2 Marshland Barns is a stylish light and spacious detached barn conversion with stunning sea views from the first floor sitting room, which is being offered for holiday rentals by its new owners from January 2012. This really is an outstanding barn which has been finished to an extremely high specification and tastefully furnished throughout. The barn is offered with 3 bedrooms and 3 bathrooms during low season periods and provides luxurious accommodation for up to 3 couples or a family (plenty of hot water and powerful showers!) There's the advantage of spacious living areas suitable for 10+ people (including 2 sitting rooms) and 2 separate walled gardens. It's ideally located within walking distance of the unspoilt coast and the excellent Titchwell Manor Hotel.

Ground Floor
There is underfloor heating throughout with thermostatic controls for each room. There is wireless broadband available in the barn and also the convenience of a land-line telephone available for use on an honesty box basis.
Entrance hall with stone floor and staircase up to the first floor.
Kitchen: Fabulous light and spacious room with bespoke handmade cream units and granite work surfaces. It is extremely well-equipped with an electric Aga range-cooker which has a ceramic hob, integral dishwasher, integral fridge and an American style stainless steel fridge/freezer. There's plenty of space for dining with a large table with 10 chairs and glazed doors opening onto the east facing walled garden. Leading off the kitchen is a useful utility room which has a washing machine, tumble dryer, sink and a microwave.
Sitting room: leads off the kitchen and has doors opening onto the garden terrace. There are 2 comfortable sofas and armchairs, large flat screen freeview digital TV, DVD and an i pod docking station.
First Floor
There are 2 staircases in the barn (neither are steep and there is a hand rail on both)
Sitting Room: Stunning views across the marshes and out to sea which may be enjoyed from the comfort of the sofas. There is a flat screen freeview digital TV, DVD player and a Wii.
Bedroom 1: Spacious room with double bed, bedside tables and lamps, TV/DVD, dressing table, chest of drawers and built-in wardrobe. En-suite shower room with large walk-in shower, hand basin, WC and heated towel rail.
Bedroom 2: Twin bedroom with bedside tables and lamps, chest of drawers and built-in wardrobe. En-suite shower room with walk-in shower, hand basin, WC and heated towel rail.
Bedroom 3: Double bedroom with bedside tables and lamps, chest of drawers and built-in wardrobe.
Bathroom: Spacious with a large freestanding bath, hand basin, WC and heated towel rail.
Outside
There is off-street parking for up to 4 cars. There's the advantage of 2 separate fully enclosed walled gardens - one east facing and the other west facing - which is perfect for al fresco dining to catch the morning and evening sun. Both gardens have a terrace, lawned area, mature shrub beds and garden furniture. The unspoilt coast is within walking distance and the nearby villages of Brancaster and Thornham are both approx. 1 mile away.

Titchwell
Location
A coastal village in between Thornham and Brancaster which is well-known for the highly acclaimed RSPB Reserve. It is home to the renowned Titchwell Manor Hotel and Restaurant which serves high quality food throughout the day. Also here is Briarfields Hotel with its stunning views across the marshes and out to sea.
From here there is direct access onto the coastal path with easy walking to Old Hunstanton in one direction and Brancaster in the other.

3 night break: 70% of full week price
4 night break: 80% of full week price
5 night break: 90% of full week price
3/4/5 day short breaks are not usually available during school holiday periods.
