1 Waterhall Cottages is a well-presented cottage in an idyllic peaceful location, with far-reaching rural views and an attractive enclosed garden. It has a spacious light and airy open plan living area, providing a sociable dining and kitchen area together with a comfortable sitting area. There's also the advantage of a separate study - perfect place to escape to! Upstairs are three lovely bedrooms with far-reaching countryside views: a master bedroom with an extremely comfortable super king-size bed and spacious en-suite bathroom, an attractive twin bedroom and a cosy single room which share a family bathroom. The cottage is located along a quiet lane in the village of Wighton, with countryside walks straight from the door, less than 2 miles to Wells-next-the-Sea and the beautiful Norfolk coast. The Carpenters Arms is a rural pub which serves food and is a two minute walk from the cottage.

Entrance hall with tiled floor.

There is a light and spacious L-shaped open plan living area with the sitting area leading into the dining area and then along to the super kitchen. There's the benefit of Wifi throughout the cottage.

Sitting area: well-presented room with lovely open views across the fields at the front of the cottage. There is a wood-burning stove, 2 large comfortable sofas, an armchair, flat screen digital TV, DVD player. Leads through to...

Dining area: fully glazed along the back wall with French doors opening into the garden. There's a large dining table with 6 chairs (with plenty of space to seat an additional 2 people). This then leads into ....

Kitchen: smart, well-equipped cream kitchen with a butcher's block, integral double electric oven, halogen hob with extractor hood, dishwasher and a fridge/freezer and microwave. Door through into...

Utility Room: with washing machine, sink and the back door. There is a door through to the garage where the fuse-box is located.

Cloakroom: with hand basin and WC.

Study: has a comfortable chair, desk with a printer which guests are welcome to use, and a well-stocked bookcase.

First Floor

The stairs are not steep and there is a hand rail.

Please note that all bedding is synthetic.

Bedroom 1: beautifully presented room with open countryside views, super king-size bed, bedside tables and lamps, two chests of drawers, chair and a built-in wardrobe.

En-suite shower room: large room with lovely views, walk-in shower, vanity unit basin, heated towel rail and WC.

Bedroom 2: another well-presented room with open views, twin beds (which are pushed together - no option of zip linking), bedside tables and lamps, tall boy, chair, built-in wardrobe.

Bedroom 3: single room with bedside table and lamp, chest of drawers.

Bathroom: bath with fixed shower over, hand basin, heated towel rail and WC.

Outside

There is plenty of parking in the shingle drive at the front of the cottage.

There is a side gate which leads round to the attractive fully enclosed rear garden which is part walled and part willow fence. It has been landscaped with paved, shingled and lawn areas.

Floorplan

Wighton is an attractive rural village with many of the houses still owned by the Holkham estate. The local pub, The Carpenter's Arms, has undergone extensive refurbishment and has a great reputation for its food and ales. There is an art gallery in the village and it's home to the renowned Mrs Temple's Cheese Rooms which produce some delicious farmhouse cheeses which are hand made from the milk of their own cows. There's a range of flavours and textures including soft veined Binham Blue, crumbly Walsingham, Melton Mozarella, creamy Wighton and the flavoured Gouda type Warhans.
The village is now well known for it's spectacular Scarecrow Festival which is held each year over the May Bank Holiday - and for its live scarecrows that are pleased to greet everyone over that period!

The bustling seaside town of Wells-next-the-Sea is only 2 miles away and the gorgeous sandy beach at Holkham and Victoria Hotel only 3 miles. Nearby are the picturesque villages of Binham and Stiffkey and the wonderful Wiverton fruit farm and cafe.

Excellent holiday base, good location and lovely outlook over the water meadows. Inside was a great surprise. Very roomy and with everything we could possible need. The kitchen is well equipped and very spacious. Comfortable settees in the lounge and TV reception also good. Comfy beds and loads of space for hanging clothes in the 2 main bedrooms. Heating also very good. Will definitely consider a return in the future.

We had a very comfortable and enjoyable stay in 1 Waterhall Cottages. The cottage was very clean and roomy, the beds were very comfortable and we had all the facilities that we needed. The cottage was very well located for short car journeys to our favourite local places.

Beautiful cottage. Well equipped in a lovely peaceful setting. It was really relaxing. The cottage is well placed to be near attractions on the North Norfolk coast but is in a nice rural setting. Very relaxing.

1 Waterhall Cottages was better than expected. Very homely and beautifully-furnished. It was spacious and attractive with very good kitchen facilities. An excellent cottage, with every bit as much charm as the older properties available through Sowerbys. The location is perfect for all the obvious holiday activities, and we would be pleased to return.

It was super comfortable and had great views from the front and back of the house.
You don't get a sense of these views from the photos on line.
We had a wonderful time at 1 Waterhall Cottages - there were great views and lots of light from the front and back of the house,
Because of the amount of space and the additional study, there was lots of room for us to spread out - our children were revising for exams at the time.
The kitchen and dining area were particularly comfortable and the under-heated floor in the kitchen were a surprise and very much appreciated on the cold days that that we were in Norfolk.
The en-suite bathroom to the master bedroom was particularly spacious.
There were great walks from the house - to the Iron Age fort at Warham Camp for instance - and we enjoyed going to the local Carpenters' Arms.
We had a very enjoyable time as a family of five.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
