A newly refurbished and extended attractive Norfolk cottage (work was completed in March 2011), originally part of the Holkham estate and dating back to 1700. The recent building works have involved total refurbishment and an extension to create a fantastic new garden room, a spacious kitchen/breakfast rooom and a new third upstairs bedroom. It has an attractive enclosed patio garden with a large shingled drive area, and is under a mile away from Burnham Market and the lovely coast at Burnham Overy Staithe - both of which can be reached on foot via a footpath.
Accommodation
Ground Floor
Garden Room: Wonderful light and spacious newly built room with sofas and doors opening onto the terrace and outdoor seating area. It leads through into the large open plan kitchen/dining/sitting area which has a wood-burning stove in the centre, making this a lovely warm and comfortable space throughout the year.
Kitchen: newly fitted cream painted well-equipped kitchen with granite work tops and a Belfast sink, a new double electric oven with halogen hob, microwave, fridge, freezer, dishwasher and a washing machine, wall-mounted TV. There is a round dining table with 6 chairs and a wood-burning stove. On the other side of the wood-burmer is a sitting area with a leather sofa and a selection of books and games.
Cloakroom: smart newly fitted hand basin and WC.
Sitting Room: A separate room with an open working fireplace, 2 leather sofas, plasma TV/DVD.
The cottage now has the added advantage of wireless broadband.
There's a new staircase which is not steep and has a rail.
First Floor
Bedroom 1: Lovely room with countryside views, a king-size wrought iron bed, bedside tables and lamps, chest of drawers and a built-in wardrobe. There is a hair-dryer available.
Bedroom 2: Wrought iron double bed, bedside tables and lamps, wardrobe.
Bathroom: Newly fitted and containing a bath with shower mixer tap, walk-in drench head shower, WC, hand basin and a heated towel rail.
Bedroom 3: Full-size built in bunk beds and chest of drawers.
Outside
There is a large shingle drive with plenty of parking space. Outside is fully enclosed and has recently been landscaped with the addition of a new terrace seating area with outside furniture and a barbecue, new willow fencing and flower beds.
Please note that the neighbouring cottage has a pedestrian right of way across the back garden and out onto the road.

Burnham Overy Town
Location
A small attractive village (rather than a town) situated approximately midway between the coastal village of Burnham Overy Staithe and the Georgian villlage of Burnham Market, both of which may be reached on foot via a foot path.

Short Breaks
3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price
3/4/5 day short breaks are not usually available during school holiday periods.

Please note that where dogs are permitted the charge is £15 per week or part week.
