Letting your property with Sowerbys Holiday Cottages
Established in 2002, we are North Norfolk’s leading local holiday cottage agency and provide a professional local holiday lettings service for second home owners.
We market, manage and let self-catering accommodation in the North West Norfolk coastal area from our offices in a prime location on the village green in Burnham Market. With our experience in holiday letting and our extensive knowledge of all our cottages and the local area, we offer a personal service to find tailor-made accommodation for holidaymakers coming to Norfolk.
We offer a flexible arrangement where you can use your own property as much or as little as you choose. With our network of local contacts we can arrange cleaning, gardening and any other required maintenance on your behalf.
Please contact us for details of our letting commission which includes all marketing expenses, booking administration, liaison with cleaners & other relevant tradesmen and management of guest arrivals and departures. We do not give your contact details to guests and all communication regarding the holiday let is made through us.
Our commitment:
- Initially meet at your holiday home and discuss & advise on all aspects of letting.
- To market your property (once contracts signed) which includes inclusion on our web site, in colour brochure and advertisements in appropriate publications.
- To photograph and prepare full-page colour details for the property.
- To recommend rental prices for short breaks and weekly lets throughout the year.
- To leave a “Welcome Pack” in the cottage (for an additional charge) – this is optional.
- To check availability with you prior to accepting a booking (if required)
- To send confirmation of bookings taken and to copy these to your cleaner (if required).
- To arrange for tenants to gain access to the property at the start of the rental period.
- To re-possess keys at the end of the rental period.
- To hold a £100.00 security deposit from tenants for any potential breakages.
- To provide a 24 hr emergency contact number for any tenant problems or queries.
- In the event of any problems in the property during a tenant’s holiday, to arrange for the relevant tradesman e.g. plumber, electrician to repair the fault.
- To send rental income, as we receive it from tenants, to homeowners (prior to the rental).
Your commitment:
- To prepare and maintain the interior and exterior of the property to an agreed standard.
- To pay for weekly cleaning and change of bed linen (as required).
- To prepare a list of ‘house rules’ and guidance for appliance usage.
- To arrange for electrical gadgets to be checked and certified by an electrician.
- To ensure that all furniture & furnishings comply with Fire & Safety Regulations.
- To fully insure the property for holiday letting.
- To ensure that we are informed of any dates the property is not available for letting.
- To make available three sets of keys to Sowerbys Holiday Cottages.
