It has the advantage of a large enclosed rear garden with open countryside views and inside it is deceptively spacious with an open plan sitting/dining and kitchen area as well as a good-sized utility room. Upstairs are 2 spacious bedrooms and a bathroom. It is conveniently located in the charming village of Sedgeford, being ideal for walkers and bird-watchers being close to the Peddars Way and nature reserves. It is within walking distance of a children's playground, good local pub and Premier Racquets with a gym, squash and tennis courts (open to non-members).

There's a spacious open plan sitting/dining and kitchen area.
Kitchen: well-equipped kitchen with an electric oven with halogen hob, fridge (with ice box), microwave. There's a large pine dining table easily seating 6 with a wooden high chair (if required) and a pine dresser. The sitting area has 2 sofas, flat screen TV, DVD.
Utility Room: Useful room with additional cupboard space, washing machine and a sink.
Downstairs loo.
First Floor
The stairs are not steep and there is a hand rail.
Bedroom 1: Newly decorated with a double bed, bedside table and lamp, an ornamental fireplace, chest of drawers and built-in cupboard with hanging space.
Bedroom 2: Newly decorated with full-size bunk beds and a single bed making this room perfect for 3 children. There's a chest of drawers and open countryside views.
Bathroom: Newly decorated with a bath, hand basin, walk-in shower and WC.
Outside
There is parking for one car at the front of the cottage.
There is an extraordinarily large fully enclosed rear garden which has a spacious paved area with garden furniture nearest the house, with the remainder being lawned. It backs onto fields and so there are pleasant countryside views.
It is within a short walk of the King William pub, Peddars Way footpath, children's playground and Premier Racquets sports centre. The wide open sandy beaches at Old Hunstanton and Holme-next-the-Sea are within 10 minutes drive away.
