basin on this top floor. The stairs from here lead down to the laundry room.
Outside
Accessed off a quiet road down a shingle driveway with plenty of parking space. There's a fully enclosed garden with a terrace area and an outside table and chairs, plus a gas barbecue. Most of the garden is lawn and backs onto a paddock and open fields. It's only 2 minutes walk out of the back garden to the playing field and children's playground. Only a short drive to the coast and Georgian village of Burnham Market.

Great Bircham
Location
Great Bircham is an attractive Norfolk village which benefits from a good village shop, stocking a range of home-cooked meals and cakes, as well as The King's Head hotel. In the village there is a playing field with a children's play area and a church and post office.
Great Bircham windmill is a great example of a working windmill and you can climb up to the top and see for miles around. There is an excellent bakery there and a tea shop where delicious home baked bread and cakes may be purchased. From the windmill it's also possible to hire adult and children's bicycles for the whole day (or just a few hours) .

3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price
3/4/5 day short breaks are not usually available during school holiday periods.

Please note that where dogs are permitted the charge is £15 per week or part week.
