Acorn House is a comfortable 3-4 bedroomed house with 3 bathrooms which is one of a modern development of 5 houses/barns situated in a quiet close, over-looking open fields. It has recently been extended with the addition of a spacious garden room with a vaulted ceiling, and also has another large sitting room with doors opening on to a secluded enclosed garden. It is located in the heart of Docking within a very short walk of a local Spar shop, pub, duck pond, children's playground and good fish & chip shop. The lovely coast at Brancaster or Thornham and the charming Georgian village of Burnham Market are all within a 10 minute drive.

Ground Floor
Utility room: with washing machine, dryer, wine fridge, microwave and sink. Opens into...
Kitchen: Open plan Shaker style well-equipped kitchen with halogen hob and double electric oven, built-in fridge/freezer and dishwasher. There is a table seating up to 6 and a separate sitting area with a TV/DVD.
Cloakroom: hand basin and WC.
Inner hall leading through double doors to a large sitting room with cast iron electric stove and French doors on two aspects to the garden. At one end there is a dining table seating 8 and at the other end there are 2 sofas (which are being re-covered), 2 armchairs, 42" Panasonic plasma TV with Free Sat, DVD.
Garden Room: Newly constructed room with vaulted ceiling and exposed beams, Chesterfield sofa and 2 armchairs (please note that these are being re-covered and not as photo).
First Floor
The stairs are not steep and lead to a landing.
Bedroom 1: King-size bed, bedside tables and lamps, chest of drawers, dressing room with wardrobe & dressing table. En-suite bathroom: bath, hand basin and WC.
Bedroom 2: King-size bed, bedside tables and lamps, built-in wardrobes. En-suite shower room: walk-in shower, hand basin and WC.
Bedroom 3: Twin beds, bedside tables and lamps, fitted wardrobes. There is a small room off this bedroom - Bedroom 4 with a single bed. (Please note that there is no door between bedrooms 3 and 4.)
Family bathroom - bath, hand basin and WC.
Outside
Large secluded enclosed garden with garden furniture, garage and parking for 2 cars.

Docking
Location
All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. Docking also has its own coarse fishing lake that is available on a day ticket basis.
The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.

3/4/5 day short breaks are not usually available during school holiday periods.
